Living in Rosewood Estates

Rosewood Estates sits off 3050 South in Little Valley, the neighborhood that fills the far east side of St. George. Washington County's records show the subdivision going in over six separate phases: the first two were recorded in February 2018 and the last two in January 2022. The streets carry four years of construction under one name.

It feels like a quieter, newer corner of the city. The lots run larger than the tight lots in newer subdivisions closer to the freeway, and the homes going up here are almost entirely single-family detached. Because it sits at the edge of the built city, the catch is a longer drive back to the parts of St. George with the most services. In return you get more room and a newer street.

Before I compare a home here to anything else with the Rosewood Estates name, I ask which phase it is in. Four years of construction on one plat means the early streets and the newest streets are not alike.

Rosewood Estates is single-family detached, built across six recorded phases. The first two were filed in February 2018, a third later that month and a fourth in April 2018. Then came a gap before phases five and six were both recorded in January 2022. That is a real construction span, not a single builder's one-season subdivision. The finish and the lot layout can change noticeably from an early phase to a late one.

One sold home from the plat was a four-bedroom, three-bath house built in 2022. It had about 2,682 square feet on a 0.19-acre lot, with a three-car garage. With few homes spread across the phases, the right two or three recent sales from the same phase matter far more than any headline number.

For buyers, ask which phase a listing sits in before you judge the price. For sellers, use sales from the same phase whenever there are enough of them.

Rosewood Estates is in the Crimson Cliffs group of schools in the Washington County School District. The district's own chart of which school leads to which shows South Mesa Elementary leading to Washington Fields Intermediate (grades 6-7). Then come Crimson Cliffs Middle (grades 8-9) and Crimson Cliffs High (grades 10-12), all in Washington, Utah.

That is the group for this part of Little Valley. The district draws exact elementary boundaries street by street. Check the assignment for any address you are serious about with the Washington County School District instead of guessing from a map. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

This is the catch with this subdivision. Little Valley is the farthest built-up corner of St. George from the services most of the city takes for granted. The drive to the I-15 on-ramp is about 12 minutes west, and groceries and shopping take a drive too.

Two projects were announced in 2025. One is a Lin's Fresh Market near River Road and Quarry Ridge Drive. The other is a retail center called Paseo, with a Megaplex movie theater, at 3000 East and Mall Drive. Do not buy or sell on the assumption that either one is open. Ask me where each one stands.

What you get in exchange is real. The lots are larger than the tighter lots in newer subdivisions closer to town, and a city park is a few minutes away. You also get a newer street built over several phases instead of one rushed season. Whether that is worth the extra drive time is your call. I would rather you make it knowing the real distance than a rounded-down guess.
