Because it is attached living, the trade here is the same one you make in any townhome or condo community: less yard to keep up, shared walls, and a layout that rewards buyers who want low-maintenance living close to the center of town rather than a large lot on the edge of the city.

The location is the real asset. You are minutes from Bluff Street's shopping and grocery options, close to I-15 at Exit 6, and not far from the downtown grid, without sitting directly on a busy arterial.

Emerald Springs Townhomes is not a single repeated product. From what I can see on public listing records, unit sizes here have ranged from around 1,500 square feet up past 3,000 square feet, generally two to four bedrooms, attached construction throughout. That spread matters more here than in most communities I cover, because a compact two-bedroom unit and a larger four-bedroom unit both carry the Emerald Springs name but do not compare on the same terms.

Inventory is typically thin, so the market here is less about a broad price band and more about what happens to be available at any given moment. If you are serious about this community, watching the listings feed and confirming square footage on any specific unit is the move, because comparing the wrong two units will give you the wrong number.

Sandtown Park, an 8-acre city park at 600 North Bluff Street, is the closest named green space to Emerald Springs Townhomes, with soccer fields, a playground, picnic areas, and open grass set against a red-cliff backdrop. For red-rock hiking, Pioneer Park's sandstone trails and slot canyons sit on the opposite side of downtown near Red Hills Parkway, more of a cross-town drive than a quick one from this address.

Emerald Springs Townhomes is served by the Washington County School District. This part of St. George falls within the district's older, central "Dixie" cone, with Dixie Middle School (grades 8-9) and Dixie High School (grades 10-12) as the established secondary schools for the west and central part of the city. Elementary assignment can vary block by block, so confirm the current boundary school for any specific unit directly with the district's boundary lookup at washk12.org rather than assuming from the community name. Two listings under the same community name can be priced very differently and both be fair, because they are not really the same product.

Before you compare a price per square foot across listings here, confirm the exact unit size, whether it backs to open space or another unit, and its position within the building. A ground-floor unit and a corner unit at the same square footage are not automatically worth the same, and I would rather walk you through the specific comps than quote a single neighborhood average that hides the spread.

  • Bluff Street does the heavy lifting. Living here means most of your regular errands point toward Bluff Street rather than across town, and that corridor covers groceries, the freeway, and a lot of everyday shopping in one stretch.

  • Don't assume the red rock is close. St. George's famous Pioneer Park trails are on the far side of downtown from here. It is still a short drive, just not a walk-out-the-door amenity the way it is for neighborhoods built right against the cliffs.

  • Unit size is the first question, not the last. Because Emerald Springs spans such a wide range of square footage, I always ask a buyer what size they actually need before we start touring, rather than after.

  • Inventory is part of the story. With only a few units on the market at any given time, Emerald Springs Townhomes does not give you a broad sample to browse. When something lists that fits, you look at it soon.
