Life in Tonaquint


Southwest St. George, off the main grid.

Tonaquint Cove sits off Curly Hollow Drive and Rock Park Drive, reached from Dixie Drive and Tonaquint Drive on St. George's southwest side. The route in runs south from Bluff Street onto Black Ridge Drive, over to Hilton Drive and Dixie Drive, then west through the Tonaquint neighborhood grid. It is a quieter corner of town than the Bluff Street or St. George Boulevard corridors, without being far from either.

County plat records show the subdivision was recorded in four separate phases between October 2018 and March 2022, so this is not a single, single-year build-out. Homes here are larger-lot custom construction, generally on lots around a third of an acre, which is bigger than what you find on most in-town St. George plats.

The Tonaquint area takes its name from the same word that names the park, the nature center, and Tonaquint Intermediate School nearby, all clustered within a mile or two of the subdivision along Dixie Drive.

What sits within a short drive.

Tonaquint Park & Nature Center, ~5 min

The city park and nature center sit at 1851 S Dixie Drive, roughly a mile and a quarter away with a botanical garden, walking paths, and a pond. Confirm current hours before you plan a visit.

Southgate Golf Club, ~4 min

St. George's municipal course at 1975 S Tonaquint Drive is about a mile away. The front nine follows the Santa Clara River and the back nine climbs into the foothills of Tonaquint Mountain.

Tonaquint Intermediate nearby

Tonaquint Intermediate, which serves grades 6-7 for the Dixie cone, sits on Curly Hollow Drive, the same street that feeds into the subdivision.

Santa Clara River corridor, ~2 miles

The river itself runs a couple of miles north of the subdivision through the Tonaquint and Sunbrook areas, with a paved trail along stretches of the corridor.

Sunbrook, ~7 min

The Sunbrook golf community, accessible off S Dixie Drive, is about two and a half miles north. Its 27 holes are split across three nine-hole courses.

I-15 Exit 5, ~6 min

Dixie Drive connects to Interstate 15 at Exit 5, about two miles from the subdivision, giving a direct line north or south without cutting through downtown.

Custom lots, built out over years.

Tonaquint Cove is single-family detached homes on larger-than-typical lots, generally around a third of an acre. County plat records show the subdivision recorded in four phases: Phase 1 in October 2018, Phase 2 in June 2020, Phase 3 in August 2021 with a partial amendment in September 2022, and Phase 4 in March 2022. That spread means the homes here were not all built in the same year, and you should not assume every house is new.

New Trend Construction has built in Tonaquint Cove alongside owner-built and custom homes, which is typical for a plat that fills in gradually rather than as a single production run. Historical sales in the subdivision have ranged widely, from the high $300,000s up past $1,000,000, which reflects the mix of lot size, build era, and finish level rather than one consistent product.

Because it is a small plat with very few sales in a typical year, treat any pricing figure as a starting frame and pull live comps before you rely on a number.

Four recorded phases over four years means "Tonaquint Cove" is not one build era. Ask when a specific lot was platted before you compare it to the house next door.

Trails & outdoors


A short drive to the river and the rock.

Tonaquint Cove is not a trailhead neighborhood, but it is a short drive from several of St. George's better outdoor options. Here is the honest tiering, closest first.

Tonaquint Nature Center trails, ~5 min

Short walking paths loop the pond and grounds at 1851 S Dixie Drive. It is easy, flat, and close, more of a stroll than a hike.

Santa Clara River Trail, ~8 min

Paved sections of the river trail run through the Tonaquint and Sunbrook areas a couple of miles north, useful for a longer walk, run, or ride.

Snow Canyon State Park, ~15 min

The park entrance is roughly seven and a half miles away, with red and white sandstone formations, lava tubes, and marked trails for a half-day out.

Red Cliffs Desert Reserve, ~15 min

The reserve's trail system, including sections near Pioneer Park and the Chuckwalla trailhead, sits across town but is still a short drive by car.

Tonaquint Cove falls inside the Bloomington Elementary attendance boundary in the Washington County School District. Bloomington is a split-feeder school, meaning it can feed into either the Dixie cone or the Desert Hills cone depending on the specific sub-boundary within its area. Independent MLS records for homes sold in this subdivision point to the Dixie side: Tonaquint Intermediate (grades 6-7), Dixie Middle School, and Dixie High School.

Because Bloomington is a split-feeder, do not assume the Dixie cone applies to every address without checking. Confirm the current assignment for any home you are serious about directly with the district rather than relying on this page or any map. For independent school information, GreatSchools and Niche both publish data you can weigh for yourself. Utah Tech University is roughly 15 minutes away.

Four phases, one name


Why "when it was built" is not one answer.

Washington County's recorded plat history shows Tonaquint Cove was not built in a single push. Phase 1 recorded in October 2018, Phase 2 in June 2020, Phase 3 in August 2021 with a partial amendment in September 2022, and Phase 4 in March 2022. That is roughly four years between the first plat and the last.

What this means in practice: a home in the earliest phase and a home in the latest phase can differ meaningfully in finish level, code year, and layout, even though both carry the Tonaquint Cove name. It also means the subdivision's sales history is thin in any given year, since it was never a single large release of inventory hitting the market at once. If you are comparing two listings here, ask which phase each one sits in before you compare them on price alone.

What locals know

The details I would slow down and check.

No listing photo tells you this part. Here is what I would tell a friend before they get attached to any one address here.

  • Ask which phase you are looking at. A Phase 1 home from 2018 and a Phase 4 home from 2022 can differ in finish and layout even under the same subdivision name. The plat history is public record.

  • The elementary boundary splits. Bloomington Elementary feeds two different middle and high school cones. Do not assume Dixie without confirming the exact address with the district.

  • It is a thin resale market. With very few sales most years, a single unusual transaction can swing a neighborhood average. Pull the actual comps rather than trusting a headline number.

  • "Southgate Golf Club" is the correct name. It is easy to confuse with the separately named St. George Golf Club elsewhere in the city. Southgate is the course actually near this subdivision.
