Tamarack Ridge Estates is a recorded subdivision inside Bloomington Hills, the golf-course neighborhood that grew up around St. George Golf Club starting in the early 1990s. The plat was recorded in five phases, the first three in 1994 and the last two in 1998, which puts most of the neighborhood's homes at roughly three decades old today.
You reach it off Bloomington Drive and Brigham Road, on the south side of the city where the street grid settled in well before St. George's newer south-end master plans. The golf course sits on the doorstep, literally, since an adjoining plat carries golf-course condos under a related Tamarack name.
It reads as a settled, mid-density neighborhood rather than a master-planned community: no clubhouse gate, no shared amenity package, just quarter-acre lots on a grid that has had thirty years to mature. Some homes look across the fairway, most do not, and that split matters more to resale than almost anything else about the address.

St. George Golf Club, next door
The city-owned 18-hole public course at 2190 South 1400 East borders the subdivision directly, with a separate golf-course condo plat sharing the Tamarack name right beside it.
A neighborhood elementary
Bloomington Hills Elementary, on East Brigham Road, sits about a mile from the subdivision's center, inside the school's own attendance boundary.
Bloomington Petroglyph Park, ~1 mile
A small city park at Navajo Drive and Geronimo Road preserves Southern Paiute rock art on basalt boulders, reached in a few minutes through the surrounding streets.
Direct freeway access
Interstate 15 at Exit 4, the Brigham Road interchange, sits a short drive north, the same route that leads to the rest of Bloomington and Bloomington Hills.
A tested build era
Recorded across 1994 and 1998, the neighborhood has been through three decades of Southern Utah's climate and resale cycles, which shows up in remodels, roofs, and mechanical systems more than in the bones of the homes.

Tamarack Ridge Estates is a straightforward single-family subdivision, recorded through Washington County in five phases: Phases 1 through 3 in September 1994, and Phases 4 and 5 in October 1998. That two-stage recording is common in Bloomington Hills, where builders filled in the remaining parcels around the golf course over the back half of the 1990s.
Lot sizes here follow the wider Bloomington Hills pattern of roughly a quarter acre, larger than St. George's newer infill subdivisions and smaller than the acreage lots you find further out toward the county line. Home styles are a mix typical of 1990s Washington County construction: ramblers and two-story plans, most with two- or three-car garages, some with pools added over the decades.
The detail that actually separates one Tamarack Ridge listing from the next is proximity to the golf course. A handful of lots border the fairway directly; most sit a block or two back on interior streets. I would not price those two groups off the same comp set, and neither should you.

A city park within a mile.
This part of Bloomington Hills is not a trailhead neighborhood the way St. George's north bench is, but it has one genuine outdoor draw close by, plus the wider Bloomington recreation network a short drive south along the Virgin River.
Bloomington Petroglyph Park (easy)
At Navajo Drive and Geronimo Road, about a mile from the subdivision. A short, flat walk among basalt boulders carved with Southern Paiute rock art, with roadside parking only.
St. George Golf Club (walk to the tee)
The public 18-hole course borders the neighborhood directly, open to any golfer with a tee time, not a private club amenity.
Bloomington Country Club area, ~2 miles
South toward the Virgin River, the Bloomington neighborhood's red-cliff backdrop and river frontage offer a walkable change of scenery from the golf-course grid.
Snow Canyon and Red Cliffs, ~20-25 min
St. George's marquee outdoor draws sit on the north side of the city, a real drive from this south-end address rather than a quick trip.

This part of Bloomington Hills sits close to the golf course and the neighborhood school, with the bigger shopping corridor a short drive north. Times are measured from the interior of the subdivision near Oakmont Lane and Augusta Road; add a couple of minutes from the far edges.

Schools, by the facts.
Tamarack Ridge Estates falls inside the Washington County School District's boundary for Bloomington Hills Elementary (grades K-5), on East Brigham Road. From there the district's feeder chain runs to Sunrise Ridge Intermediate, then Desert Hills Middle and Desert Hills High.
Note the name carefully: Bloomington Hills Elementary is a different school from Bloomington Elementary, an older school elsewhere in the district that feeds a different chain. Some real estate listing sites conflate the two names, which is worth double-checking on any specific address. Boundaries can shift, so confirm the current assignment for any home you are serious about directly with the district rather than relying on a map or a listing description. Living on the golf club line
Not every Tamarack Ridge lot faces the fairway.
The reason Tamarack Ridge Estates reads differently from the rest of Bloomington Hills is its direct line against St. George Golf Club. Washington County's plat records show the subdivision's boundary running along the course, with a related golf-course condo plat filling the gap between the two. That geography is real and it changes how I evaluate any specific listing here.
A course-line lot buys an open view and no rear neighbor, which is genuinely worth something in resale. It also means stray golf balls, sprinkler overspray on some courses, and a fence or landscape buffer that is worth inspecting rather than assuming. An interior lot two streets back gets none of that view and none of that risk, and it should not carry the same price simply because it shares the subdivision name.
Because the course is a city-owned public facility rather than a private, gated club, there is no membership requirement tied to living here and no clubhouse dues bundled into the address. What you are buying is proximity, not access, and I would confirm exactly which holes and cart paths sit closest to any lot you are serious about before you fall for the view in a listing photo.
What I check on a course-line lot
- Which specific hole and cart path border the lot, not just "the course."
- The rear fence, screening, and any history of ball strikes on the property.
- Irrigation overspray and drainage where the yard meets the course.
- Recent comps split by course-line versus interior lot, not blended together.

Tamarack Ridge rewards a buyer who checks the specifics rather than the reputation of the name. These are the things I would walk a friend through before they get attached to any one address here.

Do not confuse the two "Tamarack" plats. Washington County records both a plain "Tamarack" subdivision and a separate golf-course condo plat next to Tamarack Ridge Estates. Confirm which one a listing actually belongs to.

"Bloomington" and "Bloomington Hills" are not the same neighborhood. They sit next to each other and share a school-name mix-up more often than they should. Confirm which one applies to a specific address before you assume anything about schools or setting.

Two recording waves, one subdivision name. The 1994 phases and the 1998 phases were filled in by different builders in different years. Ask when a specific home was actually built rather than assuming a single build year for the whole plat.

The south end trades trailheads for errands. This is a convenient, established address, not a hiking-out-your-back-door one. If Snow Canyon or the Red Cliffs bench is the draw, Tamarack Ridge is a drive, not a walk.
