A St. George community

Living in Mesa Palms Estates.

A recorded 1994 subdivision in south-central St. George, built around Mesa Palms Drive, Obsidian Drive, and Crystal Circle, just off Tonaquint Drive and essentially next door to Southgate Golf Club. A related but separate plat, Mesa Palms Homes, sits just east of it, so getting the right recorded name matters here more than most places.

I am Scott Buehler. I have spent 20+ years in Southern Utah, and this page is the honest version of what this pocket of St. George offers and what the two-plat situation means for your search.

Fed straight from the MLS and limited to homes inside the community: new Mesa Palms Estates listings appear here the day they list, and sold homes drop off. Because the neighboring Mesa Palms Homes plat shares a name, I pull both subdivision fields when I search for my buyers.

Life in the neighborhood

A settled pocket next to the fairway.

Mesa Palms Estates is a small, single-phase subdivision recorded with Washington County in 1994. It sits in south-central St. George, reached off Tonaquint Drive, on Mesa Palms Drive, Obsidian Drive, and Crystal Circle. Southgate Golf Club sits essentially next door, off the same Tonaquint Drive corridor, which is the single most defining fact about this pocket of town.

The streets here are settled and residential, three decades in now, without the newer subdivision sprawl you see on St. George's growing edges. South Dixie Drive, a short drive away, carries the closer shopping and services for this side of town.

The one thing I tell every buyer before they get attached to a listing here: a second, related plat called Mesa Palms Homes sits just east of Mesa Palms Estates, close enough that MLS searches and casual conversation blur the two together. They are legally separate subdivisions, recorded at different times, and I treat them as two different products before I compare a single price.

Neighborhood highlights

What sits closest to Mesa Palms Estates.

Southgate Golf Club, next door

The city-owned course sits off Tonaquint Drive, the same road that feeds Mesa Palms Estates. It is the closest named amenity to this subdivision, full stop.

Tonaquint Park and the river trail

Tonaquint Park, the Tonaquint Nature Center, and the Santa Clara River Trail sit a few minutes west, giving this pocket real green space without leaving the neighborhood grid.

A settled, three-decade street pattern

Recorded in 1994, this is not a new subdivision. Landscaping is established and the street pattern is simple: three streets, one plat, no cul-de-sac maze to learn.

South Dixie Drive corridor

The retail strip along South Dixie Drive, including the Tonaquint Terrace area, is the nearest commercial corridor and where most errands for this pocket end up happening.

The Dixie Drive interchange at Exit 5 connects this pocket to the freeway without threading through downtown St. George first.

Homes & lots

What homes look like on this plat.

Mesa Palms Estates is a recorded single-family subdivision, filed with Washington County in 1994 as a single phase. That puts the original homes at roughly three decades old, on individual residential lots along Mesa Palms Drive, Obsidian Drive, and Crystal Circle. I have not seen evidence of active new construction inside this specific plat, so most activity here is resale.

Because the neighboring Mesa Palms Homes plat, recorded across three phases between 1994 and 1996, sits right next to it and shares the "Mesa Palms" name, a casual MLS search can easily mix the two together. I pull the subdivision field directly from county records rather than trusting a neighborhood label typed into a listing.

Two subdivisions share a name here. I confirm the recorded plat before I trust a single comp.

Golf & outdoors

The fairway and the river, both close.

Southgate Golf Club is the defining outdoor amenity here, reached off the same Tonaquint Drive corridor that serves Mesa Palms Estates. It is a city-owned course, not a private club, so it functions as public open space as much as a golf destination.

Errands & drive times

Errands, measured in minutes.

Times are measured from Mesa Palms Drive, the subdivision's namesake street. Tonaquint Drive and South Dixie Drive carry most of the daily traffic out of this pocket toward the rest of St. George.

Common errands from Mesa Palms Estates with approximate drive times

Farther out, Snow Canyon State Park is roughly 15 minutes northwest and Zion National Park is close to an hour east. The full day-trip map lives in the St. George guide.

Schools & education

Schools, by the facts.

Mesa Palms Estates falls in the Washington County School District, which assigns students through a four-tier structure: elementary (grades K-5), intermediate (grades 6-7), middle (grades 8-9), and high school (grades 10-12). I was not able to confirm the exact elementary boundary for this specific pocket of south-central St. George from a verified source, so I am not going to guess at a name here.

Confirm the current assignment for any home you are serious about directly with the district's boundary tool or by calling the district office. Boundaries shift as the county grows, so even a confirmed answer today is worth double-checking again closer to a move.

