Life near the airport corridor


A finished subdivision on the south end.

Sand Ridge is a recorded subdivision in south St. George, platted by the city in five phases between August 2020 and March 2022, close to White Dome Drive and Diamond Butte Drive. Ence Homes built it out, and the builder's current St. George community list no longer includes Sand Ridge, which tells you what phase of life the neighborhood is in: mostly finished, mostly resale.

The location is the practical story here. You are roughly two miles from St. George Regional Airport and a short run from I-15's Exit 2, where the Southern Parkway (SR-7) picks up and carries you west toward Bluff Street or east toward the airport and the Arizona border. That parkway access is what makes this pocket of the south end work as a commute base, even though it sits a few miles from downtown.

Because the subdivision recorded across five separate phases over roughly a year and a half, streets closer to the earliest 2020 phase and streets from the 2022 phase can carry slightly different details, from lot layout to which Ence floor plans were still offered. I would not assume every block is identical without checking.

What actually sits near Sand Ridge.

St. George Regional Airport, ~2 min

The airport at 4550 S Airport Parkway is close enough that Sand Ridge functions as an airport-adjacent neighborhood, useful if you fly often or just want a short trip for pickups and drop-offs.

I-15 Exit 2 and Southern Parkway

Exit 2 puts you on the Southern Parkway (SR-7), the fast connector that runs the south end of the city, without threading through downtown St. George traffic to get there.

A finished, single-builder subdivision

Ence Homes recorded and built out all five Sand Ridge phases. One builder, one plat, one construction era, which makes the neighborhood more consistent than subdivisions that get built out by several developers over decades.

Post-2020 infrastructure

Streets, utilities, and homes here all date to the 2020s. That generally means fewer surprise infrastructure issues than St. George's older neighborhoods, though any specific home still deserves its own inspection.

Desert Canyons Parkway trailhead nearby

The St. George Airport Trails singletrack system sits just west of the airport, reachable from the Desert Canyons Parkway trailhead, a short drive from the subdivision.

Desert Color, a real drive away

Desert Color's lagoon and resort district sit roughly 9 to 10 miles from the airport by road, on the far side of town. It is reachable, but it is not next door to Sand Ridge, whatever a quick search might suggest.

Ence Homes platted and built Sand Ridge in five recorded phases, starting in August 2020 and finishing with a phase recorded in March 2022. Ence's Sand Ridge floor plans ranged from about 1,528 to 3,300 square feet, offered in both single-story and two-story layouts, with options like an RV garage, a third-car garage, or a garage bump-out available on some plans during the active building period.

Ence's current St. George community lineup no longer lists Sand Ridge, which is what you would expect from a subdivision that finished building three-plus years ago. That means the homes you find here today are almost entirely resale, not new-construction purchases through the builder, even though the housing stock itself is still relatively young by St. George standards.

Lots here run close to a quarter acre, standard for this era of St. George single-family development, not acreage parcels. Because the subdivision recorded in five separate phases, it is worth checking which phase a specific address falls in if the exact plan, lot shape, or completion date matters to you.

A subdivision that finished building three years ago trades differently than one where the builder is still active next door. Read Sand Ridge as a resale market first.

Trails & outdoors


Dirt trail access west of the runway.

The nearest named trail system to Sand Ridge is the St. George Airport Trails network, roughly 8 miles of singletrack sitting just west of the airport at around 2,700 feet elevation. Access points include the Desert Canyons Parkway trailhead to the south and Banded Hills Road to the north. The system mixes easy doubletrack with more technical ridgeline sections along the western bluff, and the trails are largely unmarked, so a GPS track or a rider who knows the area helps on a first visit.

For paved walking and biking closer to town, St. George maintains more than fifty miles of paved trail citywide. The specific paved connections nearest Sand Ridge are best confirmed on the city's Parks and Trails Explorer map, since paved trail buildout in the newer south end continues to change year to year.

Sand Ridge sits close to I-15 Exit 2 and the airport, so the freeway and flights are fast. Full grocery and big-box shopping trend toward the SunRiver area to the west, off the same Exit 2 interchange. Estimates below are single, conservative figures measured from the White Dome Drive / Diamond Butte Drive area; confirm from your specific street before you rely on them.

Where Sand Ridge kids go to school.

Sand Ridge is in the Washington County School District, in the Desert Hills feeder cone: students continue to Desert Hills Middle School (grades 8-9) and Desert Hills High School (grades 10-12). At the elementary level, the district's own boundary notices place this stretch of south St. George, near the airport, in a zone that has been split between Desert Canyons Elementary and Little Valley Elementary, with the district adjusting that line as recently as the 2026-2027 school year for nearby neighborhoods.

Because the elementary boundary in this specific pocket has moved before and can move again, I am not going to guess which one applies to a given address. Confirm the current elementary assignment for any home you are serious about directly with Washington County School District's boundary maps before you rely on it.

Five phases, one plat


What buying in a built-out phase means.

Sand Ridge is not one subdivision built all at once. Washington County's recorded-plat records show five separate phases: the first recorded in August 2020, and the fifth in March 2022. That is fairly typical for a St. George subdivision of this size, but it matters for a buyer or seller because a street from Phase 1 and a street from Phase 5 were built roughly a year and a half apart, sometimes with different Ence floor plans on offer at each stage.

What this means in practice: the subdivision as a whole is a single, coherent, built-out neighborhood today, not an active construction zone. You will not find the builder-lot competition or ongoing construction noise that a newer, still-building subdivision carries. What you should still check is which phase a specific address sits in, since minor differences in lot layout or plan availability tracked with the phase.

What locals know


Notes from the airport corridor.

Sand Ridge gets confused with other south St. George subdivisions more than most, mostly because the name is generic and the area has grown fast around it. Here is what I would tell a friend before they get attached to a specific listing.

  • Sand Ridge is not Desert Color. They get lumped together online, but Desert Color sits roughly 9 to 10 miles away by road. Confirm which subdivision a listing is actually in before you compare it against Desert Color pricing.

  • You are near a working regional airport. That is a real convenience and a real consideration. Ask about flight patterns and visit at different times of day before you commit to a specific street.

  • Check the elementary boundary yourself. The district has moved elementary lines in this part of south St. George before. Do not assume the school a listing agent names is still accurate; confirm with the district.

  • This is a resale market now. With Ence gone from the community, pricing here should be read against recent resale comps, not builder base pricing from when the phases were selling new.

Pricing moves with the market, and I would rather you check the live listings than trust a number that goes stale. What I can tell you is the shape of the subdivision: nearly all of it was built 2020 or later, on quarter-acre lots, in a single-family product. Sand Ridge falls in the Washington County School District's Desert Hills cone: Desert Hills Middle School (grades 8-9) and Desert Hills High School (grades 10-12). At the elementary level, this part of south St. George is zoned to Desert Canyons Elementary or Little Valley Elementary depending on the exact street, and the district has adjusted these elementary boundaries before. Confirm the current elementary assignment for a specific address directly with the district.

Newer-construction values depend heavily on what has closed nearby recently and whether any builder-owned lots are still competing with resales on your street.
