What a day here looks like.
Mirage Estates is small as St. George subdivisions go, tucked along Balboa Way and 2025 Circle South off the Bluff Street and Dixie Drive corridor. Mornings here are quiet, and if you walk or jog, the Virgin River Trail is a short drive away for a paved stretch along the river. Southgate Golf Club sits close by, so on a calm morning you hear more birds than traffic.
Midday is straightforward. Bluff Street and Dixie Drive put groceries, hardware, and lunch spots a short drive away, and downtown St. George is close enough that you are not crossing town for the basics. The neighborhood's own streets are residential and low-traffic, a contrast to the corridors just outside it.
Evening brings the community pool and clubhouse into play through the summer months, and the golf course quiets down except for the twilight crowd. This is not a hillside subdivision with sweeping valley views. It is a compact, established pocket with more amenities close by than you might expect for a neighborhood this size.

Southgate Golf Club nearby
Southgate is an 18-hole public course on Tonaquint Drive with the Virgin River winding through several holes. It is a short drive from Mirage Estates and puts open green space close to the neighborhood.
Virgin River Trail access
A paved multi-use trail follows the Virgin River from near the Dixie Center through the Southgate area and on to Bloomington. The nearest access point is a short drive from Mirage Estates. More detail in the trails section below.

Downtown in minutes
Historic downtown St. George, with its restaurants, shops, and the St. George Tabernacle, is about a five-minute drive from the neighborhood. You get a quiet residential pocket with the town square not far away.

The river trail is close by.
The Virgin River Trail runs along the river corridor a short drive from Mirage Estates. It is a paved multi-use path connecting the Dixie Center area through Southgate and on toward Bloomington, threading past riverside parks. Walkers, joggers, and cyclists share the path, and it stays busy through fall, winter, and spring when the desert temperatures are at their best.

The wider St. George trail system links to Pioneer Park, the Red Cliffs Desert Reserve, and Snow Canyon State Park within about fifteen to twenty minutes by car.

Mirage Estates is served by the Washington County School District, which runs a four-tier structure across the county: elementary (kindergarten through grade 5), intermediate (grades 6-7), middle school (grades 8-9), and high school (grades 10-12). This part of St. George falls in the Dixie High School and Dixie Middle School catchment area for secondary grades. Exactly which elementary and intermediate school serve a specific street can shift as the district adjusts boundaries, so confirm the current assignment for any home you are serious about directly with the district.

It is a small subdivision, and that cuts both ways. Inventory in Mirage Estates can run thin, so a good listing can move fast. It also means fewer directly comparable comps when we price a home, so I lean on nearby Southgate-area sales alongside the ones inside the subdivision.

The pool scene is actually social. A lot of St. George subdivisions have pools on paper. This one gets used, especially in summer, and the indoor pool keeps it going when the outdoor one closes for the season.
