Life at Sun River


The community that started St. George's golf-community era.

Sun River sits south of Bloomington, built around the interchange where Sun River Parkway meets I-15 Exit 2. Developer Darcy Stewart, a former securities professional who had visited the Sun City communities in Nevada, led the project with three other principals starting in 1998. The first model homes and sales center went up that year, the community center opened with a grand opening in 1999, and the golf course opened for play in 2002. The gated Reflections section followed in 2006, around the same time the community sold its 1,000th home. SunRiver Villas, a second active-adult section with its own dedicated center, began in 2016.

The community was planned from the outset as age-restricted, requiring at least one resident per household to be 55 or older. That legal structure shaped the design: a golf clubhouse and restaurant, a large community recreation center, and shared amenities that a standard subdivision does not typically build. Washington County's GIS records the neighborhood across several related recorded plats, including Sun River itself and the separate Villas at Sun River St George filing.

Because the community has been building and reselling homes since 1998, "Sun River" now covers homes from several distinct eras and at least two product types, detached single-level homes and attached villas. I treat that as the starting point for any comparison, not an afterthought. A separate SunRiver-branded project, Firelight, was announced in 2022 in Toquerville, a different city roughly 20 miles northeast; it is not part of this St. George community and is not covered on this page.

Founded in 1998, still resold today

Darcy Stewart and three other principals broke ground on the original community in 1998. It was one of Southern Utah's first purpose-built active-adult golf communities, and resale activity here traces back to those first phases.

SunRiver Golf Club, 18 holes

The golf course opened for play in 2002 and anchors the community's layout. The clubhouse sits at 4210 Bluegrass Way, near the community center.

A 35,000-plus square foot community center

Opened in 1999 and expanded in 2005 with a ballroom, outdoor pool, library, and multi-purpose rooms, the center holds the community's pools, fitness center, pickleball and tennis courts, and its clubs and activities.

The community is built around the interchange connecting Sun River Parkway to I-15, giving it direct freeway access in both directions.

Independent resale data compiled from the local MLS puts the typical Sun River home at roughly 1,591 square feet on a lot of about 3,920 square feet, with an average year built around 2009, a figure that reflects the community's mid-life phases more than its earliest or newest sections.

Pricing moves with era, lot position, and product type. That same independent resale data reported a median sale price of $489,000 and a median price of $318 per square foot as of February 2026, with a broader range extending from entry-level attached homes to larger detached homes on premium or golf-frontage lots. That is a snapshot, not a quote. Confirm current pricing against the live listings, and separate villa comps from detached comps before you compare any two homes here.

Because the community was built over multiple phases and more than two decades, finish quality and floor-plan era vary more than the single "Sun River" name suggests. A 1990s-phase detached home and a 2010s-phase villa are different products wearing the same community name.

The river trail is a short drive north.

Sun River's own outdoor amenities are internal to the community: the golf course and the community center's grounds. For a public trail, the closest is the Virgin River trail system accessed from Man O War Road in Bloomington, a paved multi-use path that follows the river toward Crosby Family Confluence Park, where the Santa Clara and Virgin Rivers meet.

Sun River sits right where Sun River Parkway meets I-15 Exit 2, so the freeway is not a drive, it is the front door. Everything else in St. George is reached by heading north on I-15 or up through Bloomington on River Road. Schools & education


A brief note, since Sun River is age-restricted.

Because Sun River is a legally age-restricted community, it does not generate school-age enrollment the way a standard subdivision does, so this section is short by design. For reference, the surrounding Bloomington area falls in the Washington County School District's Bloomington Elementary (grades K-5) zone, which the district's own feeder-school map lists as a split-feeder school flowing into both the Dixie cone and the Desert Hills cone depending on the specific sub-boundary. The district approved boundary adjustments for nearby elementary zones in December 2025, effective for the 2026-2027 school year, another reason to confirm rather than assume. If a school assignment ever matters for a specific address near the community, confirm the current boundary directly with the district.

The age restriction, explained

Sun River was planned and marketed from its 1998 founding as a "55 and better" community, the same structure fair housing law recognizes through the federal Housing for Older Persons Act, an exemption that allows a community to legally restrict occupancy by age. Under that framework, a 55-and-over community generally requires that at least one resident of each household be 55 or older, with additional occupancy rules that can vary by community and by section. This is a legal qualification tied to the property itself, the same way a zoning designation or a recorded plat is, and it applies before anything about a buyer's lifestyle or intentions.

I bring this up because it changes the transaction, not because it changes who should want to live here. Before you write an offer in Sun River, confirm the current occupancy requirements for the specific home and section, since some age-restricted communities also cap the share of units that can house a resident under 55. That is a five-minute conversation, and it is one I would rather have before you fall for a specific address than after.

The community's identity, an 18-hole golf course, a large community center, and a development history stretching back to 1998, follows directly from that structure. A standard subdivision does not typically build a 35,000-square-foot clubhouse; a community organized around a stable, defined occupancy rule can plan shared amenities that pay for themselves over decades.

Sun River rewards a buyer who reads the plat, the phase, and the product type before falling for a specific address. These are the things I would walk a friend through first.

  • Sun River and Villas at Sun River are different plats. They share a name and a location, but Washington County records them as separate recorded subdivisions with separate product. Confirm which one a listing actually sits on.

  • Building era changes everything about the comp. A home from the original 1998 phases and a home from a 2010s or later phase do not share finishes, layouts, or systems. Compare within era first.

  • The interchange is a genuine convenience and a genuine tradeoff. Being built around I-15 Exit 2 means fast freeway access in every direction, and it also means some interior streets sit closer to freeway noise than others. Walk the specific lot.

  • Confirm occupancy rules before you get attached. The 55-and-over structure is the baseline, but the specific current rules for a given home and section are worth a direct confirmation, not an assumption.
