Life in The Boulders
An older enclave on the River Road side.
The Boulders is one of the more established addresses on this side of St. George. You reach it off River Road, turning at the 1450 South light and climbing toward the neighborhood that shares a hillside with the gated Stone Cliff community. It is a small enclave rather than a sprawling tract, and that is the first thing to understand about it.
The homes here are custom builds from the 1990s, which means mature landscaping, settled streets, and floor plans that vary from one home to the next instead of repeating down the block. Southeast St. George grew up around this corridor, so the day-to-day services along River Road came in early and stayed. Groceries, the hospital, and the freeway are all a short drive north, and you are on the quieter, older side of the corridor rather than in the middle of the newest construction.
What The Boulders trades on is the combination that is hard to find new: a custom home on an established lot, next to one of the area's marquee gated neighborhoods, without leaving the practical River Road corridor. It is worth a look if you want space and character over the uniformity of a brand-new subdivision, and you want the River Road corridor within a single-digit drive.

Harmons and Smith's on River Road
Harmons at 1189 East 700 South is the closest full grocery run, roughly five minutes north on River Road. A Smith's on South Mall Drive is a similar hop for a second option.
St. George Regional Hospital, ~6 min
Intermountain's St. George Regional Hospital sits on Medical Center Drive just east of River Road, about six minutes away, with urgent care and clinics scattered along the same corridor.
I-15 at Exit 8, ~7 min
The River Road corridor feeds onto Interstate 15 at Exit 8, the Veterans Memorial Highway interchange, roughly seven minutes out. Las Vegas is about two hours south and Zion about forty minutes east.
Fort Pearce Wash Trail next door
The Fort Pearce Wash Trail starts at St. James Park on St. James Lane, a couple of minutes away, and links into the Virgin River Trail system that follows the river across the south side of town.

Because they were built one at a time rather than as a single tract, the floor plans, sizes, and finishes vary widely: you will find single-story ramblers and two-story designs sharing the same streets, with square footage running from around 2,000 up into the range of much larger homes. That variety is the appeal and the reason you cannot judge value off a neighborhood average.
Since these are 1990s homes, condition and update history matter more than the year built. The nearest trail is genuinely close. Fort Pearce Wash Trail begins at St. James Park on St. James Lane, a couple of minutes from the neighborhood, and it plugs into the wider Virgin River Trail system. From there the rest of the St. George outdoor menu is a short drive.

The east end of the Webb Hill Trail meets this same trail network, adding a climb with a long look back over the valley for anyone who wants elevation over a flat stroll.
Red Cliffs Desert Reserve
On the north side of the valley, the Red Cliffs Desert Reserve opens up miles of red-rock hiking and mountain biking, a genuine day out rather than an after-dinner walk.

The Boulders is part of the Washington County School District. The neighborhood elementary is Crimson View Elementary (grades PK, K-5) at 2835 East 2000 South. Crimson View is a split-cone school in the district's feeder chart, which means it feeds both the Desert Hills cone and the Crimson Cliffs cone depending on the street.
On the Desert Hills path, the older grades run through Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). Because a split like that turns on the exact address, confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. The single detail that sets The Boulders apart from the other established pockets on this side of town is its neighbor. It shares a hillside with Stone Cliff, the gated luxury neighborhood at the top of the 1450 South climb. That proximity is the reason the whole 1450 South corridor off River Road reads the way it does: larger custom homes, mature lots, and an address people in southeast St. George recognize.
For a buyer, being beside Stone Cliff rather than inside it is often the point. You get the same corridor, the same short hop to River Road, and a custom home from an earlier era, without the price step of the gated homes next door.
