What a day here looks like.
Cottam Fields sits inside Little Valley, the wide bench on the southeast side of St. George that was farm and horse ground a generation ago and has filled in with homes since. Mornings here are quiet. The subdivision is small and set back from the arterials, so the early traffic you hear is a neighbor pulling out, not a commuter road. Reaching the rest of town means heading north on River Road or west toward Bloomington Hills on Brigham Road.
Midday errands point back toward the River Road corridor, where the groceries, fuel, and everyday stops cluster. Little Valley is known for being its own pocket rather than a pass-through, so you drive out to run errands and drive back to a calmer street. The Little Valley Pickleball Complex and the city sports fields are close enough to fold into the routine, which is part of why people who land in this part of town tend to stay in it.
Evenings trade the arterial noise for open sky and the sandstone catching the last light. Because Cottam Fields is a larger-lot plat, the yards give you more room between houses than the denser tract neighborhoods nearby. It is a settled, low-key corner of a fast-growing side of the city.

The Fields at Little Valley
The city's multi-use soccer and sports complex sits in the same Little Valley cluster, hosting league play and tournaments. Between it and the pickleball courts, the everyday recreation is close to home rather than across town.
River Road corridor
River Road is Little Valley's spine to the rest of St. George. Groceries, fuel, pharmacies, and casual dining line the corridor, and it is the road you take north toward the Mall Drive shopping cluster and downtown.
Larger lots, roomier homes
Cottam Fields is a small plat of detached homes on lots larger than the surrounding tract product. A recorded sale here was a 4,392-square-foot home on a third of an acre, so the plat skews toward more house and yard than a starter neighborhood.
Own pocket, not a pass-through
Little Valley functions as its own micro-community on the southeast edge of St. George. That is the tradeoff here: you are a few minutes farther from the freeway than the west side, and in exchange the streets stay residential and calm.

This corner of Little Valley sits in the Crimson Cliffs part of the Washington County School District, with Crimson View Elementary on 2000 South and Crimson Cliffs High serving the southeast side. Confirm the current assignment for any specific address with the district.

Cottam Fields is a small, detached single-family subdivision in Little Valley. It is not a large master-planned community with a sales office and rows of identical elevations, it is a modest plat where a handful of homes change hands in any given year. The homes here are newer builds, and the ones I have seen recorded run larger than the tract product around them, on lots that give you more space between neighbors.
As a concrete reference point, a recorded Cottam Fields sale near 1570 East was a six-bedroom home of roughly 4,392 square feet, built in 2014, sitting on about a third of an acre with a three-car garage. Treat that as one data point rather than the whole picture, but it tells you the character: this is upper-Little-Valley product, not entry-level. Verify the size, age, and lot of any individual home against its live listing.

Cottam Fields is served by the Washington County School District. For this part of Little Valley, the assignment on record runs to Crimson View Elementary on 2000 South for the grade-school years and to Crimson Cliffs High on the southeast side, with a district intermediate and middle school in between. The Washington County School District uses separate intermediate (grades 6-7) and middle (grades 8-9) schools, and it adjusts boundaries as this fast-growing area adds students, so confirm the current assignment for any home you are serious about directly with the district. Three Cottams, one name
Fields, Cove, and Bench.
The one thing worth getting straight about Cottam Fields is that it is not the only Cottam subdivision in St. George. Three neighborhoods carry the Cottam name, from the pioneer family that farmed this part of the valley, and they are genuinely different places. Buyers and even a few listing sites mix them up.
Cottam Fields is this page: a small, larger-lot plat of newer detached homes in the Little Valley area on the southeast side. Cottam Cove is a separate Wright Homes community of rambler and two-story plans on a different footing of homesites. Cottam Bench is a third, older pocket. If you are shopping listings, make sure the search you are running is pointed at the right one, because location and pricing are not interchangeable across the three.
