A settled Little Valley address, built in stages.

Teakwood is a platted subdivision reached from Tallow Tree Drive in Little Valley, the southeast St. George district that grew out of farm and equestrian land east of Bloomington Hills. Washington County's recorded-plat records show Teakwood's first phase filed in November 2019, with Phase 2 following in August 2020 and Phases 3 through 6 recorded across 2022. That build-out pattern means the subdivision was not put in all at once, and homes on the earlier phases have had several more years to settle than homes on the last ones.

Little Valley itself has a distinct character in the St. George market: it started agricultural, kept some of its equestrian lots as the area filled in, and today mixes those older larger parcels with newer subdivisions like Teakwood on more standard residential lots. South Mesa Elementary sits close enough to the subdivision that some Teakwood streets are a short walk to the school rather than a drive.

Because Teakwood covers six recorded phases over three years, I would not treat it as one uniform product. A buyer comparing two Teakwood listings should first check which phase each one sits in, since lot size, setback, and finish level can shift from an early phase to a later one even under the same subdivision name.

South Mesa Elementary nearby

South Mesa Elementary, grades K-5, sits at 2969 S 3300 E, roughly half a mile from the subdivision. For some Teakwood streets, the school run is a short walk rather than a drive.

Little Valley's mixed lot heritage

The district grew out of agricultural and equestrian land, and some nearby parcels still carry the larger lots and horse-friendly setup that predates Teakwood's more standard residential lots.

Sullivan Virgin River Soccer Park

Four full-size soccer fields, six pickleball courts, and a trout-stocked pond sit at 965 S Washington Fields Road, a short drive east, with Virgin River Trail access at the same park.

Staheli Family Farm, seasonal

The working farm at 3400 Washington Fields Road runs a corn maze, pumpkin patch, and market each fall, a local landmark that has anchored the Washington Fields corridor for decades.

Crimson Cliffs schools campus

Crimson Cliffs High, opened in 2019 at 4430 S Crimson Cliffs Way in Washington, anchors the middle and high school stage of this attendance cone once students move on from South Mesa.

A quieter corner off the main grid

Little Valley sits away from the St. George Boulevard core, so daily errands mean a real drive west or north rather than a walk, the honest tradeoff for a subdivision this far into the district.

Six phases, one subdivision name.

Teakwood is single-family detached homes on standard residential lots, recorded across six plat phases between November 2019 and June 2022. Phase 1 and Phase 2 sit toward the south end of the plat, while Phases 3 through 6 fill in the streets to the north, so a home's phase is a reasonable proxy for how long the street around it has had to settle.

Because the subdivision built out over roughly three years rather than all at once, expect the mix you would expect from any multi-phase plat: slightly different lot dimensions from phase to phase, some variation in finish packages as builders update their offerings year to year, and a wider comp set than a single-phase subdivision would give you. I would not average a Teakwood-wide price without first sorting by phase, lot size, and square footage.

A subdivision this size, spread across six phases, does not average safely, and third-party aggregator numbers for Teakwood vary widely depending on which sales they sample. Pull live MLS comps for the specific phase and lot before you set expectations on price.

The river path is the closest draw.

Teakwood is not walking distance to a trailhead, but the Virgin River Trail's Washington Fields section is a short drive away, with real park infrastructure at the access point rather than just a dirt pull-off.

Virgin River Trail, Washington Fields

A paved path along the Virgin River, accessible from Sullivan Virgin River Soccer Park at 965 S Washington Fields Road. The trail runs through Washington City into St. George, good for a flat walk, run, or ride.

Sullivan Virgin River Soccer Park

Four soccer fields, six pickleball courts, and a stocked pond fished under Utah Division of Wildlife Resources rules make this park an outdoor stop on its own, not just a trailhead.

Teakwood is in the Washington County School District, in the boundary served by South Mesa Elementary (grades K-5), at 2969 S 3300 East, about half a mile from the subdivision. From South Mesa, the district's published feeder chain runs to Washington Fields Intermediate, then Crimson Cliffs Middle School and Crimson Cliffs High School, both on the Crimson Cliffs campus at 4430 S Crimson Cliffs Way in Washington.

South Mesa is not one of the district's split-feeder elementaries, so this cone applies without the "confirm which half" caveat that some nearby schools carry. Boundaries can still shift, so confirm the current assignment for any address you are serious about directly with the district rather than assuming from this page. One name, six phases


What the recorded plat actually shows.

This is the fact that separates Teakwood from a typical single-phase St. George subdivision, and it is worth explaining plainly because it changes how you should shop it. Washington County's recorded-plat records show Teakwood filed as six separate phases over roughly three years: Phase 1 in November 2019, Phase 2 in August 2020, then Phases 3 and 4 together in January 2022, and Phases 5 and 6 together in June 2022. Each phase is its own recorded document with its own boundary, not a single plat drawn all at once.

Practically, that means Teakwood is really a cluster of related sub-neighborhoods sharing one marketing name. A home in Phase 1 has had roughly three more years to settle, landscape, and turn over on resale than a home in Phase 6. If you are comparing two Teakwood listings, ask which phase each one sits in before you compare price per square foot, because the phase tells you more about the home's age and street maturity than the subdivision name does.

I checked this directly against the county's own GIS parcel and subdivision records rather than relying on a marketing description, and I would encourage any serious buyer to do the same before assuming Teakwood is one uniform product.

  • Lot size and setback for that specific phase, since they are not identical across all six.
  • Whether nearby comps used for pricing are actually the same phase, not just the same subdivision name.
  • The current school boundary for the specific address, direct with the district, since boundaries can shift.

Here is what I would tell a friend before they got attached to a Teakwood address.

  • Little Valley is a real drive from the core. This is southeast St. George, not downtown. Expect a genuine drive to most shopping and dining, not a five-minute hop, and price that convenience tradeoff into how you compare it with more central neighborhoods.

  • Ask which phase, every time. Six recorded phases over three years means two Teakwood listings can be genuinely different products. I check the phase before I trust any comp.

  • South Mesa's boundary can shift. Little Valley and the wider Washington Fields district have grown fast, and school boundaries in fast-growing pockets get revisited more often than in settled parts of town. Confirm directly with the district for any address you are serious about.

  • Older Little Valley parcels still surround it. Because the district grew out of agricultural and equestrian land, some neighboring lots outside Teakwood proper carry larger acreage or older product. Do not assume everything nearby matches Teakwood's own lot sizes.
