Life in Escalera


An east-side pocket with room to breathe.

Escalera sits on the east side of St. George, built out off Mall Drive near 1900 East and 1060 North. It is a single-family subdivision, not part of a larger master plan, which gives it a quieter, more settled character than the big amenity-driven communities farther south and west.

The subdivision was developed by S and S Homes, and the lots here run larger than what you find in most newer St. George subdivisions, generally 10,000 to 12,500 square feet. That extra ground between houses is the thing most buyers notice first when they walk a street here.

Because the Mall Drive underpass ties this pocket straight across I-15, Escalera keeps you close to both sides of the freeway without a long detour. If you want a straightforward single-family home on a bigger lot without a master-plan premium, this is the kind of neighborhood that earns a look.

Mall Drive underpass

The underpass connects Red Hills Parkway and Red Cliffs Drive under I-15, giving Escalera a direct, signal-free crossing to the west side of the freeway.

Larger lots by design

S and S Homes platted Escalera with lots generally running 10,000 to 12,500 square feet, noticeably more ground between neighbors than the tighter subdivisions going in farther south.

Two freeway exits, either direction

Escalera sits almost equidistant between I-15 Exit 8 at St. George Boulevard and Exit 10 at Green Springs, so you have a choice of on-ramps depending on where you are headed.

Fossil Ridge Intermediate nearby

Fossil Ridge Intermediate sits on South Mall Drive, in the same corridor as the neighborhood, ahead of the walk or drive to Pine View Middle and Pine View High School.

Single-family, with real lots.

Escalera is a single-family subdivision built out by S and S Homes, mostly through the 2010s. The homes I have seen here lean toward two-story floor plans with attached garages, and the lots, generally 10,000 to 12,500 square feet, run larger than what most newer St. George subdivisions offer.

Inventory is typically thin. With only a handful of homes trading in Escalera at any given time, the market here is less about a broad price band and more about what happens to be available. If you are serious about this subdivision, watching the listings feed is the move, because homes on the bigger lots do not sit long when they are priced right.

In Escalera, the value is in the lot, not just the floor plan.

Trails & outdoors


The nearest trail, not the famous one.

Escalera is on the east side of the city, and the closest named trail is Foremaster Ridge Trail, which loops the ridge above Red Cliffs Drive near Foremaster Drive, in the same east-side pocket as the neighborhood. The famous reserve trails on the west side of St. George, Chuckwalla and Turtle Wall off Bluff Street, are a longer drive from here, so I would not promise them as a quick outing.

Red Hills Parkway Trail

A paved multi-use trail running roughly three miles from SR-18 east toward 900 East, connecting to the Pioneer Park trail network on the west side of town.

Schools, by the facts.

Escalera is in the Washington County School District, in the Pine View cone. That runs Sandstone Elementary for kindergarten through 5th grade, Fossil Ridge Intermediate for 6th and 7th grade, Pine View Middle for 8th and 9th grade, and Pine View High School for 10th through 12th grade. Boundaries can shift as this side of the city grows, so confirm the current assignment for any home you are serious about directly with the district.

The lot-size story

Why the lots here are different.

This is the one thing that separates Escalera from a lot of its east-side neighbors, and it is worth spelling out plainly.

When S and S Homes platted Escalera, they built it around bigger parcels, generally 10,000 to 12,500 square feet, instead of the tighter footprints common in newer St. George subdivisions. That is more ground between houses, more room for a shop, a pool, or simply a yard that does not back straight into the neighbor's fence line.

It is a trade-off. You give up the amenity package that comes with the big master-planned communities, and in exchange you get an established, single-family street with genuine separation between homes. For a buyer who wants space more than a clubhouse, that is the honest pitch for Escalera.

No listing photo tells you this part. After years of working with buyers all across St. George, here is what I would tell a friend about Escalera.

  • Two exits means real flexibility. Sitting between Exit 8 and Exit 10 means you are rarely locked into one direction of freeway traffic to get where you are going.

  • The Mall Drive underpass matters more than it sounds. A signal-free crossing under I-15 saves real time on both sides of an errand loop, and most buyers do not appreciate that until they live it.

  • The lot sizes are the quiet advantage. Compared to the tighter subdivisions going in farther south, Escalera gives you breathing room between houses. It is one of the first things buyers notice when they walk the neighborhood.

  • Inventory is part of the story. With only a few homes on the market at any given time, Escalera does not give you a broad price band sample. When something lists, look, because it might be the only one for a while.

It is hard to give a stable number because so few homes trade here at once. I have seen larger two-story homes on the bigger Escalera lots list well above the St. George citywide median. Treat that as a directional note, not a price promise, and confirm against the live listings.

Lot size is the first lever here. Escalera lots run larger than most nearby subdivisions, and that space, plus garage count and finish level, does more to set the price than square footage alone. Get that comparison right before you anchor on a number.
