Life in Panorama Park


An established grid on the east side.

Panorama Park is a recorded subdivision on the east-central side of St. George, built out in three phases around Panorama Parkway near N 2100 E and E 620 N. It sits in the Middleton area, the part of town north of the Virgin River and east of downtown, and Panorama Elementary sits essentially next door.

Because the streets were platted decades ago, the neighborhood has the look and feel of an established grid rather than a fresh subdivision: mature trees, settled landscaping, and a mix of long-time owners and newer buyers who found a straightforward home on a quiet street. It is not the newest master-planned community in St. George, and for a lot of buyers, that is exactly the point.

I read it as a practical, in-town location. You are close enough to St. George's core to reach most errands without a long drive, and far enough from the busiest tourist corridors that the street noise stays low.

Panorama Elementary next door

Panorama Elementary sits at 301 N 2200 E, immediately adjacent to the subdivision. Some streets here are a short walk to the school rather than a drive across town.

Panorama Park was platted in three phases, A, B, and C, on file with Washington County. That is the paper trail behind the name, not just a marketing label.

A settled, in-town grid

The streets here are established rather than newly cut, with mature landscaping that only comes with time. You are trading brand-new for a neighborhood that already feels lived-in.

Central location on the east side

East-central St. George puts you within a reasonable drive of most of the city rather than out on one growth edge, which keeps errands and commute times honest.

Panorama Park is single-family, and the recorded plat dates the neighborhood to an earlier era of St. George's growth rather than the current building wave. I am not going to hand you a build-era range or a square-footage figure I have not verified against the county assessor for a specific address, and I would rather tell you that plainly than repeat a number that does not hold up.

What I can say with confidence: this is a settled, single-family street grid, not a new construction phase, not a townhome or condo product. If you want exact year-built, square footage, and lot size for a specific home, pull the county record or ask me and I will pull it with you.

An established street is its own kind of value. You are not paying a new-construction premium, and you can see exactly how the neighborhood has held up over time.

Outdoors & recreation

Panorama Park itself is a residential grid without a signature trail on its doorstep, so the honest picture is what is a short drive away rather than what is underfoot.

Pioneer Park

St. George's red-rock city park sits on the north side of downtown, with slickrock hiking and scramble trails inside the city limits, a short drive from the east side.

Virgin River corridor

The Virgin River runs along the south edge of St. George's core, with paved river-trail segments connecting several east-side neighborhoods toward downtown.

Red Cliffs Desert Reserve

The reserve's trail system wraps the north side of St. George. It is a drive rather than a walk from this address, but it is one of the area's defining outdoor features.

Zion National Park

For the day-trip crowd, Zion's south entrance is the standard St. George weekend drive, reached via SR-9 through Hurricane and La Verkin.

Schools & education


Schools, by the facts.

Panorama Park is part of the Washington County School District. Panorama Elementary (grades K-5) sits immediately adjacent to the neighborhood. The district runs a four-tier structure districtwide: elementary (K-5), intermediate (grades 6-7), middle (grades 8-9), and high school (grades 10-12).

I have not independently confirmed which specific intermediate, middle, and high school this address feeds into, and boundaries shift as the district grows, so I am not going to guess. Confirm the current assignment for any home you are serious about directly with Washington County School District's boundary tool before you rely on it.

The Panorama name


One name, two things worth separating.

Search "Panorama" in this part of St. George and two different things come up: the recorded Panorama Park subdivision, platted in three phases (A, B, C) on file with Washington County, and Panorama Elementary School at 301 N 2200 E. They sit essentially next to each other, which is convenient for anyone shopping this street, but they are not the same record and I have not found a documented source explaining which one the other was named after.

That distinction matters for one practical reason: when you search listings or talk to a lender or title company, be specific about the subdivision name versus the school name so nobody assumes a boundary that has not been confirmed. I keep the two straight on this page for exactly that reason.

What locals know

The details I would slow down and check.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend before they buy on these streets.

  • Confirm the school boundary yourself. The elementary is right there, but I have not verified the middle and high school feed for this specific address. Check it with the district before you assume anything.

  • Established means fewer surprises, not none. A settled neighborhood still deserves a real inspection. Age brings its own maintenance history, and I would rather you know it going in.

  • Do not let the name confuse the comps. Search results that mix Panorama Park subdivision sales with unrelated listings near Panorama Elementary will muddy your price picture. I keep the two separated when I run comps.

  • Central means options. An east-central address puts multiple grocery stores, the hospital, and the freeway within a reasonable drive, instead of being tied to one growth corridor.
