Sentierre sits at the far southeast corner of Ivins, at the mouth of Padre Canyon where the valley floor runs straight into red rock. This is the newest ground in town: the streets are freshly cut, the villas are still going up, and a wellness resort is building out on the same parcel. The setting is not landscaped in, it is the canyon itself, with the Red Cliffs Desert Reserve rising along the back edge and Tuacahn's amphitheater a few hundred yards down the road.

It reads differently from the older bench neighborhoods farther west in Ivins. There is more space between homes, the architecture leans contemporary and deliberate, and the canyon walls do the work a mature tree canopy would do somewhere else. The trade is honest and worth naming: this is the quiet edge of town, so groceries and daily errands are a drive west toward Santa Clara, not a walk. I lay that out in the errands section so there are no surprises.

What sells people on the canyon mouth is the evening. As the sun drops, the Padre Canyon rim holds the last of the warm light, the crowd noise from a Tuacahn show drifts across just enough to know it is there, and the night sky sharpens the moment the resort and city glow fall away. If your daily pattern can absorb a few extra minutes to town, this is about as much scenery and quiet as Ivins offers.

Six things make Sentierre its own place, and each one is specific: Tuacahn as a next-door neighbor, canyon-view villa lots planned around the geology, brand-new resort-associated construction, the Red Cliffs reserve at the back edge, dark night skies at the canyon mouth, and a still-building pool where the right villa is worth moving on.

Tuacahn next door

The Tuacahn Center for the Arts stages Broadway-scale musicals in a red rock amphitheater at the same canyon mouth. On show nights the sound carries just enough across Padre Canyon to know a performance is on.

The lots were platted around the canyon geology, so many villas face directly into the Padre Canyon rock, with an outlook that shifts through the day as the light moves across the red walls.

Brand-new construction

These are new villas still going up in phases, which means current floor plans, current energy codes, and finishes chosen for today rather than the early-2000s standards common in older Ivins subdivisions.

Red Cliffs reserve, at the door

The community backs onto the Red Cliffs Desert Reserve, with the resort plan tying new paths into the surrounding reserve and state-park trail network up the canyon.

Tucked against the reserve at the edge of town, the star field over Padre Canyon holds up once the city glow falls away, with the canyon walls framing the horizon.

Few villas trade here in a given year, and the lot, the phase, and the view set the price more than the floor plan does, so the right comparables matter more than any average.

Sentierre sits at the top of the Ivins market. The homes are custom villas, designed by Allen and Philp Architects with interiors by Kate Norris Design, and they read contemporary desert rather than the traditional Southwest you see on the older bench. Private pools and spas, covered outdoor living, and high-end finish packages are the norm here, and the lots run larger than what you find in central Ivins. The common thread is the canyon: most homesites are positioned to hold the Padre Canyon and Red Cliffs outlook.

The phase is the story here. Because Sentierre is still building out, a given street can hold completed villas, homes mid-construction, and remaining lots all at once, so what you are buying, a finished resale, a build-in-progress, or dirt, changes the calculus. Verified sales inside the community have included plans in the roughly 3,000 to 4,000-square-foot range, both single-level and multi-story, and the strongest canyon-view positions carry a real premium over an interior lot at the same square footage.

On price, these resort-associated villas have generally run well over a million dollars, with the larger plans and best view corridors higher still. Because so few homes sell here in a year and the pool is still forming, a single sale can drag an average off true, so I read the most recent comparable sales and the active competition rather than a blended number. Confirm everything against the live listings before you lean on a figure.

In Sentierre you are paying for three things: the canyon view, the lot and phase position, and the build quality. Two of the three is fine. All three is exceptional, and priced accordingly.

Trails & outdoors


Red rock and reserve at the door.

The reason to live at the canyon mouth is the access. From Sentierre you can be on reserve singletrack at the back edge, inside a state park in ten minutes, or on river-corridor trails a short drive west, all with the Padre Canyon rock rising right off the neighborhood. Here is the honest tiering, from off-the-back-fence to a short drive.