The wider education picture, including Utah Tech University, is in the St. George guide.

Estates vs. Homes

Two plats, one shared name.

This is the detail that makes Mesa Palms Estates different from a typical St. George subdivision page: it is not the only "Mesa Palms" on the county's books. Washington County records show Mesa Palms Estates as a single-phase plat filed in 1994. A few hundred feet east sits Mesa Palms Homes, a separate plat filed across three phases from 1994 through 1996. A third, smaller plat, Mesa Palms Th, was recorded in 2007 nearby as well.

These are not the same subdivision wearing two names for marketing reasons. They are three distinct, separately recorded plats that happen to sit close together and share a developer-chosen name. For a buyer, that means an MLS search for "Mesa Palms" can return homes from more than one legal subdivision, with different boundaries, different phase histories, and potentially different characteristics street to street.

For a seller, it means comps have to be pulled carefully. Pricing a Mesa Palms Estates home off Mesa Palms Homes sales, or the reverse, risks comparing two different products just because the listing sheet used the same neighborhood word.

What I check before I compare a home here to anything

  • The county's recorded subdivision field for the specific parcel, not the listing agent's typed-in neighborhood name.
  • Which of the three Mesa Palms plats, Estates, Homes, or Th, the address actually falls inside.
  • Whether comps pulled for a valuation are drawn from the correct plat before I trust the number.

What locals know

The details I would slow down and check.

Mesa Palms Estates rewards a buyer who checks the plat before they check the listing photos. These are the things I would walk a friend through before they get attached to any one address here.

  • Confirm the plat, not just the name. "Mesa Palms" alone is not enough. Ask whether a listing is in Mesa Palms Estates or the neighboring Mesa Palms Homes before you get attached.

  • Golf-course proximity is a real feature here. Southgate Golf Club sits right off Tonaquint Drive, close enough that it shapes daily life in this pocket more than any single home upgrade will.

  • These are three-decade-old homes. Recorded in 1994, this is a resale market, not a new-construction one. Ask about updates the way you would for any established neighborhood.

  • School boundaries need a direct check. I could not confirm the exact elementary assignment for this pocket from a verified source, so I would not take a real estate agent's word for it either. Call the district.

Buying in Mesa Palms Estates

Mesa Palms Estates is a recorded 1994 subdivision in south-central St. George, built around Mesa Palms Drive, Obsidian Drive, and Crystal Circle. It sits just off Tonaquint Drive, a short walk from Southgate Golf Club, and a few minutes from South Dixie Drive. A separate but related plat, Mesa Palms Homes, sits just east of it, so I always confirm which recorded name a specific home carries before I compare it to anything.

No, and this trips people up. Washington County records Mesa Palms Estates (recorded 1994, one phase) and Mesa Palms Homes (recorded 1994 to 1996, multiple phases) as two separate plats. They sit close together in the same south-central St. George pocket near Southgate Golf Club, but they are legally distinct subdivisions with their own boundaries. I check the plat, not just the neighborhood name, before I price anything.

Mesa Palms Estates is a single-family, single-phase subdivision recorded in 1994, which puts the original homes at roughly three decades old. The MLS shows individual residential lots rather than an attached-home product. Because a related plat, Mesa Palms Homes, sits next door, I pull comps from the correct recorded subdivision before I trust any number.

Mesa Palms Estates is in the Washington County School District, which assigns students through a four-tier cone: elementary (K-5), intermediate (6-7), middle (8-9), and high school (10-12). I have not been able to confirm the exact elementary boundary for this pocket of south-central St. George from a verified source, so I would confirm the current assignment for any specific address directly with the district before you count on it.

Southgate Golf Club is essentially next door, off Tonaquint Drive. Tonaquint Park and its nature center, along with the Santa Clara River Trail, sit about 5 minutes to the west. South Dixie Drive, the nearest commercial corridor, carries the closer shopping and services.

I would rather not throw out a median for a pocket this small, especially one that sits next to a separate but similarly-named plat. Pricing depends heavily on lot, street, and whether the home has been updated since its 1990s build. Pull live comps against the correct recorded subdivision before you anchor on a number, and I am glad to run that for you.

I start with live MLS comps pulled from the correct recorded plat, Mesa Palms Estates and not the neighboring Mesa Palms Homes, then adjust for lot, updates, and proximity to Southgate Golf Club. Getting the subdivision field right is the first step, not an afterthought.

Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
