Life at Rosewood
The last street before the desert opens up.
Rosewood Estates sits off 3050 South in Little Valley, the neighborhood that fills the far east side of St. George. Washington County's records show the subdivision going in over six separate phases, the first two recorded in February 2018 and the last two in January 2022, so the streets carry four years of construction under one name.
It reads as a quieter, newer corner of the city. The lots run larger than the tight new-build platting common closer to the freeway, and the homes going up here are almost entirely single-family detached. Because it sits at the edge of the built city, the practical trade is straightforward: more room, a newer street, and a longer drive back to the parts of St. George with the most services.
I read a subdivision like this by asking which phase a home is actually in before I compare it to anything else with the Rosewood Estates name attached. Four years of construction on one plat means the early streets and the newest streets are not the same product.

Washington County records show Rosewood Estates filed in six phases between February 2018 and January 2022 under plat code ROS. Confirm the phase before you compare two listings.
South Mesa Elementary nearby
South Mesa Elementary sits inside the Little Valley pocket, a short distance from the subdivision. It anchors the Crimson Cliffs attendance cone for this part of the district.
The Fields at Little Valley, ~3 min
A city park at 2995 South 2350 East with a splash pad, two playgrounds, pickleball courts, and soccer fields sits a few minutes from the subdivision, the closest real recreation amenity to the door.
Genuinely the far edge of town
The closest I-15 on-ramp and the closest full grocery store both run about 12 minutes from here, longer than from most St. George subdivisions. That distance is the honest trade for the larger lots and quieter streets.

Four years of construction, one plat name.
Rosewood Estates is single-family detached, built out across six recorded phases: the first two filed in February 2018, a third phase later that month, a fourth in April 2018, then a gap before phases five and six both recorded in January 2022. That is a real construction span, not a single builder's one-season subdivision, and it means finish level and lot layout can shift meaningfully from an early phase to a late one.
One sold home from the plat, a four-bedroom, three-bath house built in 2022, ran about 2,682 square feet on a 0.19-acre lot with a three-car garage, and traded in the $580,000 to $675,000 range across sales recorded in 2025. Treat that as one real data point, not a neighborhood average. With a small, phased pool of homes, the right two or three recent comps in the same phase matter far more than any single headline number.
For buyers, ask which phase a listing sits in before you judge the price. For sellers, pull your comps from the same phase whenever the pool allows it.
Four years of construction under one name means "Rosewood Estates" is really six neighborhoods wearing the same sign.
Parks & outdoors
A real park close, the desert parks farther out.
I will not pretend there is a trailhead at the fence line here, because there is not. What is genuinely close is a city park, and that is worth naming plainly rather than dressing it up as something it is not.
The Fields at Little Valley (~3 min)
A city park at 2995 South 2350 East with a splash pad, two children's playgrounds, shaded pavilions, pickleball courts, and soccer fields. This is the walk-to-or-quick-drive amenity for the neighborhood.
Sand Hollow State Park, ~20 min
The reservoir and its sandstone shoreline near Hurricane are the closest true state-park-scale outdoor destination, reached via the Washington Fields corridor and SR-9.
Zion National Park, ~50 min
The south entrance at Springdale is the closer approach for this side of St. George, via SR-9 through Hurricane and La Verkin.
Downtown St. George, ~10 min
Historic Main Street and Ancestor Square are a straightforward drive west across town, on the same side of that 10-to-12-minute band as most of the neighborhood's other errands.

This is the honest version of "how far is everything." There is no grocery store inside Little Valley today, so the drive to a full shopping trip or the freeway runs longer here than in most of St. George. Times are measured from the 3050 South corridor near the subdivision.

That grocery gap is changing. A Lin's Fresh Market has been planned near River Road and Quarry Ridge Drive, and a retail project called Paseo is going in at 3000 East and Mall Drive, both aimed at shortening the drive for Little Valley. Rosewood Estates falls in the Washington County School District's Crimson Cliffs attendance cone. Per the district's own feeder-schools chart, South Mesa Elementary feeds Washington Fields Intermediate (grades 6-7), then Crimson Cliffs Middle (grades 8-9), then Crimson Cliffs High (grades 10-12), all in Washington, Utah.
That is the cone for this pocket of Little Valley; the district draws exact elementary boundaries street by street, so confirm the specific assignment for any address you are serious about directly with Washington County School District rather than assuming from a map. Living on the far edge
Space now, a shorter drive later.
It is worth saying plainly, because it is the honest trade this subdivision makes: Little Valley is genuinely the farthest built-out corner of St. George from the services most of the city takes for granted. As of mid-2025, local reporting on the area's growth put the drive to the nearest grocery, shopping, and I-15 on-ramp at about 12 minutes west, and that lines up with the routing distance from Rosewood Estates itself. There is no full grocery store inside Little Valley today.
That is changing on a real timeline, not a promised one. A Lin's Fresh Market has been planned near River Road and Quarry Ridge Drive, and a retail center called Paseo, anchored by a movie theater and additional shops, is going in at 3000 East and Mall Drive. Both would shorten the errand run for this neighborhood once they open. I would not buy or sell on the assumption either is finished; I would confirm current construction status before either factors into a decision.
What you get in exchange is real: larger lots than the tighter new platting closer to town, a genuine city park a few minutes away, and a newer street built out over multiple phases rather than a single rushed season. Whether that trade is worth the extra drive time is a personal call, and it is one I would rather you make with the honest distance in front of you than a rounded-down guess.

Rosewood Estates rewards a buyer who checks the phase, the distance, and the timeline on what is coming. These are the things I would walk a friend through before they get attached to any one address out here.

Ask which phase, every time. Six phases recorded four years apart is not one neighborhood. Pull the recording date and compare like phases before you trust a price.

Budget the real drive time. Twelve minutes to a grocery store and to I-15 is longer than most of St. George. If that changes your daily math, factor it in now, not after closing.

Confirm the coming retail before you count on it. The planned Lin's and the Paseo retail center will shorten that drive, but neither was open as of this writing. Verify current status, not the announcement.

Confirm the school assignment street by street. The Crimson Cliffs cone covers this pocket, but elementary boundaries are drawn address by address. Verify with the district before you rely on it.