Red Cliffs Desert Reserve (moderate to hard)

The reserve rises straight off the back of the community. Routes up the Padre Canyon rock and along the reserve boundary are a real climb, with a long canyon and valley view as the payoff.

Santa Clara River Reserve (easy to moderate)

About ten minutes west, the reserve's network includes the Anasazi Valley petroglyph trail and Cove Wash, mellow desert miles that suit a morning walk or an after-work ride.

Snow Canyon State Park (all levels)

Ten minutes north up Snow Canyon Drive, the park packs slickrock, the lava-tube caves, the Petrified Dunes, and Jenny's Canyon into a compact loop you can do in an evening or a full day.

Gunlock and Baker reservoirs (~30 min)

Up Old Highway 91 past the Santa Clara reserve, Gunlock State Park adds open water for boating and fishing, with its waterfalls running in the years the spring snowmelt is big.

Errands & drive times


The canyon-mouth tradeoff, in minutes.

This is the practical answer to "how far is everything from out here." The honest version: recreation is close, daily errands are a drive west toward Santa Clara and St. George. Times are measured from the Sentierre streets in the Padre Canyon area beside Tuacahn; from the upper lots, add a couple of minutes.

Schools, by the facts.

Sentierre Padre Canyon is part of the Washington County School District. The neighborhood is generally served by Red Mountain Elementary (grades K-5), which sits inside Ivins at 263 East 200 South, then Lava Ridge Intermediate (grades 6-7) and Snow Canyon Middle (grades 8-9) in Santa Clara, and Snow Canyon High (grades 10-12). It is the same feeder chain that serves most of Ivins.

A new development


Buying into a resort community still being built.

The reason this section exists is the one thing about Sentierre that is not true of an established Ivins neighborhood: it is being built as you read this. Sentierre is a health and wellness resort under development on a 43-acre parcel at the mouth of Padre Canyon, ground that once belonged to Tuacahn and sits against the Red Cliffs Desert Reserve. The plan pairs a hotel of roughly 105 rooms with about 42 to 45 privately owned villa homes, along with a spa, restaurants, and paths meant to tie into the surrounding reserve and canyon trail network. The villas along Sanctuary Place are the for-sale homes inside that development.

As a setting, it is hard to match: a designed resort community wrapped in red rock, next to a working amphitheater, with the reserve as the back fence. As a buying consideration, a still-building development just deserves a real look. What phase a villa sits in, whether you are buying finished, mid-build, or dirt, and how durable the canyon view corridor is once the remaining lots fill in all change the value of a specific address. None of that is a problem on the right villa, it is simply something I want to understand before I call any one a clean buy.

So in Sentierre I treat the development timeline and the lot position as part of the diligence, not just the villa that sits on the lot today.

What I check before I call an early-phase villa a clean buy

  • Which phase the villa sits in, and what is planned for the lots and resort structures still to come around it.
  • Whether you are buying a finished resale, a build in progress, or a lot, since each carries a different timeline and a different set of unknowns.
  • How durable the canyon view corridor is once the remaining lots and resort buildings fill in, not just the view from the model today.
  • The development completion timeline, and what living next to active construction looks like in the meantime.

Sentierre rewards a buyer who reads the development before the listing: the phase, the view corridor, the villa itself, and the drive to town. These are the four things I would walk a friend through before they get attached to any one address at the canyon mouth.

  • The lot and phase set the price. Two villas the same size are not the same home if one holds an open Padre Canyon outlook and the other looks at the next roofline. Read the lot and its phase first.

  • New-build and resale are different buys. A finished resale, a build in progress, and a bare lot each carry a different timeline. Confirm which one you are actually buying before you compare prices.

  • Budget the drive, not just the villa. The recreation is at the door but the grocery run is west toward Santa Clara. Drive the errand loop at your real times before you commit to the canyon mouth.

  • Thin inventory cuts both ways. Few villas list here, so a strong one moves fast and a stale comp misleads. I price off the most recent sales and the live competition, not an old average.
