Where Over $800K sits
The local read, a small trick and the pricing tiers
The local read
Over $800K is the top of the Panguitch market
In shortThe Census puts the typical Panguitch home value near $331,700, so over $800K is the rarest, top slice of this market. Expect large irrigated acreage where water rights carry the value, the most significant historic brick estates, and some Panguitch Lake properties (the lake is about 25 minutes from town and is its own market), fed live from the MLS and priced high to low.
Census figures put a typical Panguitch home near $331,700 (ACS 2020-2024). Listings tend to ask more than that. Over $800K is the very top of the market, a tiny, separate slice that moves on its own clock. These homes are not larger copies of the mid-priced ones. They include the largest irrigated parcels on the Sevier River bottoms and the higher ground above them, the most important historic brick estates in town, and the better-built, better-placed properties around Panguitch Lake.
The valley's most important properties are here. Large irrigated acreage, where water rights set the value, is one kind. Another is the rare Victorian-era brick estate that has been preserved and truly updated. Now and then a bigger or more custom property comes up that has no match anywhere in the valley. Panguitch Lake properties sit at 8,200 feet and bring their own homework: snow load, winter access, seasonal water systems, and second-home financing terms. Only a few are listed at a time, and almost none has a similar sale to compare it with.
This is the most patient corner of an already patient small market, and prices follow recent sales. A home here can sit for months or longer. At the very top that is the expected pace, not a red flag. Read each property on its own terms: what the land, the water rights, the old building, and the wells and outbuildings really support. No crowd of rival buyers pushes you to rush. A pre-approval or proof of funds kept ready makes you credible when a real fit is listed.
Curious what sits just under this price? The under $800K page is the high end, just above the usual range, and the under $700K page sits just under that. The Panguitch guide has the wider picture. Contact me any time to talk through the top of the market.
Stretch math
The ceiling
No price page sits above this one. Over $800K is the top of the Panguitch market, so what sets homes apart here is land, water rights, history and the Panguitch Lake setting, not a next price range.
One step down
under $800K is the high end, just above the usual range: acreage estates and important historic properties. More homes are listed there each year, which gives you a wider choice than the top slice on this page.
Either way
Use the price as a guide, not a rule. Tell me what the property has to do, and I will help you find where it lives in this market.

What the money buys

What the money buys
Over $800K comes in three shapes
Each property at the top of the Panguitch market is bought for its own reason. Land, water rights, history and the lake setting drive the price, not square footage alone.
Large irrigated acreage and Sevier River parcels
These are the biggest parcels in the valley. Check for real water rights, irrigation lines, frontage on the Sevier River or higher ground above it, and outbuildings already built. Here water rights set the price. They must be written into the contract, never assumed.
What you give up: being close to town services. What you get: land, water, and a way of using it that the town grid cannot offer.
Architecturally significant historic brick estates
The most notable Victorian-era brick estates in the valley, preserved and truly updated. Their history and craftsmanship carry part of the value. Admirers of old buildings notice them, and visitors photograph them on Main Street.
The downside: a longer search, plus constant care for an old house. The payoff: an estate that no one can build again.
Established Panguitch Lake properties
The better-built and better-positioned properties around Panguitch Lake at 8,200 feet. Lake properties bring their own homework: snow load, winter access, seasonal water systems, and second-home financing terms.
The cost: year-round accessibility and town services. What it buys: a lake setting you cannot get in town.
Homes at the top of the Panguitch market are few and sell slowly. One week can bring a single property or none. The live listings show what is really for sale.

What each price range buys
Homes lower down the price scale are a different kind of home, not smaller copies of these. This table shows what changes as the list price reaches the top of the valley. The last column is the page you are on.
| Comparison point | Under $700K | Under $800K | Over $800K This page |
|---|---|---|---|
| Typical home shape | The best-cared-for brick houses, large acreage, and a few rare town homes | Acreage estates, Sevier River parcels, and the finest old brick properties | The largest irrigated acreage, historic brick estates, and homes by the lake |
| What you usually give up | The very largest land and the grandest buildings | A larger budget, spent on estates and historic landmarks | Patience, because the top sells at its own slow pace |
| What you usually gain | Excellent upkeep and acreage with its systems proven | Lots of land, water rights that carry real value, and notable homes | The most irrigated land, water rights, and the lake setting |
| Where these sit | Best blocks in the old core, and settled farm acreage | The river bottoms, the hillsides, and the old core | The big irrigated parcels, plus the Panguitch Lake area |
| How the competition feels | A quiet, patient corner of the market | Choosy, with a long wait for the right one | The slowest and pickiest part of the valley |
A price range cannot settle this alone. At the top, the right property comes down to land, water and the setting. Tell me what matters most and I will say which corner of the market to watch.

How to buy at the top of the market
A four-step play
A four-step play
How to move at the top of the market
The top of the Panguitch market rewards patience and a careful read above all. Few homes are for sale and each is one of a kind, so you have no close match to measure it against. The work is to watch the market and to know value when it is listed.
Show you are ready with proof of funds or a pre-approval
Sellers at this level want a buyer who is serious and ready. A current pre-approval letter or proof of funds makes you believable when a true fit shows up in a market with so few listings.
Name the one thing the property must do
It could be a lot of acreage, a certain historic estate, or a Panguitch Lake parcel. One or two features decide a purchase at this level. When you name them, a long, patient search stays focused.
Get on first-look alerts
Few properties at this level are listed in Panguitch. You will not find a big pool to scroll through as you would in a larger town. First-look alerts tell you about a rare fit the same day it is listed.
Tour with a guide who knows the local sales
Judging value is the whole task, since so few similar properties have sold here. What a Sevier River acreage parcel, an important brick estate, or a Panguitch Lake property will really bring takes local knowledge. Walk the buying process and the art of the offer if you want each step explained.
Quick answers
Over $800K in Panguitch, answered
The rarest slice: large irrigated acreage and Sevier River parcels where water rights drive value, the most important Victorian-era brick estates in the valley, and established or better-placed Panguitch Lake properties. These are rare, one-of-a-kind properties. The listings at the top of this page show what is on sale today.
Fewer homes, a longer wait and a different kind of value. A typical home is valued near $331,700 by the Census, and listings tend to ask more. Over $800K is the very top of the market, where acreage, water rights and historic importance set the price and few similar homes have sold.
Some, yes. The under $800K page is the high end, just above the usual range, with acreage estates and important historic properties. More homes are listed there each year, so you get a wider selection than the top slice on this page.
Often slowly: months, and sometimes longer. That is the usual pace at the top of a small rural town, not a warning sign. With few similar sales to compare, each property stands on its own merits. This page lists homes from the highest price down, so you can spot a rare one near the top.
It varies by property. Some ranch-style homes and ranchette properties at this price are single-story. The most important Victorian brick estates tend to have two stories, and Panguitch Lake cabins vary widely. The single-story homes page narrows the whole market to one-level homes.
A current pre-approval letter or proof of funds, and a short list of the features you care about most. At the top of the Panguitch market, water rights, historic condition and the wells, septic and outbuildings are the key items to check. A patient buyer who comes prepared handles them best.
