Living in Cottam Fields

Cottam Fields sits in Bloomington Hills, just east of River Road and next door to Cottam Cove, on the southeast side of St. George. It was farm and horse ground a generation ago and has filled in with homes since. Mornings here are quiet, because the subdivision is small and set back from the main through roads. The early traffic you hear is a neighbor pulling out, not a commuter road. To reach the rest of town, you head north on River Road, a block away.

Midday errands point back toward River Road, where the groceries, fuel, and everyday stops are. Little Valley is a place you drive to, not a road you pass through. You drive out for errands and come back to a calmer street. The Little Valley Pickleball Complex and the city sports fields are close enough to fit into your week.

In the evening, open sky and sandstone catching the last light replace the noise from the main roads. The lots are larger, so the yards give you more room between houses than the more crowded neighborhoods nearby. This is a settled, low-key corner of a fast-growing side of the city.

Cottam Fields is a small, detached single-family subdivision in Little Valley. It is not a large master-planned community (a whole area planned at once). There is no sales office, and there are no rows of homes with the same front design. Only a handful of homes change hands in any given year. The homes are newer builds, and the recorded ones I have seen are larger than the homes around them. Their lots leave more space between neighbors.

One recorded Cottam Fields sale, near 1570 East, was a six-bedroom home of roughly 4,392 square feet, built in 2014. It sits on about a third of an acre with a three-car garage. One home is not the whole picture, but it shows what the plat is like. These homes sit near the top of Little Valley prices, not the bottom. Check the size, age, and lot of any individual home against its live listing.

The flip side of a small subdivision shows up when it is time to price. There is rarely a recent sale of a similar home (a comparable) on the same street. Instead, I pull recent sales from the wider Little Valley area and adjust for size, condition, and lot. That is the work I do before I put a number in front of you.

The main recreation spot for this part of town is the Little Valley Pickleball Complex on Horseman Park Drive. After a city expansion it has more than 30 lighted outdoor courts, including a championship court set up for tournament play. It also has shade structures, restrooms, and parking. Players come from across Washington County, and for you it is a short drive, not a cross-town trip.

Right alongside it is The Fields at Little Valley, the city's multi-use soccer and sports complex, which hosts league and tournament play. For longer outings, Sand Hollow and Quail Creek reservoirs sit to the east. Snow Canyon State Park is on the northwest side of the valley, and Zion National Park is the usual day trip northeast. Cottam Fields is served by the Washington County School District. For this part of Little Valley, the assignment on record is Crimson View Elementary on 2000 South for the grade-school years. For high school, it is Crimson Cliffs High, which serves the southeast side. In between come an intermediate school (grades 6-7) and a middle school (grades 8-9). The district changes boundaries as this fast-growing area adds students. For any home you are serious about, check the current assignment directly with the district. Cottam Fields is not the only Cottam subdivision in St. George. Three neighborhoods carry the Cottam name, from the pioneer family that farmed this part of the valley, and they are genuinely different places. Buyers, and even a few listing sites, mix them up.

Cottam Cove is a separate Wright Homes community of rambler (one-level) and two-story plans on different homesites. Cottam Bench is a third, older area.
