A ridge-top neighborhood on the east edge of downtown St. George. North East Ridge Drive runs the length of it, reached from Red Cliffs Drive on the north end and Foremaster Drive on the south, with the streets up top catching a view back over the city that flatter subdivisions do not get.

Life on the ridge


Established streets right above town.

East Ridge is a recorded subdivision on the bench east of downtown St. George, built out in six phases starting in the early 1990s with a later phase added in 2006. North East Ridge Drive is the spine of the neighborhood, reached from Red Cliffs Drive at the north end and from Foremaster Drive at the south end, which puts you between the Foremaster Ridge community and Bloomington Hills South.

What sets it apart from a lot of the newer subdivisions farther south is the position. Because the streets sit up on a ridge rather than down on the valley floor, several lots get a real view back over the city rather than a fence line and a neighbor's roof. It is an established, built-out neighborhood, not a new-construction pocket, so what you see in the listings is largely what exists.

The practical trade is that you are close to the middle of the city rather than out on the edge of it. St. George Regional Hospital has a campus right on Foremaster Drive at the south end of the neighborhood, and downtown, the freeway, and the main commercial corridors are all a short drive rather than a cross-town trip.

Four things stand out about East Ridge, and each one is specific to its position on the bench above Foremaster Drive.

Elevation most subdivisions don't have

Because the plat sits up on a ridge, several East Ridge streets look back over the city instead of into a neighbor's yard. That is the single trait that separates this address from a flat-lot subdivision.

A hospital campus on the doorstep

St. George Regional Hospital's Foremaster Drive campus sits right at the south end of the neighborhood, closer than most St. George addresses get to a full hospital campus.

Built out, not building

The plat closed out its sixth and final recorded phase in 2006. There is no active builder here, which means mature landscaping and settled streets rather than a construction zone next door.

Close to the middle of the city

Downtown St. George, the freeway at Exit 8, and the main commercial corridors are a short drive rather than a trip across town, unlike subdivisions pushed out to the newer edges of the city.

Homes & phases


Six phases, one established plat.

East Ridge is single-family detached homes, recorded with Washington County across six subdivision phases. The first five phases were platted between 1992 and 1993, and a sixth phase was added in 2006, so most of the neighborhood is early-1990s construction with one later pocket. That build-era spread is worth knowing before you compare two East Ridge homes on price alone, because a Phase 1 home and a Phase 6 home are not the same age.

Inventory here runs thin. It is a small, built-out plat, not a large master-planned community, so at any given time you might see one home active or none at all. That is normal for East Ridge and it is exactly why I would rather set you up to watch the live listings than hand you a stale price range that will be wrong in a month.

Because so few homes trade here at once, I treat every East Ridge comp individually: phase, lot position, whether it has the view, and condition all matter more than a neighborhood-wide average ever could.

With only a home or two on the market at a time, the right comp matters more than any average ever will.

Trails & outdoors


A city trail system, not a wilderness edge.

East Ridge sits closer to the middle of St. George than to the desert reserve trailheads on the city's north and west edges, so I will not tell you it is a trailhead neighborhood, because it is not. What it does have is quick access to Pioneer Park, the city's hillside trail system off Red Hills Parkway, with hiking and mountain-biking routes cut into the sandstone above downtown.

Red Cliffs Desert Reserve

The reserve's main trailheads sit on the north and west sides of the city. From East Ridge it is a drive, not a walk, but still part of the wider outdoor picture.

Zion National Park

Under an hour to the east entrance. A day trip that puts Zion's hiking on your weekend menu without a hotel reservation.

Being on the bench east of downtown puts East Ridge closer to the center of the city than most St. George subdivisions manage. Times below are measured from North East Ridge Drive, the neighborhood's main street.

For the bigger weekend loops, Snow Canyon State Park is about 20 minutes northwest, Sand Hollow and Quail Creek reservoirs are about 25 minutes east, and Zion National Park is under an hour. The full day-trip map lives in the St. George guide.

Schools & education


Schools, by the facts.

East Ridge is in the Washington County School District, which assigns students through a cone system: an elementary school, then an intermediate school (grades 6-7), a middle school (grades 8-9), and a high school (grades 10-12) for that boundary. I have not named a specific school for East Ridge here, because district boundaries are drawn address by address and can shift, and I would rather send you to the source than guess.

Confirm the current assignment for any home you are serious about directly with the district's boundary tool. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about eight minutes away.

The view from the top


Not every East Ridge lot sees the same skyline.

The reason East Ridge earns its own page instead of blending into the Foremaster neighborhood around it is elevation. The plat climbs the bench east of downtown, and the higher and more exposed a lot sits, the more of the city and the mountains beyond it you can see from the yard or the back windows. Lower lots on the same street can sit behind rooflines with no view at all.

That difference is not cosmetic, it is a pricing variable. Two homes of similar size and age on North East Ridge Drive can trade at meaningfully different numbers once you account for whether one has an open view and the other does not. I would never quote a single price range for "East Ridge" without first asking which lot and which phase.

The same ridge position that gives you the view also means more exposure to wind and sun on the west- and south-facing lots. It is worth a walk-through at different times of day before you commit to any specific address, not just a look at listing photos taken on a calm afternoon.

No listing photo tells you this part. After years of working with buyers all across St. George, here is what I would tell a friend about East Ridge.

  • Ask which access point you'll actually use. North East Ridge Drive connects to Red Cliffs Drive on one end and Foremaster Drive on the other. Depending on where a home sits, your daily route to the freeway can differ by several minutes.

  • Phase tells you the age. A Phase 1 home from the early 1990s and the Phase 6 pocket added in 2006 are not the same build era. I check the phase before I compare two East Ridge homes on anything else.

  • A close hospital is a genuine convenience. Having St. George Regional's Foremaster campus a few minutes away is not something every St. George neighborhood can claim, and it matters more to some buyers than others.

  • Thin inventory rewards patience and speed. When there is only one home active, you either wait for the right one or move fast when it appears. Both are legitimate strategies, but decide which one you are before you start looking.
