Life here
A small complex with a big location
In shortUtah Tech University and Intermountain St. George Regional Hospital are both close by. River Road, the busy stretch of shops and services, handles most of the daily errands.
Mesas sits off South 1200 East, a block west of River Road, in central St. George, between Utah Tech and the hospital. This is not a large subdivision. Mesas is a compact run of townhomes and condos, built mostly from the 1980s into the 1990s. The buildings wrap around common-area lawns and mature trees, with a shared pool and clubhouse in the middle.
What makes the address work is what surrounds it. Utah Tech University and Intermountain St. George Regional Hospital both sit under a mile away. Harmons at 1189 East 700 South covers the daily grocery run in a few minutes. River Road, one of the city's main north-south roads, is a block over. From there the freeway, the mall district, and downtown are each a short, direct drive, not a maze of turns.
Because it is small and older, Mesas feels more like one well-placed complex than a full neighborhood. You give up some land and have fewer floor plans to choose from. In return you get a central address that is genuinely hard to find at this price anywhere else in St. George.
Neighborhood highlights
What sits within reach of the complex
Six things stand out about this address, and most come from sitting a block off River Road in Middleton. They are the university, the hospital, River Road's grocery stores, the freeway on-ramp, the shared pool, and the older, settled buildings.
Utah Tech University, under a mile
The main campus sits roughly a half mile west. That makes for a short trip to class or work, without the parking hassle of living right on campus.
Intermountain St. George Regional Hospital
The hospital is just south, well under a mile away. If you work there, this is one of the shortest commutes you can find in central St. George.
River Road, a block away
One of St. George's main north-south roads runs a block east of the complex. It has grocery stores, restaurants, and the quickest way to the freeway.
I-15 at Exit 8, a few minutes out
The Exit 8 interchange (where you get on the freeway) sits just north, where River Road meets St. George Boulevard, so the rest of Washington County is an easy freeway drive away.
A shared pool and clubhouse
Common-area lawns and mature trees surround a shared pool and clubhouse. That is a lot of amenities for a complex this size and this central.
An older, settled build
Most units date to the 1980s and 1990s, so the trees are tall and the complex looks settled, not newly built. What has been updated, and when, matters more here than in a newly built home.
About the facts in the bar at the top of this page. Sources: Washington County GIS recorded subdivision records (the official maps of the lots), the Washington County MLS, and area maps. I also used the Washington County School District's published feeder-school map, which shows which schools lead into which. Prices move, so ask me for current numbers. Citywide data lives on the St. George guide.

The homes and the land

Homes & units
Townhomes and condos, one small market
Mesas is a townhome and condo community, not detached single-family homes. Units date mostly from the 1980s into the 1990s, and they come as interior units or end units, which sit at the end of a row. End units generally have more windows, and some floor plans give them two separate patios instead of one. Many units come with an attached garage, which is not a given in complexes this age.
Recent sales in the complex have generally landed well below the St. George median (the middle price). Only a few units sell each year, so a handful of sales can shift the picture. Condition explains most of the gap between prices. An interior unit in original condition and an updated end unit with a newer kitchen are two different things, even inside the same small complex.
Because Mesas is small, I do not lean on a neighborhood-wide average here. I pull recent sales and live listings and sort them by where the unit sits in its row and by condition. Then I look at the last several closings before I talk numbers with a buyer or a seller.
In a complex this size, three good recent sales tell you more than a citywide average ever will.
Outdoors & recreation
A short drive to the red rock trails
Mesas is a complex built around a shared pool, not a trailhead, so the outdoors here means a short drive, not a walk out the front door. The best-known spot is Pioneer Park, St. George's signature red rock park, with the Sugarloaf and Dixie Rock trails. It sits off Red Hills Parkway, roughly six minutes from the complex.
Pioneer Park
375 East Red Hills Parkway. Red rock hiking including the Sugarloaf and Dixie Rock routes, picnic areas, and city views. Free, no permit needed.
River Road sidewalks and bike lanes
The paved sidewalks and bike lanes along River Road link the complex to the rest of central St. George. For short trips, you do not need the car.

