What a day here looks like
In shortIt sits right across from the city-owned St. George Golf Club, and Bloomington Hills North Park is a couple of blocks away.
Cottam Cove feels tucked away even though it is minutes from everything. It sits off River Road on Talus Way, set back from the road and next to the fairways of the St. George Golf Club. Nearly every home went up in the last few years, so the streets are wide and finished and the landscaping is young. The whole subdivision has the even, planned feel of a build that came in on a single map, not one that grew in fits over decades.
Daily life runs to River Road, the main north-south road on this side of town. The daily stops sit along it. A full Sprouts grocery store is a few minutes up, along with fuel, pharmacies, and the shops that have filled in along the road. St. George Regional Hospital sits just off River Road to the north. Keep going the same way and River Road meets St. George Boulevard right at the I-15 on-ramp, Exit 8. That makes this spot quietly convenient.
The other half of the appeal is what is right outside. The city-owned golf club is across the street. Bloomington Hills North Park, with its walking path and playground, is a short ride away. The red rock rim along the Virgin River frames the drive home. You give up the hillside drama of the higher ground to the north. In return you get a newer, level, easy neighborhood in the middle of the map.
Around the neighborhood

The city-owned 18-hole municipal course sits directly across River Road from the subdivision, an easy walk or a two-minute drive from Talus Way.
Bloomington Hills North Park
A 10-acre neighborhood park on River Road with a looped walking path, playground, picnic pavilions, disc golf, and a basketball court, roughly three minutes away.
River Road retail
Groceries at Sprouts, fuel, pharmacies, and casual dining line River Road, the everyday errand strip a few minutes north of Talus Way.
St. George Regional Hospital
Intermountain's River Road campus sits just east of River Road, roughly six minutes north. A hospital that close is a real quality-of-life plus on this side of town.
Quick I-15 access
Head north on River Road and it runs straight to St. George Boulevard and the I-15 on-ramp at Exit 8, about seven minutes away. Going south toward Las Vegas, Brigham Road takes you west to Exit 4. Getting on the freeway does not mean crossing town first.
Downtown St. George
Historic downtown, with its restaurants, Main Street shops, and events, is about ten minutes northwest. It is a straightforward drive up River Road and across to the downtown streets.

The homes and the land
Homes & lots and Parks & outdoors
Homes & lots
Newer homes, built by Wright Homes
Cottam Cove is a Wright Homes subdivision of around 94 homesites, and just over half were built in 2020 or later. That shapes almost everything about buying here: you are looking at a young, consistent neighborhood, not a patchwork of build years. The homes lean toward single-level ramblers, the most popular floor plan in St. George, with some two-story plans mixed in.
Wright offers a set of named plans here, including the Bayhill II, Belmont II, Bentley, Bryce, Cambria, Mesa, Scarlett, and Vermont. The plans run from roughly 1,900 to about 3,200 square feet, with three to five bedrooms. The standard floor plans come with a three-car garage, which is a real draw in a town where garage space is a common wish. Finishes follow current builder trends: open great rooms, larger kitchen islands, and primary suites with a separate tub and shower.
In a subdivision this new, a brand-new home and a two-year-old resale can sit on the same street at very different prices.
One thing to know as a buyer: while the builder is still finishing the last homes, resale homes here compete with fresh construction down the street. That can work in your favor on price. It also means a seller needs to look at what the builder still has for sale before setting a number. New Wright plans have listed above the St. George median, depending on plan and lot, while recent resales have landed a little below it. Check both against the live listings.
Parks & outdoors
Green space, right down the road
The closest everyday outdoor spot is Bloomington Hills North Park, a 10-acre city park on River Road about three minutes from Talus Way. It has a looped walking path, a playground and swings, picnic areas with barbecues, a disc golf course, and a half basketball court. That makes it the default after-dinner and weekend-morning stop for the neighborhood.
For something longer, St. George's paved trail network follows the Virgin River a short drive west, and the city's larger open-space parks link into it. Farther afield, Snow Canyon State Park is roughly 20 minutes northwest, and Zion National Park is about 50 minutes northeast. The full day-trip map lives on the St. George guide.

Schools & education
Schools, by the facts
Cottam Cove is served by the Washington County School District. Recent MLS listings in the subdivision have shown Crimson View Elementary, a PreK-5 school that opened in 2013. They have also shown Crimson Cliffs Middle and Crimson Cliffs High. Boundaries in this part of St. George shift as new neighborhoods fill in and new schools open. Check the current assignment for any specific address directly with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

Living by the golf club
What sets Cottam Cove apart
Its address is what sets Cottam Cove apart from the newer subdivisions farther out on the southeast side. It sits directly across River Road from the St. George Golf Club. This city-owned 18-hole municipal course has been part of the Bloomington Hills area since the mid-1970s. That is a brand-new neighborhood with a mature golf course as its across-the-street neighbor, a rare pairing in this town.
The golf club matters in three ways. It is walkable green space you do not have to maintain. It keeps a large block of land next door as open, non-residential land, which shapes the view from the west edge of the subdivision. And as a city course, it is one of the more affordable rounds in the area. It works as a neighborhood amenity, not a private-club perk. If a fairway view or golf access is on your list, this is one of the few new-construction areas in central St. George that offers it.
What locals know
Notes from the River Road side
No listing photo shows these things. This is what I would tell a friend about buying in Cottam Cove.
The build year is the headline
With the vast majority of homes built since 2020, you are buying newer roofs, newer systems, and current floor plans. That is a different kind of value than the 1980s and 1990s homes elsewhere in Bloomington Hills, and it belongs in any honest comparison.
The three-car garage is standard, not an upgrade
Wright's plans here come with three bays, which in St. George is a real difference. If you own a work vehicle, outdoor gear, or just want the storage, it is already included, not bought as an extra.
Location is the quiet advantage
Being right on River Road puts the hospital, groceries, and the freeway all a few minutes north. You skip the longer drive from the neighborhoods out on the far southeast edge. It is central, not on the edge of town.
Watch the new-versus-resale gap
While the builder still has plans listed, an existing resale competes directly with a fresh build. Buyers can use that. Sellers need to price against the homes the builder still has for sale, not just the last resale.
Buy or sell here
The buyer side and the seller side
Buying in Cottam Cove
Cottam Cove sits off River Road in the Bloomington Hills part of south-central St. George, on Talus Way. It is across the street from the city-owned St. George Golf Club and a short drive from Bloomington Hills North Park. River Road is a quick drive up to the hospital and I-15.
Cottam Cove is a Wright Homes subdivision of around 94 homesites, most of them built in 2020 or later. The homes are single-family, mostly single-level ramblers plus some two-story plans, with three to five bedrooms and a three-car garage on the standard floor plans. Sizes run roughly 1,900 to 3,200 square feet.
Wright Homes has been building the last homes in the subdivision, so you will often see brand-new homes and recent resales for sale at the same time. If you are weighing a new home against a two- or three-year-old resale, the finishes and the price per square foot differ. I can walk you through what you gain and give up on Talus Way.
New Wright Homes plans here have listed above the St. George median, depending on plan and lot, while recent resales have landed lower, a little below it. For a citywide number to compare against, my 2025 market report puts the St. George median sale price at $589,990. Prices move, so check against the live listings.

Yes, and it is common here. Most of the work is getting the order and the timing right. I cover the steps in the buy and sell at once guide. I am licensed in both real estate and lending. On any one purchase I take one role. If I am your lender, I can tell you early if a home could be hard to get a loan on.
