St James Place is a recorded subdivision in Bloomington Hills, the area of southern St. George that Washington County plat records show filling in across five phases between December 1987 and October 1993. Streets include St. James Lane and Lizzie Lane, and the plat sits directly against St. George Golf Club, the municipal course the city took over in 1983.
Bloomington Hills itself developed starting in the early 1980s as a second option next to the older Bloomington neighborhood to the south, and it grew up around that golf course rather than around a strip of retail. That history still shows: the streets are mature, the lots are established, and some homes back directly onto the fairways with valley and red-mountain views, while others sit a block or two back on interior lots.
Because the subdivision recorded in five separate phases over six years, it is not one uniform build. I read St James Place block by block rather than by a single neighborhood average, and I would do the same for you before you fall for one listing photo.

St James Place is a single-family subdivision, recorded in five phases between 1987 and 1993 per Washington County plat records. That build era lines up with the wider Bloomington Hills development, which took shape starting in the early 1980s around St. George Golf Club.
Not every lot backs onto the course. Some St James Place homes sit directly against the fairways with golf, valley, or red-mountain views, and others sit on interior streets a block or two removed. A recently marketed home on Saint James Lane, described as sitting above the golf course with course and valley views, ran 3,762 square feet with six bedrooms and four bathrooms, which gives a sense of how large the bigger course-facing homes here can run. Independently tracked recent sales nearby have included a 3,094-square-foot home that closed around $589,500 and a 2,720-square-foot home that closed around $680,000, so size, position, and view carry real weight in what a given house is worth.
I do not have a verified, current price band or per-square-foot figure for the subdivision as a whole to publish here, and I would rather tell you that plainly than guess. Locally known as Long Park for its half-mile length, this 10-acre park about half a mile from the subdivision has a walking trail that splits into two loops and connects toward the Virgin River trail system.
St. George Golf Club
The municipal course sits directly against the subdivision, with the clubhouse at 2190 S 1400 East. It is the reason Bloomington Hills has the open, landscaped feel it does.

St James Place is part of the Washington County School District. I checked the district's own attendance-boundary map for Bloomington Hills Elementary against the subdivision's recorded plat location, and the streets that make up St James Place fall inside that elementary's boundary, not the separate Bloomington Elementary boundary next door. The two schools are distinct: Bloomington Hills Elementary sits at 919 E Brigham Rd, and Bloomington Elementary is a different building with its own boundary.
From there, the district's published feeder chart sends Bloomington Hills Elementary on to Sunrise Ridge Intermediate (grades 6-7), Desert Hills Middle (grades 8-9), and Desert Hills High (grades 10-12). Boundaries can shift, so confirm the current assignment for any specific address directly with the district before you rely on it. Built around the course
One course, two very different lots.
St George Golf Club has been the anchor of Bloomington Hills since the city took the course over in 1983, and St James Place is one of the subdivisions that recorded around it in the years that followed. That gives this address something a lot of Bloomington Hills listings share in general terms but that buyers rarely see explained plainly: two genuinely different products sitting under one subdivision name.
A home that backs directly onto a fairway carries course frontage, an open sightline, and usually a premium. A home two or three streets back gets the same recorded plat, the same schools, and the same short walk to the clubhouse, but none of the frontage. Neither is better, but they are not the same purchase, and I would never comp one against the other without saying so out loud.
If golf course proximity is the reason you are looking here, ask about irrigation overspray, stray-ball exposure on the fairway-facing lots, and how the specific lot line sits relative to the course boundary before you write an offer. Those are ordinary golf-course due-diligence questions, not red flags, and any agent working this subdivision regularly should be able to walk you through them without hesitation.
