The hospital sits on Medical Center Drive off River Road, a short run from the Riverside Drive corridor. Not many St. George communities sit this close to full emergency care.

Exit 8 freeway access

Interstate 15 at Exit 8, the St. George Boulevard and River Road interchange, is the nearest on-ramp, pointing straight up River Road toward Riverside Drive.

An established subdivision, not a fresh one

South Pointe's recorded phases run from 1996 through 2005, per Washington County plat records, so the surrounding streets are settled rather than still under construction.

Grocery at Mall Drive and Riverside

Smith's Marketplace sits at the corner of Mall Drive and Riverside Drive, putting a full grocery store within easy reach of the corridor.

Flats at South Pointe is the attached-product corner of a subdivision that is otherwise mostly single-family, which is part of why I separate the two before comparing prices.

Flats at South Pointe is a townhome community: attached units with shared walls, a smaller lot footprint than the single-family homes that make up most of the surrounding South Pointe subdivision, and a lower-maintenance tradeoff that comes standard with that product type. Property manager listings for the community describe three-bedroom townhome floor plans, which lines up with what you would expect from an established, attached-product infill site.

Because South Pointe's recorded phases date back to 1996, the community sits inside a genuinely established part of St. George rather than a still-growing edge subdivision. That cuts both ways for a buyer: less new-construction dust and traffic, but also older infrastructure to have inspected on its own terms.

I would pull the recorded plat and the live MLS data before quoting an exact unit count, builder, or build year. Confirm everything against current listings, because in a small attached-product pool the right comparables matter more than any headline number.

The river trail is the real draw.

The Virgin River Trail is the feature that makes this stretch of Riverside Drive worth calling out. It is a paved, mostly flat multi-use path that follows the Virgin River corridor, and this community sits close enough to reach it without driving first.

A paved path along the river, popular with walkers, joggers, and casual cyclists. From here it runs west toward Confluence Park and east toward Washington City.

Confluence Park (west)

Where the Santa Clara and Virgin Rivers meet. It is one of the trail's main access points, with restrooms and parking, a longer ride or walk down the corridor from here.

From there, students continue to one of two secondary paths depending on the district's cone assignment for the specific address: either Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12), or Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12).

One elementary, two secondary paths.

Here is a detail worth knowing before you fall in love with a specific address: Crimson View Elementary is one of the district's split-cone schools. According to the Washington County School District's own feeder chart, Crimson View feeds both the Crimson Cliffs cone and the Desert Hills cone, meaning two students at the same elementary school can be routed to different intermediate, middle, and high schools depending on exactly where their address falls.

That is not unusual in a growing district, but it is the kind of thing worth confirming street by street rather than assuming from a neighbor's experience. It is also a small reminder that "the schools" is never a single answer in this part of St. George. I check the district's boundary tool against the specific address every time, not the subdivision name.

  • This is not south St. George. The name invites the assumption, but Flats at South Pointe sits on the east side, along Riverside Drive. Do not cross-reference it against Southgate or Sunbrook when you are comparing drive times.

  • The river trail is walkable, not aspirational. A lot of St. George listings claim trail access that means a drive. Here it genuinely does not.

  • Comp the townhome, not the subdivision. South Pointe is mostly single-family. Pull attached-product comps specifically, or the numbers will not line up with what you are actually buying.

  • Check the school cone by address. Crimson View feeds two different secondary paths. Do not assume based on what a neighbor's kids attend.
