Life in Little Valley
Southeast St. George's numbered grid
In shortIts plat (the official map of the lots) was recorded with Washington County in stages between 2011 and 2014. That is why some streets here feel more settled than others.
Sun Valley Estates sits inside Little Valley, the area of numbered streets on St. George's southeast side, ZIP 84790. Its streets run off South 3000 East and East 3580 South, part of the same grid that carries most Little Valley addresses. This is a settled corner of town, not an active construction zone. The county's own subdivision records confirm the plat name and boundary.
What sets this plat apart is how it got built. Washington County's records show Sun Valley Estates recorded in 13 separate phases between May 2011 and April 2014. Each phase has its own document number and boundary. By St. George standards, that is a long build in small steps. The subdivision does not have one build date, the way a single-phase plat would.
St. George Regional Airport sits on the mesa just southeast, and the Little Valley Pickleball Complex is close by. Both are facts you can check, and both help show where this place sits.
Neighborhood highlights
Four facts you can check
Four things here are worth naming, and you can check each one against a real source.
Little Valley Elementary in the neighborhood
The Washington County School District's own attendance-boundary map (it shows which school serves which address) lists Little Valley Elementary for this location. The school is at 2330 East Horseman Park Drive.
Thirteen recorded phases
Washington County's subdivision GIS (county mapping) records show 13 phases, not five and not one. Each was recorded on its own between May 2011 and April 2014, with its own document number.
A pickleball complex about six minutes away
The Fields at Little Valley is home to the Little Valley Pickleball Complex, at 2995 South 2350 East. It sits under a mile from the center of the subdivision.
St. George Regional Airport, minutes out
The airport sits at 4550 South Airport Parkway, on the mesa just southeast of Little Valley. It is about 18 minutes by road, and it works whether you fly the airlines or small private planes.

The homes and the land
Homes & the 13 phases and Parks & outdoors
Homes & the 13 phases
A three-year build, phase by phase
Sun Valley Estates is single-family detached housing (each home stands alone on its own lot) on the Little Valley grid. The county's plat records show Phase 1 recorded May 6, 2011, and the build went on in stages through Phase 13, recorded April 23, 2014. That is roughly three years of recording in small steps, longer and with more steps than a typical single-phase St. George subdivision.
This is an established neighborhood, not a community still selling new homes. Few homes are listed at once, so for anything more specific I would pull recent sales.
The plat was recorded in 13 stages, so do not assume every street dates to the same year. A Phase 1 or Phase 2 street has had about three years longer to settle in than a Phase 12 or Phase 13 street. That difference in age is real and you can check it, so ask about it on any address you are eyeing.
Thirteen phases recorded over three years is not "five phases." Get the real plat history before you compare one street to another.
Parks & outdoors
A real park close by, not a trail on the doorstep
Sun Valley Estates is not a trailhead neighborhood (one where a trail starts near your door), the way some St. George subdivisions are. The nearest outdoor feature is The Fields at Little Valley, a city park and sports complex. The wider desert trail systems are a short drive away, not out the back door.
The Fields at Little Valley, ~6 min
The complex is at 2995 South 2350 East, under a mile from the subdivision. It includes the Little Valley Pickleball Complex, soccer fields, and sports courts.
Bearclaw Poppy Trail system, ~20 min
These are the Bearclaw Poppy mountain-bike and hiking trails, run by the Bureau of Land Management (BLM), a federal land agency. The trailheads are at Bloomington and Green Valley, on the far southwest side of St. George. That is a real drive from Little Valley, not a quick walk.
These distances are estimates, measured from near the center of the subdivision to the parks and trailheads named. The wider outdoor picture for St. George is in the St. George guide.

Errands & drive times
Errands, measured in minutes
In Little Valley, errands run along River Road and Brigham Road, not Sunset Boulevard. Times are estimated, measured from near South 3000 East and East 3580 South, the middle of the subdivision, to real, named places.

