Sunset Cove is a single-family residential subdivision on standard lots along Caribbean Circle. Records on the street show homes built in the late 1990s, consistent with the 1994 recording date on the plat. You will find a mix of ramblers and traditional two-story homes with attached garages, typically two-car, in stucco exteriors suited to the St. George climate.
Because the neighborhood is fully built out, there is no active builder here and no new phases coming. Anything on the market is resale, which means the comps you should be reading are recent sales of similar-vintage homes in Bloomington, not new-construction pricing from elsewhere in the city.
A 1994 plat means the trees are grown and the surprises are mostly known.

The closest named trail system is the Bearclaw Poppy Trail, a BLM-managed network of singletrack that lies west of St. George. The Bloomington trailhead is reached from the west end of Navajo Drive, a few minutes from Sunset Cove, and is a separate access point from the trail's other entrances at Green Valley. From Bloomington, riders and hikers can link into the wider Bearclaw Poppy and Snake Pit trail system.
Closer to home, Bloomington itself has two city parks and a paved trailhead within the community, plus the Bloomington Petroglyph Park on Navajo Drive, a small rock-art site on the corner of Navajo and Geronimo. For a bigger outdoor day, Snow Canyon State Park is the closest state park to the southwest side of the city, though it is a drive rather than a walk from here.

Sunset Cove falls inside the boundary for Bloomington Elementary. Bloomington is one of the district's split-feeder schools, meaning it does not lead to a single fixed path after elementary. Depending on the sub-boundary within Bloomington Elementary's zone, students continue on to either the Dixie cone (Tonaquint Intermediate, Dixie Middle, Dixie High) or the Desert Hills cone (Sunrise Ridge Intermediate, Desert Hills Middle, Desert Hills High).
I am not going to present one of those as the only answer, because the district's own feeder map does not either. Confirm the exact assignment for any specific Sunset Cove address using the Washington County School District's boundary tool before you rely on it. For independent, third-party school information, GreatSchools and Niche both publish data you can weigh for yourself; I do not make quality judgments about any school on this page.
School boundaries change, and the district approved boundary adjustments affecting nearby Bloomington-area elementaries in December 2025 for the 2026-2027 school year. Confirm the current assignment with the district before relying on it for any specific address.
A 1994 plat
What a recorded plat tells you that a listing photo won't.
Washington County's own subdivision records show Sunset Cove recorded on February 25, 1994, under subdivision code SSC, inside St. George city limits. That single fact tells you more about the neighborhood than most marketing copy does: this is a finished, mature subdivision, not a phase of an ongoing development. The lots, the streets, and the utility infrastructure were all set three decades ago, and the landscaping has had that long to grow in.
For buyers, that means fewer unknowns about future construction traffic or additional phases changing the street's character, but it also means you are buying systems that are roughly 30 years old: roofs, water heaters, and HVAC units that may be original or on their second replacement cycle depending on the specific house. For sellers, it means your comps should be other established Bloomington resales from the same era, not new-construction pricing from elsewhere in St. George, since those are different products serving different buyers.
I treat a plat date the way I treat a build date on any older home: not a red flag, just a fact that tells me what to check first.

- Roof age and condition, since a 1990s-era roof is likely on at least its second covering by now.
- HVAC age and service history, especially given how hard cooling systems work through St. George summers.

The school assignment genuinely splits. Bloomington Elementary feeds two different middle and high school cones depending on sub-boundary. Do not assume your address matches a neighbor's on the same street without checking.

Summer cooling is non-negotiable. A 1990s-era home in this part of St. George has been through thirty summers of heavy AC use. Ask about the age and service history of the system before you fall for the yard.
