A St. George community
Living in Boulder Springs Villas.
A low-maintenance villa community on 1450 South in east St. George, tucked just off River Road at the busiest, most useful corner of this side of town. The grocery, the hospital, the freeway on-ramp, and a paved river trail all sit a short drive from the community, which is the whole point of buying a villa here instead of a yard to mow.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of where the community sits, what it costs, and what I would verify before you buy or sell an attached home where the product type and the community's finances matter as much as the address.

Homes for sale in Boulder Springs Villas.
Fed straight from the MLS and limited to homes inside the community: new Boulder Springs Villas listings appear here the day they list, and sold homes drop off. Because this is a small attached community, read each listing on its own terms rather than off a neighborhood average.

Life in the Villas
A lock-and-leave home at the busy corner.
Boulder Springs Villas sits on 1450 South in east St. George, the road most people know as George Washington Boulevard, a short hop east of River Road. The units carry the shared address of 1620 East 1450 South with individual unit numbers, which tells you what this place is before you ever tour it: an attached villa community rather than a street of separate lots. You trade the yard and the exterior upkeep for time back, and you buy the interior and the airspace as your own.
The location is the argument here. This particular stretch of the River Road corridor is where a lot of daily St. George life happens. The River Crossing shopping center, anchored by Sprouts, is essentially next door. St. George Regional Hospital sits just up River Road. The freeway on-ramp at I-15 Exit 8 is a few minutes away, and the paved Virgin River Trail crosses River Road a short distance south. For a low-maintenance home, having all of that inside a five-minute radius is the real draw.
I read this as a location-first purchase. The community is small and the public data trail is thin, so I spend less time on neighborhood folklore and more on the two things that actually move the needle on an attached home: the recorded product type and the community's finances. Get those right and the corridor position does the rest.
Neighborhood highlights
The River Road corner, in minutes.
The value of this address is the cluster of useful places right beside it. Here are the specific ones, each a named destination on the River Road corridor rather than a vague promise of convenience.
Sprouts at River Crossing, ~2 min
The River Crossing center at 1450 South and River Road is anchored by Sprouts Farmers Market, with Starbucks, restaurants, and services alongside it. It is close enough to be your default grocery run.
St. George Regional Hospital, ~4 min
Intermountain's St. George Regional Hospital sits at 1380 East Medical Center Drive, just east of River Road. A full emergency room this close is a genuine feature of the corridor.
I-15 Exit 8, ~6 min
The nearest freeway access is I-15 Exit 8, reached down River Road to Foremaster Drive. It is the fast line north toward Washington and Cedar City or south toward the Arizona line.
Virgin River Trail bridge, ~4 min
The paved Virgin River Trail crosses River Road on its own dedicated bridge a short way south. From there the path runs miles in each direction along the river.
One corridor, one road
1450 South is the same route as George Washington Boulevard, running from River Road east to the Southern Parkway. That single road carries most of what you drive to on this side of town.
Villa neighbors close by
Riverside Cliffs, St James Place, Eagle's Landing, and South Field Estates all sit within roughly a mile, so the corridor holds several attached and patio communities to compare against.
The villas themselves
An attached home is different math.
Boulder Springs Villas is an attached villa community, which is the single most important thing to understand before you compare it to a detached house. The homes are grouped under one shared street address with unit numbers rather than sitting on individual lots, and recent listings have run from three to four bedrooms and two to three bathrooms. Whether the recorded product is a condominium, a townhome, or a twin home changes your financing, your insurance, and your ownership, so I confirm that on the plat and the MLS instead of assuming it from the word "villas."
On price, recent listings inside the community have spanned a wide band, from the low $400,000s up toward $700,000, which is a starting frame rather than a quote. In a small attached community that spread usually reflects size and finish, and one or two closed sales can set the whole comp picture. That is why I go to the actual closed data rather than a single asking price.
For an attached home, the monthly assessment and the community's financial health carry as much weight as the sticker. Ask what the assessment covers, how often it has changed, and what the reserve study shows, because that figure and the community's loan approval status decide your real monthly cost and which buyers can finance the home when you sell.
In an attached community, the monthly assessment and the reserves matter as much as the price per square foot.
Trails & outdoors
A river path a few minutes south.
The honest close-in outdoor asset here is the Virgin River Trail. It is a paved multi-use path that runs for miles along the river through St. George, and it crosses River Road on its own dedicated bridge a short way south of the community, so you reach a real trail without driving across town.
Virgin River Trail at River Road
Paved and flat, open to walkers, runners, and bikes, with underpasses and bridges where it meets major streets. The River Road crossing is the closest access point to the community.
Miles in each direction
From that crossing the paved path runs north through the city and south toward Bloomington, connecting parks, underpasses, and river views for a long, uninterrupted route.
St. George's red-rock trail networks, Pioneer Park, Snow Canyon State Park, and the Red Cliffs Desert Reserve are a longer drive from this side of town, and I would rather name the trail that is genuinely close than oversell the famous ones you would drive twenty minutes to reach. The wider outdoor picture for Washington County is in the St. George guide.

