A St. George community
Living in Lava Pointe Homes.
A small, established street in south St. George's Southgate and Tonaquint area, platted in 1992 and built out with detached homes soon after, several of them stepped up the slope for a look at the golf course and Pine Valley Mountain. Lava Pointe Drive shares its corner of town with two related recorded plats, Lava Pointe East and Mesa Palms Homes, so the honest version of this market covers all three names.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This page is the straight story on Lava Pointe Homes: what is actually recorded, what is nearby, and what I would check before you write an offer or list here.

Current listings
Homes for sale in Lava Pointe Homes.
Fed straight from the MLS and limited to homes on Lava Pointe Drive: new listings appear here the day they list, and sold homes drop off. Because the street carries two recorded plat names, I read Lava Pointe Homes and Mesa Palms Homes together rather than treating either one as the whole market.

Be first in line when one lists.
A street this small gets read in full on my morning Washington County MLS pass. Tell me whether the golf course and Pine Valley Mountain outlook or the square footage is the priority, and the next Lava Pointe home gets matched to it before the sign goes in the yard.

Life on Lava Pointe
A short, established street with a golf-course edge.
Lava Pointe Homes is a small, recorded subdivision on Lava Pointe Drive in south St. George, in the Southgate and Tonaquint corridor near Dixie Drive. Washington County recorded the plat in February 1992, and homes went up on it soon after, mostly detached single-family houses in the 3,000 to 3,200 square foot range.
The street shares its corner of the map with two related plats. Lava Pointe East sits right alongside it, recorded in 1991 and 1993. Mesa Palms Homes, recorded in phases between 1994 and 1996, also carries Lava Pointe Drive addresses. All three plats occupy the same small footprint, so the honest way to shop or price this street is to treat "Lava Pointe" as an area, not a single fenced-in subdivision.
What draws people here is the elevation and the neighbor: Southgate Golf Club sits just off Tonaquint Drive, and several homes on Lava Pointe Drive were built high enough on the slope to catch a view of the course, the city, or Pine Valley Mountain to the north. That is the one distinct thing about this street compared with a flat-lot subdivision two blocks over.
Street highlights
What actually sits close by.
Four things anchor this corner of south St. George: a golf course a few minutes away, a large city park built around an all-abilities playground, an interstate ramp that is a short drive, and a slope that puts some homes above the rooflines around them.
Southgate Golf Club
St. George's municipal course sits at 1975 S Tonaquint Drive, a short drive from Lava Pointe Drive. It is the reason several homes on this street were graded and oriented for a course view.
Tonaquint Park and Thunder Junction
Tonaquint Park at 1851 S Dixie Drive holds the Thunder Junction all-abilities playground, a splash pad, and lighted pickleball courts. It is one of the larger city parks in south St. George.
I-15 at Exit 6, close by
Bluff Street, the Exit 6 interchange, connects out to Dixie Drive and Tonaquint Drive, the same corridor Lava Pointe Drive sits off of, keeping the freeway a short drive from the street.
Elevated lots, real views
The street steps up a slope above the golf course, and homes higher on that grade have listed with sightlines toward Pine Valley Mountain. Not every lot on the street gets the view, so I check it per address, not per subdivision.
Homes & lots
Established homes, built for the slope.
Lava Pointe Homes is detached single-family, not a townhome or condo product. Homes that have traded on Lava Pointe Drive have run roughly 3,000 to 3,200 square feet, typically 3 to 4 bedrooms, built in the early-to-mid 1990s not long after the plat recorded. Because the street sits on a grade above Southgate Golf Club, several homes were built with the higher floor plan facing the view, which is worth confirming lot by lot before you fall for a listing photo.
Right next door, Mesa Palms Homes records some of its phases on the same Lava Pointe Drive addresses. That is not a marketing overlap, it is how the two plats were recorded between 1992 and 1996. For a buyer, it means checking both subdivision fields in the MLS before you decide you have seen everything on the street. For a seller, it means an appraiser or a buyer's agent searching only one plat name may be working from an incomplete comp set.
Given the small size of this street, I would not trust a single running price median here. The honest move is to look at what is live right now and pull recent closed sales directly, rather than lean on a stale average.
Two recorded plats share one street. Search both names or you are only seeing half the market.
Trails & outdoors
A city park close by, trails a short drive out.
Tonaquint Park does the daily-use job well, and the wider trail network sits a short drive out from there.
Tonaquint Park (nearby)
1851 S Dixie Drive. Walking paths, a splash pad, tennis-turned-pickleball courts, and the Thunder Junction all-abilities playground. The closest full-scale park to Lava Pointe Drive.
Santa Clara River Trail, ~10 min
The paved river trail threads through south St. George and connects into the wider Virgin River trail system, reached from Dixie Drive or River Road.
Snow Canyon State Park, ~20 min
Red Navajo sandstone and black lava rock northwest of the city, reached via Bluff Street and Snow Canyon Parkway. Worth the drive for the hiking and the geology both.
Zion National Park, ~1 hr
East on SR-9 from I-15. A standing day-trip answer for out-of-town guests, and one of the reasons buyers choose this side of the state.

