Life here

Southeast St. George, near the runway and the preserve

In shortIts plat (the recorded map) is on Aaron, Duel and Weehawken Lanes, in the White Canyon area of southeast St. George, near the airport and the White Dome Nature Preserve. Six phases have gone through Washington County since 2023. All are attached, and all are built around the same low-maintenance idea.

South Desert Townhomes is a recorded Salisbury Homes plat on Aaron, Duel and Weehawken Lanes. It is in the part of southeast St. George known locally as White Canyon, about a mile southwest of the end of the airport runway. It sits close enough to the White Dome Nature Preserve that the surrounding development takes its name from it. The desert terrain right outside the door is the real thing, not landscaping.

This is a newer corner of the city. Washington County's own plat records show the first phase of this subdivision recorded in May 2023, with more phases filed through January 2025. That makes the six phases here about a year and a half of steady building, not one project delivered all at once.

Every phase is attached townhomes, so I treat this whole plat as one kind of home with variations, not a mix of different home types the way an older, larger subdivision might be. That makes comparing recent sales more straightforward. But it also means the building, the phase, and the unit's spot inside the 4-plex (a building with four homes) matter more than they would in a subdivision full of standalone houses.

Neighborhood highlights

What actually sits around this plat

Four things define this corner of southeast St. George. There is a real desert preserve on the doorstep and an active airport nearby. New subdivisions are still forming around it, and the plat was built in six recorded phases, not one.

White Dome Nature Preserve on the edge

The community sits inside the White Canyon area, which is named for the nature preserve immediately nearby. The White Dome Trail and Lowland Trail Loop are among the named routes there.

St. George Regional Airport close by

The community sits southwest of the airport. Its streets lead out by White Dome Drive and River Road to the Southern Parkway, which also leads to the terminal at 4550 South Airport Parkway, about 16 minutes away.

Six recorded phases since 2023

Washington County plat records show phase 1 recorded May 2023 and phases 2 through 6 recorded through January 2025, so newer buildings sit alongside slightly older ones on the same plat.

New subdivisions still forming

Neighboring plats like South Desert Planned Development and Sage Canyon were recorded around the same time, so the open ground nearby is still turning into new phases and new subdivisions. These are not finished blocks yet.

The homes and the land

Homes & builder and Trails & outdoors

Homes & builder

One kind of home: attached, compact, consistent

Every home in South Desert Townhomes is an attached townhome built by Salisbury Homes, sold as 4-plex buildings with shared walls between units. That is a real physical fact of this plat, not a marketing description. You are buying into a building with neighbors on the other side of at least one wall. In exchange, the home takes up less ground and needs less exterior upkeep than a detached (stand-alone) home.

The builder's plans for this community run roughly 1,606 to 1,736 square feet, with 3 or 4 bedrooms and 2.5 bathrooms. Listings have shown pricing well below the St. George median (middle price). The price changes with the phase, where the unit sits in the building, and the finishes.

Six phases were recorded across roughly a year and a half, so do not assume every unit here is the same age or has the same finishes. A unit from an early 2023 phase and one from a phase recorded in January 2025 can differ in small but real ways. I would want to know which phase a specific listing sits in before I compared it to another.

Six phases, one builder, one basic set of floor plans. The differences that matter here are the phase and the unit, not the neighborhood.
Home type Attached townhomes, 4-plex buildings
Builder Salisbury Homes
Floor plans ~1,606 to 1,736 sq ft
Beds / baths 3-4 bed, 2.5 bath
Recorded phases Six, May 2023 to January 2025
Starting price Well below the city median

Trails & outdoors

The desert that gave the area its name

The White Dome Nature Preserve sits right at the edge of the White Canyon area this plat is part of. It is the reason the surrounding streets carry that name. From there, St. George's wider trail network is a short drive.

White Dome Trail & Lowland Trail Loop

This is a roughly 1.8-mile loop inside the White Dome Nature Preserve. It is hike-only, not a bike trail. The shorter White Dome Biotic Trail nearby is an easier option.

St. George Airport Trails, ~10 min

This is a mountain-biking system of narrow trails just west of the airport. It has roughly 8 miles of trail, from easy to difficult. You reach it via Banded Hills Road off River Road.

Desert Canyons Trail System, ~10 min

You reach this connected trail system from Desert Canyons Parkway off the Southern Parkway. It links toward the airport-area narrow trails for a longer ride or hike.

The Fields at Little Valley, ~10 min

This is a city park at 2995 S 2350 E. It has soccer fields, pickleball courts, a splash pad, and playgrounds. It is an easier outing than a trailhead.

Trail details come from public trail maps and utahmountainbiking.com for the airport-area trails. The wider outdoor picture for St. George is in the St. George guide.

