Life on the west side


A quiet street under the black ridge.

Black Ridge Cove sits on Walker Way in west St. George, right where the flat of the valley meets the dark volcanic rock of Black Hill. Look up from the street and you see the Tech Ridge mesa, the old municipal airport site that has been rebuilt into offices and Dixie Technical College. The name is literal: the black ridge is the hill above you.

It is a built-out community, so the daily rhythm is settled rather than under construction. Errands run north to the Sunset Boulevard and Dixie Drive corner, where Lin's Market and an Albertsons handle the grocery trips. Bluff Street is the spine that carries you to the I-15 interchange and across town, and the historic downtown grid is a short drive east. For a west-side location, very little is actually far.

What sets it apart from the older west-side subdivisions around it is age and pedigree. These are newer homes on a specific pair of Richmond American floor plans, built as the company's first push into St. George, so the streetscape reads as a single recent chapter rather than decades of infill. That consistency is worth understanding before you compare it to anything older nearby.

What actually anchors this corner.

Four things fix Black Ridge Cove in place, and each is a named, checkable landmark rather than a vibe: the black ridge it is named for, the Tech Ridge mesa above it, the grocery corner to the north, and the freeway spine a few minutes east.

Black Hill, right above the street

The dark basalt ridge that gives the community its name rises directly north of Walker Way. Pioneers quarried volcanic rock here for the St. George Temple foundation, and the Temple Quarry Trail still traces that story.

Tech Ridge on the mesa

The 180-acre former airport mesa above the neighborhood is now Tech Ridge, home to Dixie Technical College at 610 S Tech Ridge Drive and a growing office campus, all a short climb from the door.

Groceries at Sunset and Dixie

Lin's Market at 1930 W Sunset Blvd and an Albertsons at 745 N Dixie Drive sit at the neighborhood's grocery corner, a few minutes north, so the weekly shop never means crossing town.

Bluff Street to I-15, ~7 min

Bluff Street runs the west side north to south and connects to Interstate 15 at Exit 6, the nearest on-ramp, putting the freeway and the St. George business loop within a short drive.

Two plans, one recent build-out.

Black Ridge Cove is a single-family community that Richmond American Homes built on a tight pair of floor plans, the Wilshire and the Willowbrook. Both were designed for this desert setting, with a rooftop terrace and a rear patio meant to take in the open air and the Pine Valley Mountain backdrop. Because the whole community came out of one recent build cycle, the homes read as a consistent set rather than a patchwork of eras.

The community is now sold out, so everything here is resale. That is the single most useful thing to understand about pricing: there is no builder price sheet to anchor to anymore, and value comes from what recent Black Ridge Cove and comparable west-side homes have actually closed at. In a small, consistent community, the right two or three comparables matter far more than any neighborhood average you will find online.

I read it as its own micro-market rather than lumping it in with the older subdivisions nearby. For buyers, that means judging the specific plan, lot position on the slope, and view toward Black Hill or the mountains. For sellers, it means pricing off the closest true comps and being honest that supply here is thin, which cuts both ways.

In a sold-out community, price does not come from a brochure. It comes from the last few real closings.

Trails & outdoors


The ridge is the trailhead.

Living at the foot of Black Hill means the outdoors starts on the rock right above the street. Here is the honest tiering, from the trail on the ridge to the reserve up the road.

Temple Quarry Trail (easy)

A flat, roughly mile-and-a-quarter path along the west side of Black Hill from the old airport, reached off Donlee Drive up on the mesa. It follows the route where pioneers quarried basalt for the temple. Easy enough for a family walk or a beginner ride.

The Tech Ridge stairs (harder)

A stair route now links the Temple Quarry Trail to the top of Tech Ridge, trading the easy stroll for a real climb and a rim view over St. George. One trail system, two very different efforts.

Chuckwalla Trailhead, ~10 min

Up Bluff Street toward SR-18, the Chuckwalla trailhead opens into the Red Cliffs Desert Reserve, a favorite for slickrock hiking and mountain biking on the north edge of town.

Southgate Golf Course, ~6 min

The city-run Southgate course sits just south along the Santa Clara River, one of St. George's easiest municipal rounds to reach from the west side.

Schools, by the facts.

Black Ridge Cove is in the Washington County School District. This part of the west side sits in the Dixie feeder cone, generally served by Sunset Elementary (grades K-5) on Westridge Drive, then Tonaquint Intermediate (grades 6-7), Dixie Middle School (grades 8-9), and Dixie High School (grades 10-12).

Boundaries in this fast-growing corner can shift, and the district assigns by exact address rather than by community, so confirm the current assignment for any specific home directly with Washington County School District before you rely on it. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University and Dixie Technical College are both a short drive away.

The builder's first St. George community


Why this one has its own story.

Black Ridge Cove is not just another west-side subdivision. It was the debut of Richmond American Homes in the St. George market, a national builder planting its first Southern Utah flag on this specific hillside. The company opened it for sale in 2022 and later brought a new model online here, which is why the community reads as one deliberate, recent chapter instead of piecemeal infill.

That origin story matters for a buyer or seller in two practical ways. First, the homes share DNA: the same Wilshire and Willowbrook plans, the same rooftop-terrace signature, the same build window. That consistency makes comparables cleaner than in a mixed-age neighborhood, but it also means the whole community moves together with the resale market. Second, because it sold out, the builder is gone, and there is no on-site sales office quietly setting a floor under prices. What is left is a small, tidy set of resale homes.

So I treat Black Ridge Cove as a defined micro-market with a clear beginning and a small footprint. That is the honest edge here, and it is genuinely true of this community in a way it is not of the older subdivisions around it.

  • Which plan it is, Wilshire or Willowbrook, and how that plan has been trading against the other in recent closings.
  • Lot position on the slope and what the rooftop terrace and rear patio actually look out on, toward Black Hill or the mountains.
  • How thin the resale supply is at that moment, since a single listing can define the whole community's asking picture.
  • The exact WCSD attendance assignment for the address, confirmed with the district rather than assumed from the cone.

Black Ridge Cove rewards a buyer who reads the specifics: the plan, the slope, the view, and the way the small resale pool behaves. These are the four things I would walk a friend through before they get attached to any one home here.

  • Price off closings, not a brochure. The builder is gone and the community is sold out, so old marketing numbers mean nothing. The last few real Black Ridge Cove sales are the honest anchor.

  • Know which plan you are buying. Wilshire and Willowbrook are not interchangeable. Pin down the plan and its layout before you compare one listing to another.

  • The rooftop terrace is the differentiator. It is the plan's signature and the view off it varies by lot, so stand on it before you decide what the home is worth to you.

  • Confirm the school assignment by address. The Dixie cone is the general pattern, but Washington County assigns by parcel, so verify it with the district for the specific home.
