A quiet pocket a mile from downtown.
Cox Landing is one of those St. George neighborhoods that most people drive past without ever noticing. It is a small subdivision on the east side of the central grid, tucked into the 900 East and 1000 South streets, with names like S 900 E St, E 1070 S St, E 1010 S St, and a pair of cul-de-sacs on E 930 S Cir and E 970 S Cir. There is no gate, no monument sign, and no marketing pitch attached to it. It is just an established residential block that happens to sit next to a well-used city park.
What sells this location is where it is, not what is inside it. You are about a mile and a half east of historic downtown, close enough to reach the Main Street and Tabernacle area in a few minutes but far enough off the arterials that the streets stay calm. The county recorded the first phase back in 1995 and a second phase in 2004, so the trees have had time to fill in and the neighborhood reads as settled rather than raw.
Day to day, this is a walk-the-dog-to-the-park kind of block. Boots Cox Family Park is right at the southern edge, so a lot of the daily rhythm here happens on foot. For anything bigger, River Road and the freeway are a short drive east, which keeps errands and commutes simple without putting traffic on your doorstep.

The closest full grocery run sits at 1189 East 700 South, a short hop north of the subdivision, so a milk-and-bread trip does not turn into a project.
Historic downtown St. George
The Main Street and Tabernacle core, with restaurants, the town square, and the farmers market, sits about a mile and a half west, an easy drive across the central grid.
River Road and I-15 Exit 8
The River Road corridor is the neighborhood's route east to the freeway. I-15 Exit 8 is the closest on-ramp, which also puts St. George Regional Hospital within easy reach.

Cox Landing is detached single-family, and it is small. Washington County parcel records for the CXL subdivision code return about 39 addressed homes across the two recorded phases, so this is a finished neighborhood rather than an active build-out. Sample homes in county and MLS records were built roughly between 1999 and 2005, which fits a subdivision platted in the mid-1990s and rounded out in the mid-2000s.
The lots are the part worth noting. Sample parcels here run in the quarter-acre to third-acre range, which is generous for something this close to the center of town, where a lot of the newer product sits on tighter footprints. That extra ground shows up as real yards, room for RV or trailer parking on some parcels, and enough separation that the block does not feel packed in.
I would confirm the current condition, square footage, and any updates against the specific listing before quoting a number, because in a subdivision this size two homes can be a decade apart on finishes. The everyday outdoor space here is Boots Cox Family Park, right at the south end of the subdivision on 900 East. It is a 4.5-acre neighborhood park with a walking path, a playground, tennis and basketball courts, a sand volleyball court, and a covered pavilion, which makes it the default spot for a morning walk or an after-dinner loop without ever getting in the car. Sycamore Park on 1100 East is close by too if you want a change of scenery.
For a longer walk or ride, the paved Virgin River Trail runs the river corridor south of the neighborhood, reachable in a short drive down the River Road side of town. It is a flat, hard-surfaced path built for strollers, bikes, and easy miles along the water, and it ties into a larger paved network that reaches well beyond this pocket. Schools, by the facts.
Cox Landing is in the Washington County School District, which runs a four-tier structure: elementary for kindergarten through fifth grade, intermediate for sixth and seventh, middle for eighth and ninth, and high school for tenth through twelfth. The closest schools to this east-side pocket are East Elementary for the early grades, Dixie Middle for grades eight and nine, and Dixie High for grades ten through twelve, all a short drive west toward the downtown core.
I am naming the nearby schools, not the confirmed assignment. District boundaries shift, and the intermediate school for grades six and seven can be routed differently than you would guess from a map. Confirm the current assignment for any specific address directly with the district before you count on it. The Cox name
Named for a St. George mayor.
The distinct thing about Cox Landing is not a view or a builder. It is the name it shares with the park on its doorstep. Boots Cox Family Park, the 4.5-acre park at the subdivision's south edge, is named for Verl "Boots" Cox, who served St. George as a city council member and mayor. The subdivision and the park carry the same family name for the same reason: this east-side ground is Cox ground.
That matters more than trivia when you are buying here. The park is not a leftover strip of grass tacked onto a development. It is an established, well-equipped community park that the city maintains, and it happens to be the backyard amenity for a subdivision of about 39 homes. Very few small St. George neighborhoods get a full city park with tennis and volleyball courts sitting right at the property line, and fewer still get to share their name with it.

Two build eras under one name. The 1995 phase and the 2004 phase can differ on layout and finishes, so I separate the earlier homes from the later ones before I compare anything. The plat year matters here.

Central location, quiet street. Being east of downtown means the Main Street core, Albertsons on 700 South, and I-15 Exit 8 are all short hops, while the interior streets and the two circles stay off the through-traffic. That combination holds value.