Errands & drive times
Errands, measured in minutes

Schools & education
Schools, by the facts
Mesas falls within the Washington County School District. The district's published feeder map shows which schools lead into one another here. They are Legacy Elementary (grades K-5), Dixie Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High (grades 10-12). Legacy Elementary is about a mile and a quarter from the complex, and Dixie Middle about a mile and a half.
School assignments and attendance boundaries can shift, so for any home you are serious about, check the current assignment with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself. Utah Tech University is about three minutes away.
I cover the bigger education picture, including Utah Tech, in the St. George guide.
Reading a small complex
Why a small market needs a different look
I'll say it plainly: Mesas is not a big subdivision. It is a compact, older townhome and condo complex, and that changes how you should shop for or price a home here. In a neighborhood of a few hundred houses, one or two odd sales barely move the average. In a complex this size, they can swing the numbers hard. The swing is biggest when the sales mix interior units with end units, or original-condition units with recently updated ones.
I want a buyer or seller here to understand this going in. A citywide St. George median tells you almost nothing about what a specific Mesas unit is worth. What matters is the last handful of closings inside the complex itself. I adjust those for where the unit sits in its row, its condition, and whether its patios match the unit you are looking at.
The upside of a small, older complex like this is that so much stays the same. The location does not change, the pool and clubhouse do not move, and the distance to Utah Tech and the hospital is fixed. What varies is inside each unit, and that is exactly where I focus when I walk through a Mesas listing.
What I check before I call a Mesas price fair
- Whether the unit is an interior or an end unit, since patio count and window exposure differ between the two.
- Condition and update history: kitchen, flooring, and fixtures on a unit built decades ago tell most of the story.
- The last several closings inside the complex, not a St. George-wide median that mixes in unrelated homes.
- Garage access, since not every unit carries the same parking setup.
This is general guidance, not an appraisal (a formal opinion of a home's value). Check any specific unit's condition and value against recent sales and current listings and, where relevant, a licensed inspector.
What locals know
Notes from this side of town
No listing photo tells you this part. Here is what I would tell a friend before they got attached to a specific Mesas unit.
River Road handles the errands
The complex itself is quiet. Step out to South 1200 East or River Road, and the grocery store, the hospital, and the freeway are all a few minutes away.
End units cost more for a reason
An extra patio and more windows make a unit feel different to live in every day, so expect to see that in the price.
The hospital is under a mile away
Intermountain St. George Regional is under a mile from the complex, so the commute is short if you work there.
A central address like this ages well
As St. George keeps building outward, a settled complex a block off River Road stays close to everything. New subdivisions on the edge of town cannot match that.

The buyer side and the seller side
Buying in Mesas
Mesas is a small community off South 1200 East, a block west of River Road in central St. George. It sits close to Utah Tech University and Intermountain St. George Regional Hospital, with River Road handling most day-to-day errands.
Mesas has townhomes and condos, built mostly from the 1980s into the 1990s. The layouts are one and two story, many units have attached garages, and some end units have two separate patios. This is a small, tightly built community, not a sprawling subdivision.
Yes, the community has a shared pool and clubhouse set in common-area lawns with mature trees. Confirm the exact amenities and any shared costs for the unit you want; do not assume them from the complex as a whole.
It is a small market, so a handful of sales can move the picture fast. Recent sales have landed well below the St. George median, and condition, floor plan, and end-unit versus interior-unit status drive most of the gap. For a citywide benchmark, my 2025 market report puts the St. George median sale price at $589,990. Check it against the live listings.
Mesas falls in the Washington County School District. The schools that lead into one another here start with Legacy Elementary (grades K-5) and Dixie Intermediate (grades 6-7). After those come Dixie Middle (grades 8-9) and Dixie High (grades 10-12). Boundaries can shift, so for any home you are serious about, check the current assignment with the district.

Selling in Mesas
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Mesas page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Where a unit sits in its row matters more than most sellers expect. An end unit with extra patio space is priced differently from an interior unit in original condition. The same goes for an updated unit with a newer kitchen and finishes, even in the same small complex. I look at the current listings against recent sales before I talk numbers.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
