A St. George community
Living in Moorland Park.
A newer-construction pocket of St. George's Washington Fields area, reached off South 3000 East near South Mall Drive. Larger lots than most of the surrounding grid, a run of homes built out across eight recorded phases since 2018, and on some plans, a dedicated RV garage bay you will not find in every new-construction neighborhood in town.
I am Scott Buehler, a Southern Utah resident of 20-plus years and a licensed REALTOR and lender. This is the honest version of what Moorland Park offers, what it costs, and what I would check before you buy or sell here.

Life in Washington Fields
Newer streets on St. George's east side.
Moorland Park sits in the Washington Fields area of southeast St. George, a stretch of the city that has filled in with newer construction east of the Virgin River. You reach the neighborhood off South 3000 East, near South Mall Drive and 1450 South, with the community's own street, E Moorland Drive, running through the interior.
The area reads differently than St. George's older west-side grid. Lots run larger here, the streets are newer pavement, and the homes going up now share a build era rather than a century of additions and remodels. Washington County's recorded plats show the community growing in phases since 2018, with the most recent phase recorded in 2026, so parts of Moorland Park are freshly built while other blocks have settled in for years.
I tour it as a phase-aware neighborhood, because the phase matters here more than in most St. George subdivisions. A resale from the earliest recorded phase and a home in the current active phase were not built to the same plan set or the same lot sizes, and I check which phase a listing sits in before I compare it to anything else on the market.
Neighborhood highlights
What sets this pocket of Washington Fields apart.
A handful of things make Moorland Park its own place inside Washington Fields: the lot sizes, the RV garage option, an eight-phase build history, a grocery store minutes away, and freeway access without being on top of the interstate.
Larger lots than the surrounding grid
Moorland Park's parcels run larger than typical St. George new construction, with more room between homes than the denser pockets closer to the city core.
An RV garage option
Alongside the standard three or four-car garage, some plans built here have added a dedicated RV bay, a feature that is not standard across most St. George new-construction neighborhoods.
Eight phases, built out since 2018
Washington County's plat records show Moorland Park growing in recorded phases from 2018 through 2026, so the neighborhood holds both settled resale streets and active-phase new construction.
Lin's Fresh Market, ~5 min
The full-service grocery store at 2928 East Mall Drive sits right at the S 3000 East and Mall Drive intersection that anchors Moorland Park's own access route.
Virgin River Trail access nearby
A Mall Drive access point onto the paved Virgin River Trail sits close to the neighborhood's own approach route, connecting to the wider paved trail through Washington Fields.
One name, a range of build eras
Because Moorland Park carries eight recorded phases, an early-phase resale and a current-phase new build both wear the same neighborhood name but come from different plan sets.
Homes & lots
New construction, phase by phase.
Moorland Park is detached single-family, built out by more than one local builder, including New Trend Construction. Plans here favor open layouts, larger lots than the typical St. George new-construction pocket, and garage configurations that run to three and four cars, with a dedicated RV bay showing up on select plans rather than as a standard feature.
Because Washington County's records show eight distinct recorded phases stretching from 2018 to 2026, the housing stock is not one uniform product. Earlier phases have had years to settle into resale, while the most recent phase is still under active construction. Lot size, garage configuration, and finish level have all shifted across that span, which is exactly why I split a Moorland Park search by phase before I judge value.
Pricing here trends toward the upper end of what is going up in Washington Fields right now, reflecting the larger lots and the newer construction. Exact figures move with the active phase and the broader St. George new-construction market, so I would rather point you to the live listings than quote a number that is already stale by the time you read it.
Eight phases under one name means the plan set, the lot size, and the garage all depend on which phase you are actually looking at.
Trails & outdoors
The river trail, close by the grid.
The paved Virgin River Trail runs through Washington Fields with an access point off Mall Drive, close to the same S 3000 East corridor that leads into Moorland Park. From that trailhead the paved path follows the Virgin River through St. George and on toward Washington City, open to walking, running, and biking.
Virgin River Trail, Mall Drive access
A paved trail access point near Mall Drive puts you on the Virgin River Trail without crossing town, an easy, mostly flat path along the river.
Washington Fields Soccer Park
The sports park sits along the Washington Fields trail network, another anchor point for the paved path system running east of the Virgin River.
Trail information comes from the City of St. George trails pages and the Virgin River Trail route. The wider outdoor picture for St. George is in the St. George guide.
Errands & drive times
Errands, measured in minutes.
Moorland Park's own street, E Moorland Drive, feeds out to South 3000 East, which is the fastest line to most daily errands. Times below are measured from that S 3000 East and Mall Drive corridor.
| The errand | Where it happens | From Moorland Drive |
|---|---|---|
| Full grocery run | Lin's Fresh Market, 2928 E Mall Drive | ~5 min |
| Freeway on-ramp | Interstate 15 at Exit 8, River Road / St. George Blvd | ~10 min |
| Healthcare | St. George Regional Hospital, River Road campus | ~10 min |
| Dinner downtown | Main Street and Ancestor Square | ~12 min |
| Trail access | Virgin River Trail, Mall Drive access point | ~5 min |
Because Moorland Park sits east of the Virgin River in Washington Fields, most trips into central St. George cross the river first, whether over Mall Drive or back toward St. George Boulevard. The full day-trip map for St. George lives on the St. George guide.
Schools & education
Schools, by the facts.
Moorland Park is part of the Washington County School District, in the district's Crimson Cliffs cone site. That cone runs on the district's four-tier structure: an elementary school for grades K-5, then Washington Fields Intermediate for grades 6-7, Crimson Cliffs Middle for grades 8-9, and Crimson Cliffs High for grades 10-12.
The specific elementary assignment inside Washington Fields can vary block by block and has shifted in recent district boundary changes, so I am not going to guess at a single elementary for every address in a neighborhood built across eight phases. Confirm the current elementary boundary directly with the Washington County School District for any specific address you are serious about. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself.
I cover the bigger education picture for St. George in the St. George guide.
The RV bay difference
Not every St. George new build offers this.
It is worth naming plainly, because it is the detail that separates Moorland Park from a lot of the new construction going up elsewhere in St. George: some plans built here include a dedicated RV garage bay, on top of the standard three or four-car attached garage. For a buyer who tows a boat, hauls a trailer to Sand Hollow, or just does not want an RV parked on the street, that is a real, specific feature, not a marketing phrase.
It is not universal across the neighborhood. Because Moorland Park spans eight recorded phases and more than one builder, garage configuration is plan-specific, not neighborhood-wide. A home in one phase might carry the RV bay while a similarly priced home two streets over does not. I check the actual garage configuration on the listing sheet and, wherever possible, in person, rather than assuming every Moorland Park address comes with one.
The same phase-awareness applies to lot size and finish level. Because the community has been building since 2018, the earliest phases and the most recent phase were not drawn from the same plan book. Treat "Moorland Park" as a family of phases rather than one uniform product, and you will price it correctly the first time.
What I check before I compare a Moorland Park listing to another
- Which of the eight recorded phases the home sits in, since plan sets and lot sizes have changed across them.
- Whether the garage includes a dedicated RV bay or is a standard three or four-car configuration.
- The recorded builder for that specific phase, since more than one builder has worked in the community.
- The current elementary school boundary with the district directly, since Washington Fields assignments have shifted recently.
Sources: Washington County recorded subdivision plats (phases 1-8, 2018-2026) and builder listing information. This is general guidance, not a guarantee of any specific home's features. Confirm garage configuration and phase on the listing itself.
What locals know
The details I would slow down and check.
Moorland Park rewards a buyer who reads past the neighborhood name: the phase, the garage, the lot, and the school boundary. These are the details I would walk a friend through before they get attached to any one address here.
-
Do not price across phases without checking. An early-phase resale and a current-phase new build can carry different lot sizes and finish levels under the same neighborhood name.
-
Confirm the garage before you count on an RV bay. Some plans have one and some do not. It is a real selling point when it is there, but it is plan-specific, not guaranteed.
-
Check the elementary boundary directly with the district. Washington Fields assignments have shifted with recent boundary changes, so do not assume based on a neighboring address.
-
The 3000 East approach is the practical route. Most errands and the freeway on-ramp all run back through the same S 3000 East and Mall Drive corridor that leads into the neighborhood.

