It is a paved, multi-use path that runs for miles along the Virgin River through St. George, with a branch that follows the residential streets on the east side of the river as far as S River Road, where users can loop back to the opposite bank. From this community it is a walk, not a drive.

Paved and flat, the trail loops back to the far bank at S River Road, just outside the community. A reliable daily walking or cycling route, not a wilderness trail, but one you will actually use.

Confluence Park, downstream

Farther along the same trail system, Confluence Park sits where the Santa Clara and Virgin Rivers meet, with restrooms and drinking water for a longer outing.

Vernon Worthen Park

A short drive north toward downtown St. George, Vernon Worthen Park hosts the summer concert series and is a straightforward stop for a walk or a picnic.

Snow Canyon State Park, ~20 min

The bigger red-rock destination is a drive, not a walk. Snow Canyon is roughly twenty minutes out via River Road and Bluff Street, a reasonable morning trip.

Meadow Creek Estates falls within the Washington County School District, which uses a four-tier structure districtwide: elementary (grades K-5), intermediate (6-7), middle (8-9), and high school (10-12). Because this stretch of River Road sits near a boundary line the district has adjusted before, including a change affecting nearby River Road on-ramp addresses for the 2026-2027 school year, I am not going to guess which specific elementary, intermediate, middle, or high school serves any given address here.

Confirm the current assignment for any home you are serious about directly with the district's boundaries and routes tool, or ask me and I will pull it for that specific address. Given the 55-and-over character of the surrounding communities, school assignment tends to matter less to most buyers here, but it still follows the same district boundary system as the rest of St. George. Here is the thing worth knowing before you trust any brochure copy about Meadow Creek Estates: the county record is small and specific. Washington County GIS lists the subdivision as "Meadow Creek Est," recorded in three separate phases, filed in March 1992, February 1993, and November 1993, all within St. George's municipal boundary. That is the entire recorded footprint. There is no fourth phase, no later expansion on the books.

That matters for a couple of reasons. First, it means the resale pool here will always be small, three phases from the early 1990s cap the total home count, so a "hot market" or a "slow market" reading can swing hard based on just one or two closed sales.
