The four named streets inside the community, East Capone Lane, East Luciano Lane, East Siegel Lane, and South Lansky Drive, sit within a mile of the Southern Parkway interchange that St. George maps as Exit 6, near Desert Canyons Parkway. That is the practical fact that shapes daily life here: you are minutes from the highway, and everything else, from groceries to the hospital, is a drive across town rather than a walk down the block.

This whole pocket of St. George sits inside the larger Desert Canyons growth area, a master-planned corridor along Southern Parkway that is still building out its own commercial and retail space. That means Southern View is genuinely new rather than established, with the tradeoffs that come with either: brand-new construction and a lower base price against a neighborhood that has not finished filling in around you yet.

Southern View is genuinely at the edge of town, which cuts both ways. The highway is close. The city's established retail is not. Times are measured from East Capone Lane, the community's own street, using Southern Parkway and the surrounding arterials.

Plotting the subdivision's recorded location against the district's own elementary boundary map places it inside the Little Valley Elementary attendance area, which feeds Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12), per the district's published feeder chart.

One honest caveat: Southern View sits close to the line between the Little Valley and neighboring Desert Canyons Elementary boundaries, close enough that a shift of a few hundred feet changes the answer. Some third-party listing sites show this pocket under Desert Canyons Elementary instead. Because this is a near-boundary address, confirm the exact assignment for any specific lot directly with the district rather than relying on either this page or a listing aggregator.

A subdivision still filling in


Four phases in three years.

Southern View is worth understanding as a timeline, not just a place. Washington County's recorder shows the plat going in over four separate phases: the first recorded in September 2023, a second in October 2024, a third in September 2025, and a fourth as recently as April 2026. That is a subdivision still under active construction, not a settled neighborhood you are buying into after the fact.

What that means in practice: the earliest phase, closest to three years old now, is the closest thing Southern View has to a resale market. The most recent phase is still raw ground. A buyer walking the community today may see finished landscaping on one street and bare dirt lots two streets over, and that is normal for a subdivision at this stage, not a red flag.

For a seller, it changes the pricing conversation directly. Your comp set is not "homes in Southern View" as a single pool. It is your specific phase, your specific lot age, against whatever Salisbury Homes is releasing right now. I would rather walk that distinction with you before we ever talk about a number.

  • Which recorded phase a specific lot sits in, since that sets its real age against the others.
  • What the builder is currently pricing on the next available lot, since that sets the ceiling for a resale nearby.
  • Whether adjoining, unbuilt land is still platted for future phases before I call a lot's surroundings final.
  • The exact school boundary for the address, given how close this pocket sits to the Little Valley / Desert Canyons cone line.

Southern View rewards a buyer who checks the specifics rather than assuming a finished neighborhood. Here is what I would flag before anyone gets attached to a lot.

  • This is a builder subdivision, not a finished one. With phases recorded as recently as April 2026, expect ongoing construction noise and traffic near the newest lots for a while yet.

  • Retail is a drive, not a walk. The nearest full grocery store is about 15 minutes north. That is normal for this stage of the Desert Canyons corridor, but plan your routine around it.

  • Verify the school boundary, don't assume it. This pocket sits close enough to the Little Valley / Desert Canyons elementary line that I would confirm it in writing with the district before counting on either answer.

  • The highway access is the real amenity. Southern Parkway's Exit 6 is about a mile out, which is the practical reason this location works despite being on the edge of town.
