Pheasant Run Estates is a small recorded subdivision on the west side of Bloomington, one of the oldest established neighborhoods in St. George. Homes sit on Baneberry Drive and the south leg of Bloomington Drive, a short block off Brigham Road near the Man O War corridor. The plat was recorded with Washington County in the 1980s, which puts it among the more settled pockets of the area rather than a recent build.
Bloomington itself dates back further than most of the city around it. It began as the town of Atkinville before being absorbed into St. George, and it grew up around the Bloomington Country Club golf course to the east. Pheasant Run Estates does not front that golf course. It is its own quiet street grid on the opposite side of the neighborhood, closer to Brigham Road than to the clubhouse.
What that means day to day is a short, mature street with mature landscaping in a part of town that has had decades to settle in, a few minutes from I-15 and from the daily errands most people actually run.

The 18-hole course built in 1969 anchors the east side of Bloomington. Pheasant Run Estates does not border it, but it is part of the same historic neighborhood and a short drive across.
Freeway access at Exit 4
I-15's Brigham Road interchange, Exit 4, sits just north of the subdivision, so the freeway is close without the street feeling like a thoroughfare.
An established, settled street
The plat dates to the 1980s, so this is mature landscaping and a settled street grid, not a subdivision still filling in its last lots.
Bloomington Market at the corner
A named local fuel and convenience stop, Bloomington Market on West Brigham Road, sits right at the interchange for the quick stops.
Two street names, one small plat
The recorded subdivision covers Baneberry Drive and the south leg of Bloomington Drive together, so buyers searching only one street name miss half the plat.

The recorded plat, filed with Washington County in the 1980s, covers a short run of single-family homes on Baneberry Drive and the south leg of Bloomington Drive, plus a separate multi-unit building at 1287 W Bloomington Dr S. Those two products, detached homes and the multi-unit building, do not comp against each other, and I split them before I read a single number.
Because the pool of homes is small, a countywide average tells you almost nothing useful here. One recent sale, one unusual lot, or one dated interior can swing what looks like the "market" for the whole street. The live listings above are the honest current snapshot. For anything more specific, I would rather pull the actual recent sales on Baneberry Drive and Bloomington Drive S than quote a number that might be stale by the time you read this.

Bloomington was built around a golf course rather than a trail system, so this is not a trailhead-at-the-door subdivision. What it does have is a genuine city park close by and the wider Virgin River corridor within a short drive.

Pheasant Run Estates is in the Washington County School District. Bloomington and the surrounding south St. George neighborhoods fall in the Desert Hills High School zone, with Desert Hills Middle School as the natural feeder for that zone. The district's four-tier structure runs elementary (K-5), intermediate (6-7), middle (8-9), and high (10-12).
The district approved boundary adjustments affecting several Bloomington-area elementary schools for the 2026-2027 school year, so I am not going to guess which specific elementary serves a given Baneberry Drive or Bloomington Drive S address. Confirm the current elementary assignment for any home you are serious about directly with the district's boundary tool. Not Bloomington Country Club
The name buyers usually mean, and the name on this plat.
Worth stating plainly, because it is the most common mix-up I see with this address: Pheasant Run Estates is not the golf-course loop most people picture when they hear "Bloomington." Bloomington Country Club, built around the 18-hole course, sits on the east side of the neighborhood off Bloomington Drive E. Pheasant Run Estates is a separate, smaller recorded plat on the west side, off Baneberry Drive and the south leg of Bloomington Drive, closer to Brigham Road than to the clubhouse.
Both are part of the same historic Bloomington area, and both share the same freeway access and school zone. But they are different products with different comps: golf-frontage homes in the Country Club loop price differently than the smaller, non-golf lots on this plat. If a listing description says "Bloomington" without a street name, ask which side of the neighborhood it is actually on before you compare it to anything.
I also see the name "Pheasant Springs" confused with Pheasant Run Estates from time to time. They are two different recorded subdivisions in St. George. If a buyer or seller mentions one, I confirm which plat they actually mean before I pull comps.
