A small attached plat on the west side.

Springfield Townhomes is a small recorded plat on St. George's west side, sitting just east of South Dixie Drive between West 100 North and Stonebridge Drive, roughly a mile south of West Sunset Boulevard. Washington County's own GIS subdivision data confirms the name, the recording code, and the boundary I used to write everything on this page.

The plat went in over nearly a decade, in five recorded phases between 1994 and 2003. That build-out pattern matters for buyers: a unit from the first phase and a unit from the fifth were not necessarily drawn from the same plan set, so I look at each listing on its own rather than assuming the whole plat is uniform.

It is a genuinely small community, roughly 25 units by county count. Turnover is naturally low in a plat this size, which cuts both ways: patience if you are buying, and less direct competition if you are selling.

What the county record actually shows.

Four things are verifiable straight from the county and district record, not estimated: the arterial it sits against, the school boundary it falls in, the west-side location, and the multi-phase build history.

South Dixie Drive on the doorstep

The plat sits directly against South Dixie Drive, a four-lane primary arterial. That is what puts groceries, the freeway corridor, and the rest of west St. George within a short drive rather than a long one.

Arrowhead Elementary's boundary

A point-in-polygon check against the Washington County School District's own boundary map places the plat inside Arrowhead Elementary's attendance area, less than a mile from the school itself.

West side, near the Santa Clara line

The plat sits on St. George's west side, close enough to the Santa Clara city line that its own zoned elementary is technically in Santa Clara. It is a St. George address, with a west-side feel.

Five phases, nine years

County recording dates run from July 1994 through August 2003. A plat built over that span is not one uniform product, and I treat it that way when I compare units.

Springfield Townhomes is an attached-home plat: shared walls between units, in the pattern typical of a townhome development from this era. County plat records confirm roughly 25 units total, recorded across five separate phases between 1994 and 2003.

I am not going to hand you a square-footage figure, a per-unit price, or a builder name for this plat. I could not independently verify any of those against a source that was not simply repeating an old version of this page, and the anti-fabrication rule on this site means an unverified number does not get published. What I can tell you: with a build history stretching almost a decade, expect real variation from unit to unit in layout, finish, and condition. Walk the actual unit rather than assuming the plat is one product.

Because this is such a small, low-turnover plat, active listings will often be at zero. That is not a sign of a problem, it is the normal state for a 25-unit community. Check the live listings above for what is actually on the market today.

Parks & trails


A short drive to St. George's parks and reserve.

Pioneer Park, ~2.5 miles

St. George's signature red-rock park, with walking paths and the hillside sign overlooking downtown. It sits east across town from Springfield, so plan on a drive rather than a walk.

Tonaquint Park

A city park along the Santa Clara River corridor south of Springfield, with ballfields, a nature center, and river-adjacent paths. It is the closer of St. George's larger developed parks to this plat.

Snow Canyon Parkway corridor

West Sunset Boulevard, about a mile north of Springfield, connects directly to Snow Canyon Parkway, the route toward Snow Canyon State Park and Ivins.

West side neighborhood streets

Stonebridge Drive and West 100 North thread the immediate area around the plat, both quiet residential streets that connect back to South Dixie Drive.

Schools & education


Schools, by the facts.

Springfield Townhomes is served by the Washington County School District. I checked the plat's location against the district's own elementary attendance boundary map and it falls inside Arrowhead Elementary's area.

Arrowhead is one of several Washington County elementaries that feeds two different secondary tracks depending on the specific sub-boundary: some Arrowhead students continue to Tonaquint Intermediate, Dixie Middle, and Dixie High, while others continue to Lava Ridge Intermediate, Snow Canyon Middle, and Snow Canyon High. I cannot pin which track applies to a specific address from the boundary map alone, so confirm the exact assignment for any home you are serious about directly with the district.

For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. I do not make quality judgments about schools on this site; that call is yours to make.

Five phases, one plat


Nine years to finish 25 units.

Most small townhome plats in St. George were platted once and built out in a year or two. Springfield was not. Washington County's recorded phase dates run from July 1994, through April 1995, August 1996, May 1999, and finally August 2003. That is nine years across five separate recordings for a plat that ended up around 25 units.

I do not know the reason for the slow build-out from the public record alone, and I am not going to guess at a story. What matters for a buyer or seller today is the practical result: this is not a plat where every unit came from one plan book in one year. Finish level, layout, and condition should be judged unit by unit, not assumed from a neighbor's listing photos.

Notes from the west side.

No listing photo tells you this part. After more than 20 years in Southern Utah, here is what I would tell a friend looking at Springfield.

  • This is west St. George, not central. An older description of this plat put it near Springs Drive, which is actually miles away on the opposite side of town. Springfield sits against South Dixie Drive, close to the Santa Clara line, and that changes the whole errand map.

  • The elementary boundary crosses a city line. The zoned elementary for this plat sits in Santa Clara, not St. George. That is normal for school district boundaries, which do not always follow municipal lines, but it surprises some buyers.

  • Attached means shared walls, plan for it. Whatever the unit's exact layout, it is an attached home. Ask about the age of the cooling system and the wall assembly before you assume it behaves like a detached house in July.

  • Small means quiet, but slow. With roughly 25 units built out over nine years, turnover is naturally low. If you are buying, it may take time for the right unit to come up. If you are selling, you are rarely competing against a dozen other listings in the same plat.

Because the plat was recorded in phases over nearly a decade, unit layouts are not identical from phase to phase, so I compare each unit on its own terms rather than by a single floor plan.

The subdivision falls in Arrowhead Elementary's attendance area, confirmed against the Washington County School District boundary map. Arrowhead is a split-feeder school: it sends students on to either the Dixie cone (Tonaquint Intermediate, Dixie Middle, Dixie High) or the Snow Canyon cone (Lava Ridge Intermediate, Snow Canyon Middle, Snow Canyon High), depending on the sub-boundary. Confirm the exact assignment for any address with the district directly.
