You are close to the Sunset Boulevard shops, close to the Ivins City Center, and close to the trails, all without the longer drive that the far-west neighborhoods carry.

It feels different from the larger-lot subdivisions in Ivins. There is less yard to manage and more time left over, which is the trade the villas were built to make. The Southwest styling and the modest lots give the neighborhood a clean, settled look, and the central spot means errands rarely turn into an expedition. That convenience is the draw worth naming up front.

What stays with people here is the balance. You get the desert quiet and the Red Mountain backdrop that make Ivins what it is, but you keep the grocery store, the gas, and the trailhead all inside a few minutes. Grocery, fuel, the Ivins City Center, and the Sunset Boulevard shops all sit inside a quick drive. The central location is the practical advantage, and Sage Villas lands right in the middle of it.

The lots are modest by design, so there is less yard to keep up than the larger-acreage subdivisions in Ivins. It is the kind of setup that locks and leaves easily for a weekend away.

Red Mountain backdrop

Trails a few minutes north

The Snow Canyon State Park entrance is roughly six minutes up the parkway, with the Santa Clara River Reserve a short drive southwest, so the recreation never feels far from the door.

You will find mostly single-level plans with some smaller two-story homes mixed in, with stucco exteriors, tile accents, and covered patios that read clean and desert-appropriate. The common thread is the product: these are villa homes on compact lots, not custom houses on acreage, and the design is meant to carry less yard.

The lots are the story here. They run smaller and lower-maintenance than the production bench and far smaller than the foothill subdivisions, which is exactly the point. That tighter footprint is what frees up the weekends, and on the flat central ground a single-level plan tends to mean true one-level living rather than a home sitting over a basement. Where a clean Red Mountain outlook lines up, that view premium is real, so an open-outlook lot is a different property than an interior one even at the same square footage.

On price, villa-style homes here have generally run from the mid $400,000s into the low $600,000s, with square footage, finish level, single-level versus two-story layout, and lot position moving the number. Because so few homes sell in a compact community in a year, a single high or low sale can drag an average off true, so I read the most recent comparable sales and the active competition rather than a blended figure. Confirm everything against the live listings before you lean on a number.

One practical note: because the lots are tighter, garage and indoor storage matter more here than they do on acreage. A two-car garage with a real storage plan is worth its square footage, and homes that have been updated with newer flooring, kitchens, or baths tend to move faster in this price band.

Trails & outdoors


Three kinds of desert a short drive north.

One of the perks of the central location is that the recreation stays close without you living on the wilderness boundary. From Sage Villas you can be on slickrock, on river-corridor singletrack, or inside a state park inside fifteen minutes, with Red Mountain rising above town to the northwest. Here is the honest tiering, from a quick run north to a short drive.

Snow Canyon State Park (all levels)

About six minutes up the parkway, the park packs slickrock, the lava-tube caves, the Petrified Dunes, and Jenny's Canyon into a compact loop you can do in an evening or a full day.

Santa Clara River Reserve (easy to moderate)

About nine minutes southwest, the reserve's network includes the Anasazi Valley petroglyph trail and Cove Wash, mellow desert miles that suit a morning walk or an after-work ride.

Red Mountain (hard)

The wall above town to the northwest is the Red Mountain plateau. Routes up to the rim and the overlook above Snow Canyon are a real climb, with a long valley view as the payoff.

Gunlock and Baker reservoirs (~25 min)

Up Old Highway 91 past the reserve, Gunlock State Park adds open water for boating and fishing, with its waterfalls running in the years the spring snowmelt is big.

Farther afield, Zion National Park is about an hour east on the freeway, and the high country of Pine Valley and the Dixie National Forest is a seasonal drive north when the valley heat sets in. The wider outdoor picture for the area lives in the Ivins guide.

This is the practical answer to "how far is everything from here." The honest version: the central spot keeps both errands and recreation close, with the grocery run toward Santa Clara and the bigger stores toward St. George. Times are measured from the Sage Villas streets in central Ivins; from a few of the streets, add a minute.

Sage Villas is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South, then Lava Ridge Intermediate (grades 6-7) and Snow Canyon Middle (grades 8-9) in Santa Clara, and Snow Canyon High (grades 10-12). It is the same feeder chain that serves most of Ivins.

What the compact lots mean for a buyer.

The compact lot is the one thing about Sage Villas that is not true of the larger-acreage subdivisions in Ivins, so it deserves its own look. These are villa lots, smaller and lower-maintenance by design, with single-level-leaning floor plans set on the flatter central ground. That is a property trait, not a lifestyle promise: the lot carries less yard, and the home is built to make that the feature rather than a compromise.

As a setup, it is hard to beat for a short routine. Less ground to keep up means more time back, the central location keeps the errands quick, and the modest footprint is easy to maintain and easy to leave for a weekend. As a buying consideration, it just rewards a careful read of the specific home. The thing a villa-style buyer checks is the relationship between the lot size and the home size, whether the floor plan is genuinely single-level, and, where it applies, whether a home is attached or detached, since that varies plan to plan.

  • Whether single-level living is actually available in the floor plan, because the smaller two-story homes do exist in the mix.
  • Whether the home is attached or detached, since that varies by plan and changes how the home sits on its lot.
  • The garage and indoor storage, because on a tighter lot the storage plan carries more weight than it would on acreage.

  • Single-level is common, not guaranteed. Most homes here are one level, but the smaller two-story plans exist. If no-stairs living is the point, confirm the layout, do not assume it from the neighborhood.

  • The compact lot is the feature. The smaller footprint is what frees up the weekend, so weigh the usable yard and the storage against what you actually want from the property, not against acreage you were not going to buy.

  • Thin inventory cuts both ways. Few homes list in a compact community, so a strong one moves fast and a stale comp misleads. I price off the most recent sales and the live competition, not an old average.
