Buying here
Know where the third bay actually sits.
In Logan, look to the newer west side or big lots near the bench and valley edge. The older grid in town rarely has a third bay. Tell me what it is for, and my Logan partner agent can check if the bays are side by side.

What a 3-car garage really buys in Logan
A third garage bay is not standard across all of Logan, and where it shows up tells you the era of the home. The historic core around Center Street, Ellis, and Adams was built in the Victorian-to-1920s and postwar decades, when a one- or two-car garage was the whole plan, so genuine three-car stock there is the exception. The volume sits in the newer Bridger subdivisions on the west and southwest valley floor and on the larger bench and estate lots, where plats had the room and the builders drew the wider garage in.
Here is what makes the third bay earn its keep in a town at the mouth of Logan Canyon. This is recreation country. Logan Canyon climbs about 41 miles up to Bear Lake, Beaver Mountain ski area is 35 to 45 minutes up-canyon, and the short trails like Wind Caves and Crimson are minutes from town. That means skis and boots in winter, mountain bikes in summer, and for a lot of Cache Valley buyers a boat for Bear Lake. The third bay is where that gear lives, plus a workbench, a second fridge, or a truck that does not want to sit out under 61 inches of average snow.
Read the listing carefully, because three-car garages are not all the same. A tandem third bay runs deep behind one of the front stalls and is great for a boat or a long workbench but awkward for a third daily car. A true side-by-side three-car needs the wider driveway and the wider lot, which is exactly why it favors the newer west-side plats and the estate lots. If real RV or boat room beside the house matters as much as the bay count, the RV parking page is the next stop, and a two-story plan is where a lot of the newer three-car homes are drawn.
Whole-home prices cover the full Logan range; the three-car stock leans toward the newer and larger end, so expect it to sit in the upper price ranges more often than the low end. Earlier in the process than show me listings? Start with the Logan guide for the whole picture, and when a home below looks right, that is the moment to reach out.
What counts as a 3-car garage here
-
True side-by-side three-car: three stalls across the front, the widest driveway, and the wider lot to hold it. This is the newer west-side and estate-lot build, and it parks three vehicles plus the gear.
-
Tandem third bay: a deep stall running behind one of the front two. It swallows a boat, a trailer, or a long workbench, but it is a poor fit for a third daily car you move every morning.
-
The gear bay: for many Cache Valley homes the third stall is less about cars and more about canyon and Bear Lake recreation: skis, bikes, a boat, plus a bench and a second fridge.
-
Read the listing, not the photo: the garage count and the floor plan tell the truth. A wide door can hide a tandem layout, so confirm whether the third bay is side-by-side or runs deep.
The local map
Where the 3-car garages actually are
Three-car garages turn up across Logan, but they cluster by era and lot size: the newer west and southwest subdivisions, the larger bench lots, and the valley-edge parcels with room to spread. Here is where to look.
The newer Bridger subdivisions (west / southwest)
Bridger covers the west and northwest valley floor and holds most of Logan's postwar and newer subdivision stock on flat lots. The newest plats pushing toward the airport and valley floor are where side-by-side three-car garages are drawn into the plan from the start.
The Hillcrest east bench
The bench above downtown mixes mid-century and older character homes with larger updated houses and bench-view customs. Lots here can carry a three-car on the higher and estate parcels, and you gain the canyon and valley views with it.
The Island and canyon-mouth blocks
The lowland pocket between First Dam and the two branches of the Logan River sits right at the canyon mouth. Larger updated and custom homes here are the kind that pair a three-car bay with quick canyon access for the boat and the bikes.
The valley-edge and estate lots
Toward the city line and the larger parcels, the lots have the width for a true side-by-side three-car plus a driveway that can stage a trailer. These trade in-town walkability for room to store and work.
Wilson and the Providence-bench edge
Southeast Logan grades down from the bench toward Main and the Providence city line. Newer and updated homes along this edge can carry the wider garage, and buyers here often compare the same streets just over the line.
New construction across the valley
Logan's core has little open land left, so brand-new three-car plans often mean a west-side Logan plat or a neighbor address in Nibley, North Logan, Hyde Park, or Smithfield. On a new build you can sometimes spec the third bay before the slab is poured.
Before you tour: what to actually check
Side-by-side vs. tandem: confirm whether the third stall sits beside the other two or runs deep behind one. A tandem is great for a boat and bad for a third daily car. The listing photo will not always tell you.
Door height and depth: if a boat, a tall truck, or a trailer is the point, measure the door height and the bay depth in person. Canyon and Bear Lake toys do not all fit a standard 7-foot door.
Driveway and turning room: a true three-car needs a wide driveway and room to back out, especially on the older in-town lots and the bench. Check that the approach actually works for three vehicles.
Era and systems: an older home retrofitted to three bays is worth a hard look at the roof, furnace, electrical panel, and whether the garage addition was permitted or just built. Ask for the records.
Power and heat in the bay: for a workshop or an EV, check the panel capacity and any 240-volt circuit, and whether the garage is insulated or heated for the Cache Valley winter.
Lot, snow, and the city utility bill: Logan bills electric, water, sewer, stormwater, and garbage on one city utility account, and the gas is separate. Confirm the lot drains and clears, and budget the snow load on a wide garage roof.

Quick answers
Three-car shopping, answered
The newer west and southwest subdivisions in the Bridger area carry most of the true side-by-side three-car stock, because those plats had the lot width to draw it in. The larger bench lots in Hillcrest and the valley-edge estate parcels are the other place to look. Logan's historic core around Center Street and Ellis was built with one- and two-car garages, so a genuine three-car there is the exception. The live listings above are the honest count on any given week.
For a lot of Cache Valley buyers, yes. Logan sits at the mouth of Logan Canyon with Bear Lake about 41 miles up and Beaver Mountain ski area 35 to 45 minutes away, so the third bay is where the skis, the mountain bikes, and often a boat live, plus a workbench or a second fridge. It also keeps a truck out of the average 61-plus inches of winter snow. Tell me how you would use it and the local agent I work with can filter for the right layout.
A true side-by-side three-car parks three vehicles across the front and needs the wider driveway and lot, which is why it favors the newer west-side plats and the estate lots. A tandem third bay runs deep behind one of the front stalls; it is excellent for a boat, a trailer, or a long workbench, but awkward for a third car you move every day. Check the floor plan, not just the door width, and I am happy to read it with you.
They tend to, because the three-car stock leans toward the newer and larger homes and the bigger lots rather than the low end. Logan home values run well below the Wasatch Front's, with a typical value of about $383,600 (U.S. Census ACS 2020-2024), but the three-car subset sits higher in the range more often than not. The live listings above are the real answer on price in any given week.
Often, yes, especially on the older bench lots and the larger valley-edge parcels where no neighborhood rules govern the street. Those are the same lots that tend to have room for a wider garage and a place to stage a trailer. If avoiding neighborhood rules matters to you, start with the no-HOA homes page and pair it with the three-car filter.
Tell me the budget, the part of town, and whether you want a side-by-side three-car or a tandem deep enough for a boat, and I will connect you with a Cache Valley partner agent and flag matching listings as they go live. Pair that with a pre-approval and you can tour the good ones before the weekend crowd does.