Schools & education
Schools, by the facts
The Washington County School District serves Sun Valley Estates. Little Valley Elementary, at 2330 East Horseman Park Drive, is the school for this location. That comes from the district's own attendance-boundary map.
Past elementary school, I found sources that disagree for this location, and I would rather tell you than guess. Some point to Desert Hills Intermediate, Desert Hills Middle, and Desert Hills High. Crimson Cliffs Middle School's own website lists Little Valley among the schools it serves, which points to Washington Fields Intermediate and Crimson Cliffs High instead. Little Valley appears to be a place where the middle and high school can depend on the specific street, not just the elementary boundary. Before you rely on it, check the current assignment for any address you are serious about by asking the district directly.
I cover the bigger education picture, including Utah Tech University, in the St. George guide.
Why 13 phases matters
One name, thirteen separate recordings
Most St. George subdivisions I work in record in one, two, or three phases. Sun Valley Estates recorded in 13, and each phase has its own document number filed with Washington County. Phase 1 was recorded on May 6, 2011, and Phase 13 on April 23, 2014. A later amendment (a change to the recorded map) covering two lots in Phase 13 was recorded in 2021. For a subdivision this size, that is a long build in small steps. It is the one fact I could verify that belongs to Sun Valley Estates and not to Little Valley in general.
The subdivision is not all one age. A Phase 1 street has had about a three-year head start on landscaping, tree growth, and resale history. A Phase 12 or 13 street has not. If you are comparing two homes here, or pricing one to sell, pull the phase and recording date first. Do not assume the whole subdivision behaves the same way.
What I check before comparing two homes here
- Which phase the home sits in, taken from the county plat records and not just the subdivision name.
- The recording date for that phase, since a few years of age difference show up in the landscaping and in the finishes.
- Recent sales in the same phase, not an average for the whole subdivision that blends a 2011 street with a 2014 street.

What locals know
Notes from this part of town
I have lived in Southern Utah for more than 20 years, and I have learned a few things about Little Valley. Here is what I would tell a friend before they get attached to an address here.
Ask which phase, every time
The county plat, not the sign in the yard, is the real answer. Phase 1 and Phase 13 are about three years apart and can feel like different neighborhoods.
Check the middle and high school directly
I found sources that disagree on the middle and high schools for this area. Do not take one website's answer as final. Call the district.
River Road and Brigham Road, not Sunset
Errands in Little Valley run through the south side of town, a different route from the Sunset Boulevard shopping most St. George newcomers learn first.
The airport is a neighbor, not a landmark on a map
St. George Regional Airport sits on the mesa just southeast of Little Valley. Ask about flight patterns and timing for the specific street, not just the general area.

The buyer side and the seller side
Buying in Sun Valley Estates
Sun Valley Estates is a recorded subdivision in the Little Valley area of southeast St. George, in the 84790 ZIP code. Its plat (the official map of the lots) is recorded with Washington County under subdivision code SVLY. It sits on the numbered street grid off South 3000 East and East 3580 South. For any specific property, I would check the exact lot against the county plat.
Thirteen. Washington County's subdivision records show Sun Valley Estates recorded in 13 phases between May 2011 and April 2014. Each phase has its own plat document. That is a longer build, in more steps, than a lot of St. George subdivisions have. The Phase 1 streets have had about three years longer to settle in than the Phase 13 streets.
These are single-family detached homes (each stands alone on its own lot) on the numbered-street grid typical of Little Valley. The plat was recorded across 13 phases over roughly three years, so expect some variation in lot size and finishes from one phase to the next. Treat it as an established subdivision, not a new-construction community.
Little Valley Elementary serves this location, based on the Washington County School District's own attendance-boundary map. For middle and high school, students in Little Valley do not all go to the same schools, and it can depend on the street. Some sources point to Desert Hills Intermediate, Desert Hills Middle, and Desert Hills High. Crimson Cliffs Middle's own website lists Little Valley among the schools it serves, which points to Washington Fields Intermediate and Crimson Cliffs High instead. Before you rely on it, check the current assignment for any specific address directly with the district.
It changes with the market and the phase, and I would rather pull live numbers than quote you something stale. Few homes are listed at once, so one listing tells you little. Check the current listings at the top of this page, or ask me for a real comparison. For a citywide starting point, my 2025 market report puts the St. George median sale price at $589,990. The median is the middle price: half sold for more, half for less.

Selling in Sun Valley Estates
It depends on which phase you are in and what has sold nearby recently. The plat spans 13 phases recorded over roughly three years. So the right recent sales to compare with a Phase 2 home are not automatically the right ones for a Phase 12 home. Start with the home valuation page, and I will run a real comparison instead of a guess.
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Sun Valley Estates page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
