What a day on this end of town looks like.

Riverstone is a plat Ence Homes recorded and built out across seven phases in the Bloomington area of southern St. George, starting in November 2013 and finishing in September 2016. Washington County's GIS records place every recorded phase inside the STG municipal boundary, and the subdivision sits next to the Sun River community, which carries its own separate recorded plat in the same county records.

Being on this end of the city changes the daily math. I-15 Exit 2 at Southern Parkway is the same interchange that serves Sun River, and it is the last St. George exit before the freeway continues south toward Hurricane, Arizona, and Nevada. The Virgin River corridor runs a few minutes to the north and east, with a paved trail access point at Bloomington Park on Man O' War Road.

The neighborhood itself reads as one consistent build era rather than a patchwork. Because all seven phases went in within about a three-year window, you are not comparing 1990s construction against something built last year. The variation street to street comes down to lot position, updates, and how close a given phase sits to the Sun River boundary.

Sun River is the neighbor

County GIS records show Sun River as its own separately recorded subdivision bordering Riverstone. Sun River's golf club and community amenities sit close by, without Riverstone itself being part of that separate development.

I-15 Exit 2 nearby

The Southern Parkway interchange, the same exit that serves Sun River, is the last St. George exit before I-15 continues south. That keeps this end of the city within quick reach of the freeway.

The Virgin River corridor is close

The Virgin River Trail's southern access sits at Bloomington Park on Man O' War Road, part of a paved trail network that runs for miles along the river.

One build era, not a patchwork

Every home here dates to 2013-2016. You are not weighing 1990s construction against last year's build, which makes comparing homes inside Riverstone more straightforward than in a mixed-era subdivision.

Lot sizes and finish vary street to street across the seven phases, consistent with a plat built out over roughly three years.

Trails & outdoors


The river trail is the closest draw.

Riverstone sits close to the southern reach of the Virgin River Trail, St. George's paved multi-use trail network that runs along the river for miles. The trail's southern access point is at Bloomington Park on Man O' War Road, a city park with a paved parking lot and accessible parking spaces. From there the trail connects north through Bloomington and into the wider city trail network.

For red-rock hiking and mountain biking rather than a paved river path, the Red Cliffs Desert Reserve trailheads off River Road are the next step out, a longer drive north from this end of town. Sun River's golf course sits along the shared boundary as well, a private amenity of that separate community rather than something Riverstone residents belong to by default.

Trailheads off River Road to the north offer hiking and mountain biking in protected red-rock terrain, a longer drive from this end of the city.

Schools & education


Schools, by the facts.

Riverstone is served by the Washington County School District. The district's official feeder-school chart lists Bloomington Elementary (grades K-5) as the elementary for the Bloomington area, and names it explicitly as a crossover school between two cones. From Bloomington Elementary, students continue either to Tonaquint Intermediate (grades 6-7), Dixie Middle (grades 8-9), and Dixie High (grades 10-12), or to Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12), depending on the specific street.

A separate school, Bloomington Hills Elementary, also serves part of southern St. George and feeds only the Desert Hills cone. The district adjusted several southern St. George elementary boundaries for the 2026-2027 school year. Because of that, and because Riverstone sits near more than one attendance area, confirm the current assignment for any specific address directly with the district rather than assuming from this page. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is about fifteen minutes north in the center of St. George.

Seven phases, one plat


What the county's plat record actually shows.

I pulled the Washington County GIS subdivision records for Riverstone directly rather than repeat a secondhand number, and the plat history is more specific than "built around 2017." The county recorded seven separate Riverstone phases: Phase 1 in November 2013, Phase 2 and Phase 3 in early 2014, Phase 4 in November 2014, Phase 5 in October 2015, and Phases 6 and 7 in March and September 2016. Every phase sits inside the STG municipal boundary and carries the SUB_CODE "RIV" in the county's records.

That three-year build-out matters for a buyer or seller for a practical reason. A phase recorded in 2013 and one recorded in 2016 are still close in age, but not identical, and the parcels closest to the Sun River boundary sit at a different edge of the plat than those closer to the rest of Riverstone. When I compare homes here, I check which recorded phase a specific address falls in before I treat two listings as the same product.

What locals know

Notes from the south end.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend about this pocket of St. George.

  • You beat the traffic home. Coming from Hurricane, Arizona, or Nevada, Riverstone is one of the first St. George neighborhoods you reach off I-15 Exit 2. Everyone else heading further into town is still on the road while you are already close to your street.

  • Ask which phase, not just which street. A home recorded in Phase 1 (2013) and one from Phase 7 (2016) are both "original construction," but they are not the same age. I check the phase before I compare two listings side by side.

  • Sun River is a neighbor, not a shared amenity. The golf course and community center next door belong to that separate development. Riverstone owners do not get automatic access just because the boundaries touch.

  • Confirm the school cone before you assume it. Bloomington Elementary is a genuine crossover school between the Dixie and Desert Hills feeder chains, and a second nearby school, Bloomington Hills Elementary, feeds only one of those chains. Do not guess; call the district.
