St. George Regional Airport

The Southern Parkway corridor

SR-7 is the main artery for this side of the city, connecting the southeast pocket to I-15, River Road, and the rest of St. George without going through downtown.

Desert Canyons Elementary (kindergarten through grade 5) sits at 3101 E Rimrunner Dr, in the same southeast corridor as Desert Terrace. From there, the district's published feeder pattern for this school runs to Sunrise Ridge Intermediate (grades 6-7) and Desert Hills Middle (grades 8-9), then Desert Hills High (grades 10-12). Boundary lines can shift, including a set of district-approved adjustments taking effect for the 2026-2027 school year in nearby areas, so confirm the current boundary for any specific address directly with the district before you rely on it.

It is not one of the named phases of the larger Desert Canyons master plan to the north, even though the two sit in the same general corridor and share a school pipeline. Buyers researching this street should not assume Desert Terrace carries the amenities or product mix of Desert Canyons, Desert Color, or any other "Desert" community. It is its own plat, and I would confirm that distinction with any buyer before they compare it to a neighbor by name alone.

The county's own parcel data for this subdivision returned a modest set of addressed records concentrated on S Tracer Ct and E Yoshi Ln, consistent with a small, single-phase subdivision rather than a multi-phase development. That scale, small and singular, is the one thing I can tell you with confidence sets Desert Terrace apart from the larger communities around it.

  • Do not assume "Desert" means Desert Canyons or Desert Color. Several unrelated subdivisions in this part of St. George share the word "Desert" in their name. Desert Terrace is its own recorded plat. Ask which plat a listing is actually in before you compare amenities or pricing.

  • The lots are small. County parcel samples run around 0.04 acre. If yard space matters to you, walk the actual lot before you commit, since this is a tighter site plan than most older St. George subdivisions.

  • New construction means construction noise. With the plat recorded in late 2024 and building underway since 2025, expect ongoing framing and finish work nearby as remaining lots build out.

  • Comparable sales history is thin. Because the street is new and small, do not trust a subdivision-wide price figure from anywhere online. Ask for the actual comps on Tracer Ct and Yoshi Ln specifically.
