Under $500K lands close to the typical North Logan home
In shortCondos and townhomes by Main Street, older houses near the Logan line, and homes on the low west side. Fed live from the MLS, newest first.
Most North Logan homes at this price sit on the west side and in the middle of town, close to Main Street and the Logan line. Cache Valley Hospital is inside the city limits, and Utah State sits just south in Logan.
This price covers three kinds of home. About 14% of North Logan homes are attached townhomes, and most of the apartments and townhomes sit by Main Street and the Logan line. Older detached houses fill the original streets nearest Logan. The third kind sits on the lowest ground in town, toward the airport. The price can be the same, but the setting and the checks are different.
The Census Bureau puts the typical North Logan home close to this price, so many buyers shop here. A home in good shape can sell fast, and being ready before you tour helps. On the low west side, the city's plan says groundwater sits less than 3 feet below the surface in some spots, so ask about the basement. A pre-approval letter lets you move on your own schedule.

Nothing lower
This is the first North Logan price page, so it holds the least costly homes. Your choice here is about kind and condition: a condo or townhome by Main Street, an older detached house near Logan, or a home on the low west side.
Either way
A price page is where you begin, not a ruling. List your must-haves, and a partner agent can say whether they fit at this number or one page up.

What the money buys
Three kinds of home sell under $500K
Most homes at this price are one of three kinds. Because $500K is close to the typical North Logan home, you see all three side by side. Pick the one you want, and the search gets much shorter.
Condos and townhomes by Main Street
Attached homes near the north Main stores and the Logan line, where the town's townhomes and apartments cluster. Newer townhomes have also gone up on empty lots inside town, nearer Main and 2500 North.
The catch: a shared wall and a small yard. The upside: the lowest price to get in and the shortest drive to Logan.
Older detached houses on the original streets
Smaller detached houses on the older streets closest to Logan, with full-grown trees and settled yards. Utah State and Logan's stores are a short drive away.
The downside: an older house that may need updates. The payoff: a private yard with no shared wall.
Homes on the low west side
Homes on the lowest ground in town, about 4,450 to 4,520 feet, toward the airport. The land nearby is set aside for business and light industry, so this side feels more open than the rest of town.
The cost: shallow groundwater in some spots, so basements need a close look. What it buys: flat ground with no climb.
Some weeks the list is full of one kind of home and has none of another. The Homes for Sale page lists what is for sale right now.

What each price range buys
Each price page up buys a different kind of home, not just a larger copy of this one. Read across a row to see what you gain and give up at each price.
| Comparison point | Under $500K This page | Under $750K | Over $750K |
|---|---|---|---|
| Typical home shape | Condos and townhomes by Main Street, older detached houses near Logan, and homes on the low west side | Newer subdivision houses on the east side, built in the 2000s and 2010s, plus remodeled older homes | Custom-designed houses, acre-size lots, and view estates |
| What you usually give up | Newer builds, a third garage bay and a big yard | Big yards, a one-of-a-kind floor plan, and wide views | Time: these homes sit longer before a sale |
| What you usually gain | The lowest price of entry in town and the shortest drive to Logan | Newer construction, more rooms, and a bigger lot | Land, a custom plan, and a view that stays put |
| Where you will look | Main Street, the blocks near the Logan line, and the low ground toward the airport | East-side subdivisions, the middle streets north of 2300 North, and updated older blocks near Logan | East of about 1200 East and out toward the canyon edge |
| How the competition feels | Many buyers shop here because it sits close to the typical price | Fewer rivals, though a well-priced home still moves in season | A small pool of buyers and a long wait for the right listing |
A price page is a place to start. Which one fits comes down to your must-haves, so talk those through with me and a partner agent can tell you which column to shop.

Get pre-approved first

Strong listings near the typical price can be gone within a week or two in spring. An email the day a match lists gives you time to look at it with care.
Ask about the basement on low ground
Near the airport, the city's plan says groundwater sits less than 3 feet below the surface in some spots. Ask the seller if the basement has ever taken on water, and have the home inspected before your deadline. Test for radon too, since about half the tests in North Logan's ZIP code ran high. The buying process and the art of the offer guides cover the full checklist.
