Life in the neighborhood
An older east-side neighborhood, built in phases
In shortPanorama Elementary and Centennial Park share one address, about two blocks north of the neighborhood. I trust the county recorder's plats (the recorded maps of the lots) over any shorthand name floating around online.
Foster Hills South is a subdivision on St. George's east side. The county recorded it in five separate phases between December 1994 and June 1995. That is how the county filed it, not a sales pitch, and it explains why the streets do not all look alike. A subdivision built in five phases in under two years grew a block or two at a time, not all at once.
The neighborhood sits between 2000 East and 2200 East, near 100 South. Panorama Elementary and Centennial Park share one address, 301 North 2200 East, about two blocks north of the plat. That makes it a handy spot to measure from, since a school, a park, and the middle of the neighborhood are all in one place.
Washington County's subdivision records also show a separate Foster Hills East and a separate Foster Hills Est., recorded nearby in the same years. The three are not the same plat. Before I compare a listing with Foster Hills South sales, I check its recorded name.
Neighborhood highlights
In the neighborhood and close by
Four facts shape this end of St. George. Three are named places, and one is how the neighborhood was built.
An elementary in the neighborhood
Panorama Elementary, grades K-5, sits at 301 North 2200 East, about two blocks north. For nearby streets, the school run is a short trip, not a drive across town.
Centennial Park, same address
Centennial Park shares the 301 North 2200 East address with the elementary school. It has a walking path, a soccer field, a softball field, and a covered pavilion, right at the center of the neighborhood.
St. George Regional Hospital, ~10 min
Intermountain's River Road campus at 1380 East Medical Center Drive is roughly ten minutes from 2200 East, a reasonable drive for a full emergency department.
Built in five phases
Five recorded phases were filed between December 1994 and June 1995, so the neighborhood grew in stages. Know that before you assume every street matches.

Homes & lots
What you will find on the ground
Foster Hills South is a single-family subdivision built in five recorded phases in 1994 and 1995, so most of the homes date to the mid-1990s. That age matters more than the subdivision name for knowing what to expect. Original kitchens, original heating and cooling systems, and mature landscaping are all common in a neighborhood this age, and so are homes that a later owner has fully updated.
I would not quote a lot size, a square footage range, or a builder for this plat without pulling the current MLS data first. I would rather tell you that than guess at a pattern. What I can say with confidence is that it is a recorded, active single-family subdivision, not a mix of home types. And because it was filed in phases, a street on the earliest 1994 phase and a street on the last 1995 phase are not guaranteed to look alike.
The live listings at the top of this page are filtered to the recorded plat and update as homes list and sell. If nothing is for sale when you check, that tells you something too. It usually means homes here do not come up for sale often, and a seller who does list has few other homes competing with theirs.
A subdivision built in five phases is not one uniform street. It is five of them.
Parks & outdoors
A park inside the neighborhood
The outdoors here starts small and close to home, then opens up once you are willing to drive.
Centennial Park (in the neighborhood)
301 North 2200 East. A walking path, soccer field, softball field, covered pavilion, and picnic tables, all inside the subdivision itself.
Foremaster Ridge Trail
A loop trail on the ridge east of downtown, reached off Foremaster Drive, with views back over the city. It is the nearest named trail system to this side of town.

Schools & education
Schools, by the facts
Foster Hills South is part of the Washington County School District. Panorama Elementary (grades K-5) sits at 301 North 2200 East, about two blocks north of the neighborhood. From there, students generally go on to Pine View Intermediate (grades 6-7), then Pine View Middle School (grades 8-9) and Pine View High School (grades 10-12). The high school is at 2850 East 750 North.
Boundaries can shift, so check the current school for any home you are serious about with the district itself, not this page. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
One name, two versions
Foster Hills, Foster Hills South, and why it matters
The recorded plat name is Foster Hills South, but plenty of listings and sites shorten it to Foster Hills. That shorthand is not exactly wrong, but it is loose. Washington County's own subdivision records show three separate nearby plats from the same mid-1990s years: Foster Hills South, Foster Hills East, and Foster Hills Est. They are not the same subdivision, and sales pulled from the wrong one will mislead you.
I treat the recorded name as the truth. When I pull sales or price a home here, I first check the plat name on the county record. Then I search both the full name and the shorthand in the MLS, so I do not miss a listing tagged either way. It is a small step that keeps a five-phase 1990s subdivision from getting mixed up with its similarly named neighbors.
If you are buying and see "Foster Hills" on a listing site, ask which recorded plat it sits in before you assume it is Foster Hills South. For a seller, the same care protects your price, since sales from the wrong plat can push a value up or down.
What I check before I trust a "Foster Hills" listing
- The recorded subdivision name on the county plat, not just the MLS subdivision field.
- Which of the five Foster Hills South phases the parcel sits in, since the phases were filed between December 1994 and June 1995.
- Whether the sales used to value a home are from this plat, or from the neighboring Foster Hills East or Foster Hills Est.

What locals know
The details I would slow down and check
Before you get attached to a home here, check the plat as well as the listing photos. These are the things I would walk a friend through first.
Search both names, every time
Foster Hills and Foster Hills South. Different sites pull the subdivision field differently, and you do not want to miss a listing over a naming shortcut.
Do not confuse it with Foster Hills East
A similarly named plat filed the same year sits nearby. Check the recorded name before you trust a sale as a match.
Five phases mean five groups of streets
A subdivision filed in five phases between December 1994 and June 1995 is not one uniform street. I look at which phase a home sits in before I say anything general about it.
The park and the school are the middle of the neighborhood
Centennial Park and Panorama Elementary share one address, 301 North 2200 East. It is the most concrete landmark this neighborhood has, and I measure everything else from there.

The buyer side and the seller side
Buying in Foster Hills South
Foster Hills South is on St. George's east side, between 2000 East and 2200 East. The county recorded it in five phases in the mid-1990s. Panorama Elementary and Centennial Park share the address 301 North 2200 East, about two blocks north of the plat. I trust the county recorder's plats (the recorded maps of the lots) over any shorthand name.
Usually yes, but check before you rely on it. Foster Hills South is the full recorded plat name, and some sites and older listings shorten it to Foster Hills. Washington County's records also show a separate Foster Hills East and a separate Foster Hills Est. subdivision nearby. That is why I check the plat name on any listing instead of assuming from the shorthand.
It is a single-family subdivision built across five recorded phases between 1994 and 1995, so most of the homes date to the mid-1990s. Lot sizes and styles vary by phase and street. I would rather show you the homes for sale in the MLS right now than guess at a pattern from the subdivision name.
The area is in the Washington County School District. Panorama Elementary, grades K-5, sits at 301 North 2200 East, about two blocks north of the neighborhood. From there, students generally go on to Pine View Intermediate (grades 6-7), Pine View Middle School and Pine View High School. Boundaries can shift, so check the current school for any address with the district itself.
I would not quote a number here without pulling the live MLS first. A mid-1990s subdivision this size can have a real gap in price between an original, unremodeled home and one that has been updated. The honest way to get a real figure is to look at the homes for sale now and the recent sales on the specific street. I can pull those for you anytime.

Selling in Foster Hills South
When you list with me, I feature your home on MovingUtah where it fits best. It shows first on the St. George listings and on this Foster Hills South page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
I start with recent MLS sales from the same phase and street when I can, since a subdivision built across five phases is not perfectly uniform. From there I adjust for lot size, updates, garage setup, and how close the home is to Centennial Park and Panorama Elementary.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
