Primrose Pointe is in the Washington County School District's Pine View cone. The four-tier structure runs Panorama Elementary (grades K-5), Fossil Ridge Intermediate (grades 6-7), Pine View Middle School (grades 8-9), and Pine View High School (grades 10-12).
Boundaries can shift as the district grows, so confirm the current assignment for any home you are serious about directly with the district rather than guessing from a map. Living against the ridge
One name, four phases, no repeated plan.
The thing that separates Primrose Pointe from most St. George subdivisions built in the same window is that nothing here came from a repeated floor plan. Washington County's recorded plats show four phases, from 2004 through 2016, and each one was filled in with custom homes rather than a builder's standard lineup. That is unusual for a subdivision this size, and it is the first thing I explain to a buyer comparing it to a newer, more uniform development elsewhere in the valley.
Practically, that means two homes on the same street can differ by more than a decade in construction and by thousands of square feet, and the streets closest to Foremaster Ridge carry a view premium the interior streets do not. I would rather walk a buyer through which phase and which position on the block a specific home sits in than let them assume the whole subdivision prices as one unit.
For a seller, the same logic cuts the other way: your comp set should start with homes of a similar size and phase inside Primrose Pointe, not a blended average across the whole plat.

- Which of the four recorded phases the home falls in, since that sets the construction era.
- Square footage and layout, since nothing here repeats from a standard plan.