Buying in Moorland Park
Moorland Park sits in the Washington Fields area of southeast St. George, reached off South 3000 East near South Mall Drive and 1450 South. The neighborhood's own street is E Moorland Drive, and the surrounding grid ties back to the Virgin River corridor and River Road.
Newer single-family construction on larger-than-average St. George lots, built out across multiple recorded phases since 2018. Several local builders have worked here, including New Trend Construction, with layouts that run to three and four-car garages and, on some plans, a dedicated RV bay.
Moorland Park is in the Washington County School District, in the Crimson Cliffs cone: Washington Fields Intermediate for grades 6-7, Crimson Cliffs Middle for grades 8-9, and Crimson Cliffs High for grades 10-12. The elementary assignment can vary block by block in this part of Washington Fields, so confirm the current boundary with the district for any specific address.
This is a newer-construction, larger-lot pocket of Washington Fields, and it prices toward the upper end of that market. Because the community has recorded eight phases since 2018, the mix of resale and active-phase new builds changes what is available at any given time. Check the live listings at the top of this page for what is on the market now.
Some plans built here include a dedicated RV garage bay alongside the standard three or four-car garage, which is not something every St. George new-construction pocket offers. Not every home has one, so confirm garage configuration listing by listing.

Selling in Moorland Park
Phase matters. A resale from an early phase and a home in the current active phase are not always priced off the same comps, since lot size, garage configuration, and finish level have shifted across the eight recorded phases. Get the phase and the floor plan right before you lean on any neighborhood-wide number.
List it with me and your home is featured across MovingUtah, on this page, on the St. George hub, and in the featured listings buyers browse on this site. The get featured page walks through exactly how that works.
I start with live MLS comps from the same phase and lot size wherever I can, then adjust for garage configuration, finish level, and how the specific lot compares to what is currently being built in the active phase.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
