Fox Cove is a recorded subdivision on St. George's east side, platted with Washington County in 1999 and built out around 2006. You reach it off East 450 North, with Overlook Drive running along its south side, in the 84790 zip code not far from Red Cliffs Drive and the River Road corridor.

The community is about 70 attached, two-story townhomes, each with a two-car garage. It reads as a settled pocket rather than a new one: the trees have grown in, the streets are quiet, and the mid-2000s construction has had two decades to prove itself out one way or another, unit by unit.

Because it is a fixed, built-out community, what you are buying here is largely decided already: the footprint, the garage, the shared walls. What varies is condition, updates, and how a given owner has treated their unit, which is exactly why I read the live listings and recent sales instead of quoting a single number for the whole place.

Fox Cove is not still building. What exists today is the community: roughly 70 attached townhomes, no future phases to track, and turnover that depends entirely on current owners deciding to sell.

East 450 North connects out to the Red Cliffs Drive and River Road corridor, putting the shopping, dining, and freeway access along that stretch within easy reach.

One school cone, start to finish

Fox Cove sits in the Washington County School District's Pine View cone, so a family here can generally expect to stay on one feeder path from elementary through high school.

Unlike a lot of St. George communities that mix product types, Fox Cove is one thing done about 70 times: attached, two-story townhomes with two-car garages, generally running from about 1,400 to 1,800 square feet with two to three bedrooms. That consistency makes comps more useful here than in a mixed community, as long as you account for unit position and condition.

Built around 2006, the homes are old enough to have settled in and shown their wear, and new enough to sit on modern-era construction rather than 1980s or 1990s standards. Interior condition is the real variable: some units have been updated with newer kitchens, flooring, or fixtures, and others still carry original finishes. That spread is exactly why a walk-through and a look at recent comparable sales matter more than the subdivision name alone.

The Virgin River Trail is the draw.

Fox Cove's east-side location puts it within reach of the Virgin River Trail system, the paved multi-use path that follows the Virgin River across St. George. Here is the honest tiering, from the closest paved miles to the day-trip options.

Virgin River Trail, Riverside Drive segment

The trail's north section runs along Riverside Drive on the east side of town, a paved, mostly flat path for walking, running, and biking along the river. It is the nearest real trail mileage to this part of St. George.

Confluence Park

Where the Santa Clara and Virgin Rivers meet, Confluence Park anchors the wider trail network with restrooms, water, and access to both the Virgin River North and South trails.

Red Cliffs Desert Reserve

The wider conservation area wraps the northeast edge of St. George, with multiple trailheads for hiking beyond the paved river path once you want more elevation or a longer day out.

Neighborhood parks nearby

St. George's east side carries a scattering of city parks along the residential grid. I would confirm the closest one against a specific address rather than assume from the subdivision name alone.

Fox Cove is part of the Washington County School District, in the Pine View cone. The area is generally served by Panorama Elementary (grades K-5), then Fossil Ridge Intermediate (grades 6-7), Pine View Middle School (grades 8-9), and Pine View High School (grades 10-12).

Washington County School District has adjusted elementary boundaries in nearby parts of the east side in recent years, so confirm the current assignment for any specific home you are serious about directly with the district rather than assuming from this page. The townhome math


What a fixed, 70-unit community means.

It is worth saying plainly, because it shapes how you should shop and price here: Fox Cove is not growing. There is no next phase, no builder still selling new units, no way for supply to expand if demand picks up. Every transaction here is one existing owner selling to one new buyer, out of a pool of roughly 70 homes.

That has real consequences both directions. As a buyer, it means the active inventory at any given moment might be one unit, or it might be none, and patience or a saved search matters more here than in a large subdivision with dozens of homes always on the market. As a seller, it means your real comparable set is small and specific: recent Fox Cove sales, not a citywide townhome average, and not a comparison to a much larger community down the street.

Being attached construction also means shared walls and a shared roofline with your neighbors, which is a genuine lifestyle trade-off, not a flaw. Less exterior upkeep and a more lock-and-leave setup are real advantages for some buyers and non-starters for others.   • Unit position: end unit versus interior, and what that means for shared walls and natural light.
  • Any shared-maintenance responsibilities that come with attached homes, which I help buyers review during due diligence.

  • Seventy homes is a small pool. A single listing or a single sale can swing what "the market" looks like here. I never quote a Fox Cove price off one data point.

  • A 2006 build means mid-life systems. Roofs, water heaters, and HVAC on original-equipment units are old enough to ask direct questions about during inspection.

  • East 450 North is the only way in and out. A fixed community with one primary access street is worth a drive-through at different times of day before you commit.

  • Attached construction means shared walls. That is the whole townhome trade: less yard, less exterior work, and a neighbor closer than a detached lot would put them.
