It spans an unusually broad mix of homes, from attached townhomes and low-maintenance patio homes to villas and larger estate homes, all minutes from Interstate 15.

Life in Hidden Valley
What a day on the south end looks like.
Hidden Valley sits in a quiet desert canyon off Brigham Road, so mornings are calm and close to the open red rock at the south edge of St. George. The neighborhood is built around Hidden Valley Park, where the splash pad, tennis and sand-volleyball courts, and walking paths give the area a real center rather than just streets.
The location is built for getting places. Interstate 15 is right there at the Brigham Road interchange, the Walmart on Pioneer Road is a few minutes off, and the St. George Regional Airport sits just up the Southern Parkway. That makes Hidden Valley a fast, freeway-connected south-end address rather than a downtown-walkable one.
Because Ivory has built it out in phases and in several product types, the same neighborhood holds an attached townhome a short walk from a detached estate home. It is one of the easier places in St. George to find the size of home and the level of upkeep you actually want, all in one area.

Four ways to live in one canyon.
Hidden Valley is an Ivory Homes master plan, not a single subdivision, planned for roughly 881 lots and rolled out in distinct phases and product types. The four below are its main pieces. Hidden Valley also includes the smaller Casitas pocket, and Ivory continues to add phases, so the lineup grows over time, which is why it helps to shop by product type rather than by the Hidden Valley name alone.
Neighborhood 01
Hidden Valley Town Homes
The Town Homes are the original phase, recorded as Hidden Valley Town Homes PUD Ph 1 and built mostly in the mid-2000s. These are attached townhomes in the mid-size range, a small cluster of roughly two dozen, and they are the lower-maintenance, more attainable entry into the area.
As the oldest part of Hidden Valley, this is where resale inventory tends to show up rather than new construction.
Neighborhood 02
Estates at Hidden Valley
The Estates are the larger detached side of Hidden Valley, a smaller subdivision of roughly two dozen single-family homes built across the 2000s and 2010s. Homes here generally run larger, often in the 2,200 to 2,500 square foot range on roughly fifth-acre lots, with more room than the attached product.
This is the move-up end of the area for buyers who want a full single-family home and yard while staying in the same canyon.

Villas at Hidden Valley
The Villas, marketed by Ivory as Villa Highlands at Hidden Valley, are a current new-construction phase of roughly 118 single-family villa homes, typically three- and four-bedroom plans. As an actively selling community, it offers both move-in-ready and under-construction homes.
It is the place to look in Hidden Valley if you want a newer detached home without stepping all the way up to the Estates.

Avenidas at Hidden Valley
Avenidas is Ivory's low-maintenance patio-home phase in Hidden Valley, also currently selling. These are the lock-and-leave homes of the area, built for buyers who want a newer detached home with less yard to keep.
Between Avenidas and the Town Homes, Hidden Valley keeps a genuine low-maintenance lane alongside its villa and estate product.

Homes & lots
One area, an unusually wide range.
Few St. George neighborhoods cover as much ground in one place as Hidden Valley. Within a single canyon you can find an attached townhome, a low-maintenance patio home, a three- or four-bedroom villa, and a larger detached Estate home. Ivory Homes has built it out in phases since the mid-2000s, so older resale product sits near current new construction, and floor plans, sizes, and prices vary widely from one phase to the next.
That range is the reason to shop by product type, not by name. The Town Homes and Avenidas sit at the lower-maintenance end, the Villas are newer detached homes, and the Estates are the larger single-family option. Tell me the size and the level of upkeep you want, and I will narrow it to the right phase quickly.
In Hidden Valley, the question is less which subdivision and more which kind of home you want to keep.
Parks & recreation
A park in the middle, red rock all around.
Hidden Valley Park
The roughly 12-acre park at 3505 Barcelona Drive sits in the middle of the neighborhood: a large playground, a seasonal splash pad, tennis and basketball courts, sand volleyball, walking trails, and a picnic pavilion.
Mountain-bike trail network
The well-known Bearclaw Poppy and Stucki Springs trails are a short drive west toward Bloomington and Green Valley, not on-site, but close enough for an after-work ride on the slickrock and desert singletrack.
Snow Canyon State Park
Roughly 15 to 20 minutes northwest, the Navajo sandstone, lava flows, and trails of Snow Canyon are an easy outing from the south end of town.
Sand Hollow State Park
About 25 minutes east, the red-rock reservoir and dune system at Sand Hollow is the area's go-to for boating, paddleboarding, and riding the sand.
Zion National Park
About 50 minutes east via State Route 9, Zion is close enough for a day hike. Hidden Valley's freeway-fast location makes the drive out simpler than from many parts of town.

The neighborhood is named for the canyon it sits in, tucked off Brigham Road against the open red rock at the south edge of St. George, which keeps the streets quiet and the views close.

Schools & education
Schools, by the facts.
Hidden Valley is served by the Washington County School District. Based on current assignments, homes here typically feed Bloomington Hills Elementary, then the intermediate and middle schools serving south St. George, up to Desert Hills High School. Boundaries change, so confirm the current assignment for your exact address with the district's boundary tool. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive across town.

It is freeway-fast, not downtown-walkable. Sitting right at I-15 Exit 4 with Walmart and the airport minutes away is the trade: quick to get anywhere, but you drive to most things rather than stroll to them.

The famous trails are close, not on-site. Bearclaw Poppy and Stucki Springs are a short drive west toward Bloomington and Green Valley, so you get the riding without it running through the neighborhood.
