What I can say with confidence: because the plat spans six years of filings, home age and finish level vary block to block, and that is the first thing to check on any listing.
For price, the honest answer is to look at the live listings rather than lean on a stale number. Pricing in this pocket of Little Valley has run on the higher side for St. George in recent MLS data, but with only a handful of homes active at any given time, one or two listings can swing an average significantly. A subdivision built in stages, not all at once.
What sets Sage Meadows apart from a lot of pages I could write is what the county's own record shows: this is not a subdivision that went in all at once. Washington County's GIS Subdivisions layer lists five separate recorded phases under the plat code SAGM, filed in November 2011, October 2013, May 2015, September 2016, and March 2017. That is nearly six years between the first phase and the last.
For a buyer, that matters more than it sounds like it should. A subdivision platted in one year tends to have one builder-era look: similar rooflines, similar lot sizes, similar finish packages. A subdivision platted across six years usually does not. Different phases can carry different builders, different standard finish levels, and different lot layouts, even while sharing one name and one entrance sign.
So when you are comparing two Sage Meadows listings, the phase and the year built matter as much as the square footage. I would ask which phase a home sits in before I put too much weight on comparing its price per square foot to a home two streets over.

Six years of phases means mixed ages. A 2012 home and a 2017 home can sit blocks apart under the same subdivision name. Ask for the year built on every listing you tour.

Freeway access takes a little longer here. Little Valley sits on the southeast side of the city, so I-15 trips run a few minutes longer than from neighborhoods along River Road or Bluff Street.

The name overlaps in search results. "Sage Meadows" and neighboring "Sage Haven" and "Sagecreek" are separate St. George subdivisions. Double-check which one a listing actually names before you get attached.
