Life on the west side
A settled address, not a work in progress.
Painted Hills Estates is one of the older platted subdivisions on St. George's west side, recorded in two phases: the first in 1976 and the second in 1987. That means the trees are grown, the streets have settled, and there is no construction traffic rolling through on the way to a new phase. What you see driving in is close to what you will have in ten years.
The neighborhood sits off North Jefferson Street, close to the Dixie Drive corridor that runs the length of St. George's west side. That corridor puts daily errands within a short drive without putting the neighborhood itself on a busy through-street.
This is not a resort-style community and it does not try to be. It is a working neighborhood of established single-family homes, the kind of address where buyers are usually looking for character and price relative to newer construction, not a clubhouse.

Washington County records the subdivision as PAINTED HILLS EST, Phase 1 legally recorded in 1976 and Phase 2 in 1987, both within St. George city limits.

Dixie Drive corridor nearby
Dixie Drive, one of St. George's main north-south west-side arterials, runs close by and connects north toward Snow Canyon Parkway and south to its own I-15 interchange at Exit 5.
A paved trail close by
The Halfway Wash Trail, a paved path with its main trailhead at Dixie Drive and 540 North, runs from Dixie Drive north to Snow Canyon Parkway.

Painted Hills Estates is a single-family subdivision from St. George's earlier growth era, platted across two phases between 1976 and 1987. That build era puts most of the housing stock several decades old, which means the homes you tour will vary widely on updates: some fully remodeled, others closer to original condition. Confirm the specific age, square footage, and any renovation history against the county parcel record and the live MLS listing for any home you are serious about.
Lots and layouts in an older, phased subdivision like this one are not uniform the way a single-builder modern community would be. Expect a mix of ranch and split-level designs typical of St. George construction from that period. If floor plan, garage configuration, or lot size matters to your search, tell me early and I will help you sort what is actually available against what a listing photo makes it look like.

Trails & outdoors
A paved trail on your side of town.
The Halfway Wash Trail is the closest named trail to this neighborhood. It is a paved path that follows the wash from a trailhead at Dixie Drive and 540 North north to Snow Canyon Parkway, an easy, mostly flat route used for walking and biking rather than technical hiking. It is a practical, close-to-home option rather than a destination trail.
For the bigger red-rock landscape St. George is known for, Snow Canyon State Park sits northwest of the city, reached via the Snow Canyon Parkway corridor. It is a separate trip, not a walk from this neighborhood, but it is the kind of drive that is short by most standards.

Painted Hills Estates is served by the Washington County School District, which uses a four-tier structure: elementary (kindergarten through 5th grade), intermediate (6th and 7th), middle school (8th and 9th), and high school (10th through 12th). West-side St. George addresses feed toward Dixie High School, the district's longtime comprehensive high school on the west side of town, though I have not verified this specific street's boundary assignment. Elementary, intermediate, and middle school assignment can shift block by block and year by year as the district adjusts to enrollment, so confirm the exact schools for any address you are serious about directly with the district's boundary tool before you count on a specific school. Two similar names
This is not Painted Desert Estates.
St. George has two similarly named neighborhoods, and mixing them up is an easy mistake to make while browsing listings. Painted Desert Estates is a separate, newer subdivision built mostly through the 2000s, with a Mediterranean-influenced look, stucco exteriors, and tile roofs. Painted Hills Estates, covered on this page, is the older west-side neighborhood off North Jefferson Street, platted decades earlier in 1976 and 1987.
If a listing description mentions a red-tile roofline or references a newer master-planned feel, double-check which subdivision you are actually looking at before you get attached to the photos.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about this corner of town.

Age cuts both ways. An older subdivision means mature trees and no construction dust, but it also means older roofs, older HVAC, and older plumbing somewhere in the mix. Get a real inspection here. It matters more than in a five-year-old subdivision.

Don't confuse the two Painted names. I cover this on the page itself, but it is worth repeating here: if a listing looks too new or too Mediterranean for what you expect, you may be looking at Painted Desert Estates by mistake.

Dixie Drive does the heavy lifting. Nearly every errand from this neighborhood routes through the Dixie Drive corridor, whether you are headed to the freeway, the grocery store, or north toward Snow Canyon.