Schools & education
Schools, by the facts.
Lava Pointe Homes is in the Washington County School District. Recent listings on this street have named Bloomington Elementary (grades K-5) and Dixie High School (grades 10-12) as the assigned schools. Between those two, the district's published feeder pattern for this part of south St. George runs through an intermediate school (grades 6-7) and a middle school (grades 8-9); I have not independently verified which specific intermediate and middle campuses this street feeds into, so confirm the current assignment for any address you are serious about directly with the district.
Boundaries shift as the district grows, so treat any school name here as a starting point, not a guarantee. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is a short drive from this part of town.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
Two plats, one street
Why the name on the listing isn't the whole story.
This is the detail that makes Lava Pointe Drive different from a typical single-plat subdivision, and it is worth explaining plainly rather than glossing over. Washington County's recorded plat records show two separate subdivisions sharing addresses on this street: Lava Pointe Homes, recorded in February 1992, and Mesa Palms Homes, recorded in phases between 1994 and 1996. A third, adjoining plat, Lava Pointe East, was recorded in 1991 and 1993 right next door.
In practice, that means the MLS subdivision field on a Lava Pointe Drive listing can read either "Lava Pointe Homes" or "Mesa Palms Homes" depending on which recorded plat that specific lot falls under, even though the homes sit on the same street and look like one neighborhood from the sidewalk. An appraiser or an agent who only searches one name is working from half the comp set without knowing it.
I treat this as a checklist item, not a footnote. Before I price a home here or hand a buyer a comp sheet, I confirm the parcel's recorded plat against the county record, then pull sold and active data under both names so the number reflects the real street, not just one half of it.
What I check before I price a home on this street
- Which recorded plat, Lava Pointe Homes or Mesa Palms Homes, the specific parcel falls under.
- Sold comps pulled under both subdivision names, not just the one on the current listing.
- Whether the lot sits high enough on the slope for a real golf-course or mountain view, confirmed in person, not assumed from the address.

What locals know
The details I would slow down and check.
Lava Pointe Drive rewards a buyer who reads past the listing photo. These are the things I would walk a friend through before they get attached to any one address here.
-
Search both plat names. Lava Pointe Homes and Mesa Palms Homes share this street. If you only search one in the MLS, you are missing part of the real inventory and the real comps.
-
The view is not automatic. Only the homes higher on the slope catch the golf-course or Pine Valley Mountain sightline. Walk the specific lot before you assume it comes with the address.
-
It is a small street. With this few homes, one unusual sale can swing a naive average. I look at the actual comps, not a running median.
-
Confirm the school assignment. Nearby listings have named Bloomington Elementary and Dixie High, but I still verify the current boundary with the district before anyone buys on the assumption.

St. George prices have moved a great deal over the past several years, and a street this small does not generate a reliable running median. The honest answer is to look at the live listings below, and I can also pull recent closed sales on Lava Pointe Drive so you see what has actually traded.
