Painted Desert Estates is a recorded subdivision on the north edge of the Little Valley area, reached off River Road near 2450 South. Washington County's plat records show the first phase filed in 1998, with additional phases added through 2018, so the neighborhood grew in stages rather than all at once.
River Road is the corridor that defines the area day to day. It carries you north toward St. George Boulevard and Main Street, and south into the rest of Little Valley, and the everyday stops, a clinic, a pizza place, a soda shop, sit close enough to walk to from parts of the neighborhood.
Because the plat covers eleven separate phases filed over two decades, the streets do not all read the same. Some sit on the earliest 1998 and 2001 phases, others on the later 2005, 2010, and 2018 additions. I walk the specific phase before I compare one listing to another, because build year and lot layout can shift even within the same subdivision name.

Painted Desert Estates includes both detached single-family homes and attached units, generally in the two-to-four-bedroom range with a two-car garage. Because the plat covers eleven phases filed between 1998 and 2018, build year and layout shift depending on which phase a given home sits in, and I would not assume a listing from one phase looks or lives like one from another.
Prices move with condition, size, and product type, and I am not going to hand you a made-up median here. The honest approach is to compare the live listings on this page against recent closed sales, phase by phase, rather than lean on a single neighborhood-wide number.
If you are cross-shopping detached and attached product under this same subdivision name, treat them as two different searches. A two-car-garage detached home on a later phase and an older attached unit on an early phase do not price the same way, even sharing an address.
Eleven phases under one name means the build year on the plat matters as much as the square footage on the listing.

I have not independently verified the exact attendance boundary for this address against the district's current maps, and Washington County boundaries do shift as the area grows, so confirm the current assignment for any specific home directly with the district rather than assuming.

Eleven phases, one plat
What twenty years of phased building actually means.
This is the detail that separates Painted Desert Estates from a subdivision built and sold out in a single push: Washington County's recorded plat shows eleven distinct phases, starting with Phase 1 and Phase 3 filed in 1998, running through phases recorded in 2001, 2002, 2004, 2005 (two separate phases that year), 2006, 2010, and finally 2014 and 2018.
That kind of long build-out is not unusual for St. George subdivisions from this era, but it does mean two homes carrying the same "Painted Desert Estates" name can be twenty years apart in age, sit on differently sized parcels, and reflect very different construction standards. A buyer comparing two listings here is not always comparing two homes of the same vintage.
For sellers, this cuts the other way too. Pricing a home in an early 1998 phase off a recent sale in the 2018 phase, or the reverse, can miss badly. I pull the phase and recorded date before I build a comp set here, not after.

- Which recorded phase a specific parcel sits in, and the plat date that goes with it.
- Whether the home is detached or attached, since both sit under the same subdivision name.
- Actual build year on the listing against the phase's recorded date, since not every lot in a phase builds out immediately.
