Part 1 of 3

Where Under $500K sits

The local read, the median line and the pricing tiers

The local read

Under $500K is where Nibley starts

In shortThe U.S. Census puts the typical Nibley home value near $461,100, and that figure falls inside this page. It is the lowest Nibley price page, and it holds three kinds of home, from townhome-style homes to newer detached houses. The MLS feeds this list live, newest homes first.

Start with the number. The typical Nibley home value is about $461,100 (U.S. Census ACS 2020-2024), and that figure falls inside this page. This is also the lowest Nibley price page. About three in four Nibley homes were built in 2000 or later, so a newer detached home is the realistic expectation here.

Most current building is on the 1200 West side, where Nibley Meadows, Hawk Hollow and Heritage Crossing carry the newer plans. Townhome-style homes, about 9% of Nibley homes and most of them built in the last few years, are found at this price too. The older core along Main Street and 3200 South, near City Hall, adds older houses.

A newer home near the Nibley trails still draws attention in season. Staying ready with a pre-approval keeps the timing in your hands rather than the market's.

Sorting out the price ranges? The under $600K page is the next step up, and the cost of living page sets the wider budget picture. When a listing looks right, reach out to get more detail.

Stretch math

One step up

under $600K adds bigger plans, many with a third bay in the garage or a bonus room.

The lowest range

This is the lowest Nibley price page, so the choice is about the kind of home. You can pick a newer detached house, a townhome-style home, or a house in the older core.

Either way

If a townhome-style home or an older core house fits your list, stay here. If you need a third garage bay, step up a page.

What the money buys

What the money buys, stretch up, or hold here and the towns next door

What the money buys

Under $500K comes in three shapes

No Nibley price page sits lower than this one. Almost everything here is one of three kinds of home, and knowing which you want focuses the search.

Newer plans on the 1200 West side

Mid-size detached homes in Nibley Meadows, Hawk Hollow and Heritage Crossing, where most current building happens. Plans are newer, and lots run close to a third of an acre, which is the Nibley norm.

The catch: you are buying where building is still going on, so expect construction nearby. The upside: newer construction and low near-term upkeep.

Townhome-style homes

About 9% of Nibley homes are townhome style, and most were built in the last few years. The city permitted 107 attached homes in 2024 alone.

What you get: a newer home with less yard to care for. The catch: less land and shared walls.

Houses in the older core

Homes along Main Street and 3200 South, near City Hall, are the oldest part of town. Few Nibley homes date from before 1980, so even the older core is not old by most towns' standards.

The downside: updates that vary from house to house. The payoff: Anhder Park and the City Center Bike Park close by.

Which of these three kinds of home is for sale changes from week to week. The list above shows what is available today, and the Homes for Sale page shows all of Nibley.

Buying at the lowest cap

A four-step play

A four-step play

How to buy at the lowest cap

The lowest price page rewards people who are ready. Get your paperwork in order and your wish list written down before you start touring.

  1. Get pre-approved first

A pre-approval letter shows a seller you can get a loan. Get it before you fall for a house, so a good listing does not catch you unprepared.

  2. Pin your must-haves early

Name the one or two things driving the search: a single-level plan, a specific community, trail access. Then you are not choosing again at each showing.

  3. Turn on listing alerts

Builders on the 1200 West side keep adding homes. An email the day one lists means you see each new one.

  4. Learn the steps ahead of time

Learn the steps before the right home lists. The buying process guide and the guide to making an offer explain each one in plain words.

Quick answers

Under $500K in Nibley, answered

Mostly newer detached houses on the 1200 West side, in Nibley Meadows, Hawk Hollow and Heritage Crossing, along with townhome-style homes and houses in the older core. Today's homes are in the list above.

Yes, by a little. The U.S. Census puts the typical Nibley home value near $461,100, so a $500K cap sits just above it. That number is what owners say their homes are worth, so it is not a sale price.

Heritage Elementary, at 925 West 3200 South, serves the west and south of town, including City Hall. Every Nibley address goes to Maple View Middle and Ridgeline High. The district redrew some lines for 2026 to 2027, so check the district map for the exact address.

Detached homes are far more common. The Census counts about 90% of Nibley homes as single-family houses and about 9% as townhome-style homes. Most of the townhomes were built in the last few years.

Ask when the roof, furnace and water heater were last replaced, since updates vary from house to house. Also ask what the lot backs onto. Few Nibley homes date from before 1980, so the older core is not as old as in many towns.

Check what is still being built nearby. J Thomas Homes and Kartchner Homes are both building on that side in 2026, so a street can stay a work site for a while. Ask the city planner where each new plan stands.
