Newest first

The latest homes to hit the market.

New Salina homes show up here the morning they list, and the moment one goes under contract or sells, it drops off. No stale listings padding the count, and from every participating brokerage, not just one.

Listing information comes from the local MLS and is deemed reliable but not guaranteed.

Where to look

The parts of town, and what each one is.

Salina is one town-sized market, not a city of neighborhoods, but the land still sorts into a few settings that price and live differently. No standalone area pages exist yet for Salina, so here is the read, with the Salina guide as the place to go deeper on any of them.

The 1864 plat

The downtown grid

The original townsite around the Main Street and State Street crossroads, where Mom's Cafe has poured coffee since the 1920s. Pioneer-era and early-1900s homes on city water and sewer, the oldest housing stock in Salina and the most walkable to downtown.

Quieter, near the schools

North end

Home to North Sevier Middle and North Sevier High along with city park space. The quieter residential side of the grid, running out toward the valley's irrigated farm ground.

The traveler strip

South State Street, at I-70 Exit 56

Fuel, truck stops, and motels serving the last full-service exit before a long stretch of I-70 east. The working edge of town and Salina's closest thing to a commercial growth corridor, so weigh highway and coal-haul noise on any nearby parcel.

Acreage & horse property

Canyon mouth & valley edges

East Main toward the rodeo grounds and the mouth of Salina Canyon, plus the south and west edges toward Redmond, where larger-lot and horse property carries corrals near Blackhawk Arena. Wells, septic, and water rights decide value parcel by parcel out here.

Parcel specifics, like water rights, well and septic setup, and highway proximity, are not obvious from a listing photo. Tell me what you are after and I will pull the full story on any property before you drive out.

The market right now

What shopping this market is actually like.

Salina home prices read across a wide band rather than a single number, with the published sources landing anywhere from the low $200,000s to the mid $400,000s depending on what they measured and when, so in a market this thin one acreage sale can move the whole figure. What that buys sorts by where you look: pioneer-era and early-1900s homes on the original downtown grid, mid-century ramblers and manufactured homes, and three-to-ten-acre parcels with corrals out toward the valley edges, where a well, septic, and irrigation shares decide value parcel by parcel.

Salina sits where I-70 meets US-50 and US-89, the last full-service stop before a long empty stretch east, so the traveler economy of fuel, truck stops, and a Main Street cafe that has poured coffee since the 1920s is structural here rather than a sideline. Coal hauling, trucking, and the salt works at neighboring Redmond fill out the paychecks, with Richfield's wider job base twenty minutes southwest. The market keeps a seasonal rhythm, busiest spring through early fall, but the well-priced homes move first, which is why this page leads with the newest listings instead of making you dig for them.

Because the whole grid holds only fifteen to twenty active listings at a time against roughly a thousand housing units in town, one acreage sale or one outlier list price can swing a published median by tens of thousands of dollars. Read any single figure as a starting point, not a valuation, and pull the current comparables for the specific property or price band you are weighing. Inventory concentrates in two places: the in-town grid, where turnover is resale-only and a well-kept home does not sit long, and the valley edges, where acreage listings come and go in ones and twos rather than a steady flow. A home priced right for its condition and its water situation moves fast in either setting; one that is priced off the headline median or has an undocumented well or water share tends to sit.

If you are earlier in the process than "show me listings," start with the Salina guide for the full picture of the area, the relocation guide for the move itself, or the first-time buyer guide if this is your first run at it. When a listing catches your eye, that is when to call.

Quick answers

Salina listings, answered.

They come straight from the local MLS feed and update continually. New Salina listings appear the day they hit the market, sold and under-contract homes drop off, and the newest listings sort to the top. It is the same data agents work from.

Every participating brokerage's listings, through the MLS. If a home is actively listed in Salina, it should be here and on the full map search, not just the homes one office happens to represent.

Salina prices read as a wide band, not one number, with sources landing anywhere from the low $200,000s to the mid $400,000s, so in a thin market one acreage sale can swing the figure. That covers pioneer-era homes on the downtown grid, mid-century ramblers and manufactured homes, and multi-acre parcels on the valley edges where a well, septic, and irrigation shares matter. Prices move, so treat any single figure as a starting point and confirm against the live listings.

Not to browse, and not to talk with me. You will want one before writing an offer, though: sellers in Salina take pre-approved buyers seriously, and it settles your real budget before you fall for the wrong house. The getting pre-approved guide walks through how it works.

The listing data is the same MLS feed, so accuracy is not the difference. The difference is the local read on each home and how I work a Salina move: my base is Southern Utah, so I connect you with a trusted Salina-area agent for the on-the-ground work and stay on the financing side, instead of a call center selling your number as a lead.

List it with the partner agent I connect you with for the Salina area, and your home is featured across the site where buyers are already looking. The get featured page shows how that works, and the home valuation page is the natural first step.

Not yet. Salina is one town-sized market rather than a city of distinct neighborhoods, so this page's "Where to look" section covers the downtown grid, the north end near the schools, the South State Street corridor, and the canyon-mouth and valley acreage in one place. The Salina guide goes deeper on how the town lays out.

Because the sample is tiny. Salina runs only fifteen to twenty active listings at a time against roughly a thousand housing units in town, so a single acreage sale or one outlier list price can swing a published median by tens of thousands of dollars. Read any city-wide figure as a headline, not a valuation, and ask for the current comparables on the specific property or price range you care about.
