Living in Panorama Park

Panorama Park is a recorded subdivision on the east-central side of St. George. Its official lot map, called a plat, is on file with the county. It was built in three phases around Panorama Parkway, near N 2100 E and E 620 N. The neighborhood sits in the Middleton area, north of the Virgin River and east of downtown, and Panorama Elementary is about three blocks south.

The streets were mapped on the plat decades ago, so the neighborhood looks and feels like an established grid, not a fresh subdivision. You will see mature trees and settled landscaping. It is not the newest master-planned community in St. George, and that is exactly the point.

To me this is a practical, in-town spot. You are close enough to the middle of St. George to reach most errands without a long drive. You are also far enough from the busiest tourist roads that the street noise stays low.

Panorama Park is single-family, and the recorded plat dates the neighborhood to an earlier era of St. George's growth, not the current building wave. Build years and sizes vary, so for a specific address, check the county assessor record (the county's file on that property).

What I can say with confidence is that this is a settled street grid of single-family homes. It is not a new construction phase, and it is not townhomes or condos. Panorama Park is part of the Washington County School District. Panorama Elementary (grades K-5) sits about three blocks south of the neighborhood. Across the district, schools come in four levels: elementary (K-5), intermediate (grades 6-7), middle (grades 8-9), and high school (grades 10-12).

Ask the district which intermediate, middle, and high school serve an address, because boundaries shift as the district grows. Search "Panorama" in this part of St. George and two different things come up. One is the recorded Panorama Park subdivision, platted in three phases (A, B, C) on file with Washington County. The other is Panorama Elementary School at 301 N 2200 E. They sit essentially next to each other, which is handy if you are shopping this street, but they are not the same record.

The difference matters when you search listings or talk to a lender or title company (the firm that handles the closing paperwork). Say whether you mean the subdivision name or the school name, so nobody assumes a boundary that has not been confirmed. I keep the two apart on this page for that reason.