Errands & drive times
Errands, measured in minutes.
This is the practical answer to how far everything sits from the community. Times are measured from 1450 South just east of River Road; the whole point of this address is how short most of these drives are.
| The errand | Where it happens | From the Villas |
|---|---|---|
| Full grocery run | Sprouts, River Crossing at 1450 S & River Rd | ~2 min |
| Healthcare and ER | St. George Regional Hospital, Medical Center Dr | ~4 min |
| Coffee and errands | Starbucks, River Crossing center | ~2 min |
| River path | Virgin River Trail bridge at River Road | ~4 min |
| Freeway on-ramp | I-15 Exit 8 via River Road and Foremaster Dr | ~6 min |
| Downtown | Historic St. George Boulevard | ~10 min |
| Flights | St. George Regional Airport (SGU) | ~15 min |
Farther out, the weekend map opens up: Zion National Park is roughly 45 minutes east, Las Vegas is about two hours south on I-15, and Salt Lake City is roughly four hours north. The full day-trip map lives in the St. George guide.
Schools & education
Schools, by the facts.
Boulder Springs Villas is part of the Washington County School District. The district runs its grades in four tiers: elementary is K-5, intermediate is 6-7, middle school is 8-9, and high school is 10-12. That structure is worth knowing, because it means a student here moves through four schools rather than the usual three.
This pocket of east St. George sits between more than one attendance area, and the district can adjust boundaries as the corridor grows. I would rather not name a specific school by guess and be wrong, so confirm the exact assignment for any address you are serious about through the district's boundary tool. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.
I cover the bigger education picture in the St. George guide.
Life at the corridor
Why this address earns its keep.
The thing that makes Boulder Springs Villas distinct from the other small villa communities on this side of town is not a view corridor or a build-era story. It is the exact spot on the map. Sitting on 1450 South right where it meets River Road puts the community at the practical hub of east St. George, next to the grocery, the hospital, the freeway line, and the river trail, all at once.
That corner is genuinely busy, and that cuts both ways. It is why the errands are so short, and it is also why I would tour a specific unit at different times of day to understand which side of the community faces the corridor and which side sits back from it. On an attached home, where you cannot pick a different lot, that orientation is one of the few things that varies unit to unit.
What I check on a specific unit here
- Which way the unit faces relative to River Road and 1450 South, and how much corridor noise reaches it.
- The recorded product type on the plat, so the financing and the insurance match what you are actually buying.
- The monthly assessment, what it covers, and the reserve study, because they set your real monthly cost.
- Whether the community lends conventionally or needs a specialty product, since that shapes your future buyer pool.
What locals know
The details I would slow down and check.
No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would walk a friend through before they get attached to any one unit on 1450 South.
-
The assessment is the real number. On an attached home the monthly assessment can move your true cost more than a swing in the price. Ask what it covers, how often it has changed, and what the reserve study says before anything else.
-
Confirm the product type on paper. "Villa" is a marketing word. The recorded plat will say whether it is a condominium, a townhome, or a twin home, and that decides how it finances and insures. Make sure you and your lender read the same document.
-
Tour the exact unit for the corridor. 1450 South and River Road are busy roads. Which side of the community a unit faces changes the light and the noise, so walk the specific one at more than one time of day.
-
Thin data, real value. Boulder Springs Villas has a small public footprint, so the work is pulling the recorded plat, the community documents, and the closed sales rather than trusting an online average. That is the part I do before you write anything.

The buyer side and the seller side.
Buying in Boulder Springs Villas
Boulder Springs Villas is in east St. George on 1450 South, which is the same road as George Washington Boulevard, just east of River Road. The units share the address 1620 East 1450 South, so the community sits a minute from the River Crossing shopping center and St. George Regional Hospital, with the River Road interchange at I-15 Exit 8 close by.
It is a low-maintenance villa community, so the homes are attached and grouped under one shared street address with unit numbers rather than sitting on separate lots. Recent listings have run from three to four bedrooms and two to three bathrooms. Because a villa is not the same as a detached house on financing and ownership, I confirm the exact recorded product type on the plat and the MLS before I read a comp.
It is in the Washington County School District, which runs elementary as grades K-5, intermediate as 6-7, middle as 8-9, and high school as 10-12. This part of east St. George sits between more than one attendance area, and the district can adjust boundaries, so I do not want to name a specific school by guess. Confirm the current assignment for any exact address through the district's boundary tool at washk12.org.
Yes. The paved Virgin River Trail runs along the river a short distance south, and it has a dedicated trail bridge where it crosses River Road, so you reach a genuine multi-use path in about four minutes without driving across town. From there the trail connects north and south through St. George for miles.
Recent listings in the community have spanned a wide band, from the low $400,000s up toward $700,000, depending on size and finish. That is a starting frame, not a quote. In a small attached community the comp pool is narrow, so I would pull the most recent closed sales inside Boulder Springs Villas from the MLS rather than lean on any single asking price.
The recorded product type on the plat, the monthly assessment and exactly what it covers, the reserve study, whether the community lends conventionally or needs a specialty product, and the current school assignment for the unit. In a small villa community those details drive your real monthly cost and your resale pool more than the sticker price does. I can pull them from the MLS and county records before you write an offer.

Selling in Boulder Springs Villas
List it with me and your home is featured across MovingUtah, on this page, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
I start with the closed sales inside Boulder Springs Villas itself, then widen to comparable villa and attached communities along the River Road corridor if the in-community set is thin. From there I adjust for square footage, floor plan, condition, garage, and finish level, and I check active competition so the list price meets the market instead of chasing it.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward. That matters more than usual in a villa community, where the loan product and the community's approval status can shape which homes you can actually buy.
