Foothills at St George is one of the older names on the east side, recorded as plat SG-FSG-3 and built out starting in 1994. The streets sit around 2370 South and the 1700 to 1800 East block, close enough to River Road that the freeway, the hospital, and the grocery corridor are all a short drive rather than a cross-town trip.

Thirty years in, the trees have filled out and the lots read as established rather than new. Most of what you will find here are single-story ramblers on lots a little under a quarter acre, the kind of layout that still draws buyers who want one level and a yard that is easy to keep up.

It is not a flashy name in St. George real estate, and that is part of the appeal. This is a working neighborhood close to the middle of town, not a resort-style community, and the pricing and the pitch should reflect that honestly.

River Road minutes away

River Road carries the grocery, retail, and hospital corridor for this side of the city, and it sits a short drive west of the subdivision.

Most homes here are one-level ramblers built in 1994, on lots that run roughly 0.18 to 0.19 acre, mature landscaping included.

Foothills at St George is recorded as plat SG-FSG-3, built out starting in 1994. The homes are single-family detached, and the pattern that shows up again and again in the recorded sales is a one-level rambler on a lot in the 0.18 to 0.19 acre range, roughly two- to three-bedroom, with an attached two-car garage. A smaller share are two-story builds. I would pull the current plat and recent closings for the exact home count and any mix by street before I quoted specifics.

Because the neighborhood has been complete for three decades, you are not comparing new construction to new construction here. You are comparing one owner's updates against another's, and that is where the real spread in price comes from on a street where the bones of every house started out similar.

This is not a trailhead neighborhood, and I would rather say that plainly than stretch for one. What it does have is Crimson Ridge Park close by, at 3100 E Crimson Ridge Dr, with a covered pavilion, restrooms, and a walking loop for an evening lap. For the region's bigger trail systems, you are getting in the car, same as most of central St. George.

A short drive from the subdivision, this city park has a pavilion, restrooms, and a walking path, the closest place to stretch your legs without loading up the car for a trailhead.

St. George's paved trail system, including the River Road Trail, connects toward the Virgin River corridor. From here it is a drive to the trailhead, not a walk.

Foothills at St George falls in the Washington County School District's Crimson Cliffs cone. The area is generally served by Crimson View Elementary (grades K-5), then Washington Fields Intermediate (grades 6-7), Crimson Cliffs Middle (grades 8-9), and Crimson Cliffs High (grades 10-12), the last two located in neighboring Washington City.

Boundaries can shift, so confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about ten minutes away.

What the plat number tells you.

The recorded name on the plat is Foothills at St George 3, filed under Washington County parcel prefix SG-FSG-3. The "3" is worth noting: it points to a phased development, meaning the subdivision was recorded and built in stages rather than all at once, which is common for St. George neighborhoods from the 1990s. I have not been able to independently verify the boundaries or dates of the earlier phases, so treat any specific phase count as a question for the county recorder rather than a fact on this page.

What I can confirm is that homes in this plat trace to 1994, they are single-family detached, and the lots run smaller and more uniform than you would see in a newer master-planned community. That is the trade-off with a settled 1990s subdivision this close to River Road: less variety in lot size and layout, more certainty about what you are actually buying into.

After more than 20 years in Southern Utah, here is what I would tell a friend before they toured a street here.

  • Updates carry the price, not the plat. Every house on this plat started similar in 1994. Thirty years later, the kitchen, the roof, and the HVAC are what separate the top and bottom of the range, not the square footage.

  • Confirm the school assignment street by street. Washington County School District boundaries shift as the area grows. I check the current line for a specific address before I ever repeat it to a buyer.

  • The River Road side of town is convenient without being flashy. It will not sell you on views or a resort clubhouse. It sells you on a short drive to the hospital, the freeway, and the grocery store, and that is worth something too.

  • Ask about the phase. The recorded plat number (SG-FSG-3) points to a staged build-out. I would confirm which phase a specific address sits in before comparing it against a home on a different block.