Errands & drive times

Errands, measured in minutes

This is a newer corner of St. George, so errands are a bit farther than they are from the center of town. Times are estimated, measured from Aaron Lane out to River Road and the Southern Parkway. Check the timing for any specific unit.

Schools & education

Schools, by the facts

South Desert Townhomes is part of the Washington County School District. The district's official school chart (it shows which schools students move on to) places this southeast St. George area in the Desert Hills group of schools, along with the neighboring Desert Canyons and Sage Canyon developments. Elementary students generally move on to Desert Hills Intermediate (grades 6-7), then Desert Hills Middle (grades 8-9), and then Desert Hills High (grades 10-12). The district's 2026-2027 boundary maps put this plat in Little Valley Elementary, at 2330 E Horseman Park Dr.

Washington County School District draws exact elementary boundaries block by block, and boundaries shift as new schools open in this fast-growing part of the county. Check the current assignment for any specific address directly with the district before you rely on it. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.

I cover the bigger education picture in the St. George guide.

Six phases, one plat

Why the phase number on a listing matters

Washington County's plat records show South Desert Townhomes was recorded in six separate phases. Phase 1 was in May 2023, phase 2 in June 2023, phase 3 in February 2024, and phase 4 in May 2024. Phases 5 and 6 came together in January 2025. This was not built all at once. The builder worked through a single plat over roughly a year and a half, adding buildings as earlier phases sold.

For a buyer, that means two units with the same square footage and the same basic floor plan can still differ, because they came out of the ground at different points. They may carry different standard finishes, depending on when the builder updated its spec (its list of standard features). For a seller, it means the best home to compare with yours is not "anything in South Desert Townhomes." It is a unit from a similar phase, with a similar position in its building.

I would ask which recorded phase a listing sits in before I compared its price to another unit on this plat. It is a five-minute question, and it keeps you from comparing a 2023 building to one finished in 2025 as if they were identical.

What I check before I compare two units here

  • Which of the six recorded phases the listing's building sits in, from Washington County's plat records.
  • Whether the unit is an end unit or an interior unit in its 4-plex building, since shared walls differ by position.
  • What the builder's current spec (its standard features) includes, and what an earlier-phase resale was built with.
  • Whether nearby ground is still an active phase, since construction can go on right next to a finished building.

What locals know

Notes from this corner of St. George

This part of St. George is still filling in. Here is what I would tell a friend looking at an attached townhome out here.

Shared walls are a physical fact, not a footnote

These are 4-plex buildings. Walk the unit at different times of day and ask what is on the other side of each shared wall before you write an offer.

Being near the airport cuts both ways

Being minutes from the airport (SGU) is genuinely convenient for frequent flyers, but it also means planes coming and going are part of daily life here. Spend time there in person before you commit.

Building is still going on nearby

Neighboring plats were recorded in the same window as this one, so expect nearby lots to keep changing for a while yet.

Check school assignment before you fall for a listing

This growing corner of the county has seen real boundary changes. Do not assume the assignment on a listing sheet is current.

The buyer side and the seller side

Buying in South Desert Townhomes

South Desert Townhomes is a recorded plat (the recorded map of the lots) on Aaron, Duel and Weehawken Lanes in the White Canyon area of southeast St. George. It is near the St. George Regional Airport and the White Dome Nature Preserve. The plat has been recorded in six phases with Washington County since 2023. The internal streets lead out by White Dome Drive and River Road to the Southern Parkway.

These are attached townhomes built by Salisbury Homes, sold as 4-plex buildings (four homes in one building) with shared walls between units. The builder's plans run roughly 1,606 to 1,736 square feet with 3 or 4 bedrooms and 2.5 bathrooms. This is not a detached-home subdivision, so compact, low-maintenance living is the trade you are making going in.

Salisbury Homes is the builder. County recording shows phase 1 was legally recorded in May 2023, with additional phases recorded through January 2025, so this is a 2023-era community that was built in stages, not as a single-year project.

Builder listings have placed these townhomes well below the St. George median. New-home prices change from phase to phase and unit to unit, so check current pricing against the live listings or with me directly. For a citywide comparison, my 2025 market report puts the St. George median (middle) sale price at $589,990.

Selling in South Desert Townhomes

On an attached-home plat like this one, value follows closely what similar units in the same phase and building type have sold for. Start with the home valuation page and I will compare your unit with similar homes that are for sale or have sold, no obligation.

When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this South Desert Townhomes page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.

In an attached community built in phases, your home competes with the similar units for sale at the same time, and buyers compare the unit type and the finishes side by side. That is not a bad thing, but it changes how you plan the sale. Tell me your timeline and I will give you an honest view of where your home stands, not a pitch.
