Life in Forest Park


An established plat in the older side of town.

Forest Park is a recorded subdivision off 1700 East on St. George's northeast side, in the general area longtime locals still call Middleton, the town that predated St. George's growth north of the freeway before it was absorbed into the city. Washington County's plat records show Forest Park recorded in five phases between October 1995 and July 1999, so this is an established, in-town neighborhood rather than a new build.

Middleton Park sits right next to it, at 1700 East and 800 North, a city park with a playground, basketball courts, and picnic space. That park is the neighborhood's shared front yard. It is a separate thing from the "Forest Park" city park across town near 1800 East and 1030 North, which is the mix-up that sends buyers to the wrong side of the city if they are not careful with the search.

I have not walked every street inside the platted boundary yet. What I can tell you with confidence: it is a genuine recorded plat, it carries five distinct phases spanning most of the 1990s, and the honest way to see what is actually available right now is the live gallery at the top of this page, filtered to the subdivision itself rather than the wider Middleton area.

Middleton Park, at 1700 East and 800 North, sits directly adjacent with a playground, basketball courts, and picnic space, a genuine walk-to amenity rather than a drive across town.

The older Middleton area

This corner of St. George was its own town, Middleton, before it was absorbed into the city. It carries an established, in-town feel rather than a fringe subdivision on the newest edge of growth.

A name shared with a city park

A separate "Forest Park" city park sits across town near 1800 East and 1030 North. Confirm you are looking at the subdivision, not the park, before you commit to a search or a showing.

I would not pretend to know the exact home styles, square footage, or lot sizes at Forest Park without pulling the current MLS data street by street, because a subdivision recorded across five phases over four years can hold real variation between its earliest section and its last. What the county plat confirms: this is a single-family residential plat, not a mixed-use or multifamily development, spanning roughly 880,000 square feet of platted land across the five phases combined.

I was not able to confirm the exact elementary, intermediate, middle, and high school assignment for this specific plat against the district's current boundary map this session, and I would rather tell you that plainly than guess at a name. Washington County School District uses a four-tier system: elementary covers grades K-5, intermediate covers grades 6-7, middle covers grades 8-9, and high school covers grades 10-12.

Confirm the current assignment for any Forest Park address you are serious about directly with the district's boundary tool or transportation office. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.

Two Forest Parks


The name problem, solved once.

This is the thing that makes Forest Park different from its neighbors, and it is worth walking through once so it never trips you up again. St. George has two places called Forest Park: a recorded residential subdivision off 1700 East in the Middleton area, and a city park with a playground near 1800 East and 1030 North, roughly a mile to the north. They share a name and a general side of the city, and nothing else.

Search engines, and even some listing sites, blend the two together because the string "Forest Park St. George" matches both. If you pull up a map result for the park and start pricing homes "near" it, you are drawing conclusions about the wrong streets. The subdivision's plat boundary, confirmed through Washington County's GIS records, sits south of the park, centered closer to 1150 North and 1700 East.

The practical fix is simple: use the subdivision filter in the MLS, not a general map search, and confirm any address against the platted boundary before you assume it is inside Forest Park at all.

  • The subdivision is off 1700 East, roughly at 1150 North, next to Middleton Park.
  • The city park called Forest Park sits near 1800 East and 1030 North, about a mile north.
  • The MLS subdivision field, filtered to Forest Park, is more reliable than a generic map search of the name.

After twenty-plus years in Southern Utah real estate, here is what I would tell a friend about a subdivision like Forest Park, where getting the name and the boundary right comes before anything else.

  • Confirm the plat boundary, not just the neighborhood name. Middleton is a broad area. Forest Park is one specific plat inside it. A listing that says "near Forest Park" is not the same as a listing inside it.

  • A subdivision finished by 1999 is not one uniform block. Four years and five phases means real differences in lot layout and street feel from the first section to the last. Walk more than one street before you judge the whole plat.

  • Older, established plats trade on fewer comps. When the MLS does not hand you thirty active listings and a builder brochure, you pull the sold history yourself and work the comparison street by street.

  • Middleton Park is a real amenity, not filler copy. A park you can walk to changes how a street shows and how it lives day to day. I weigh it as a genuine feature, not a throwaway line.
