A quieter corner of the Tonaquint area
In shortWashington County has recorded the plat (the official map of the lots) in four phases since 2005. Phase 1 is mostly homes on small lots of about 0.04 acre. Lots in Phases 2 to 4 run a quarter acre and up, which is larger than in most St. George neighborhoods built by big builders from a few plans. The same streets show up in the MLS under two names: Tuscan Hills and Tuscany Hills.
Tuscan Hills sits off Province Way in St. George's Tonaquint area. You reach it from Dixie Drive, not the busier Bluff Street or St. George Boulevard. The neighborhood was not built all at once. Its plat was recorded in four separate phases: Phases 1 and 2 in December 2005, Phase 3 in January 2015, and Phase 4 in April 2019. As you walk from one street to the next, you can see how the earlier and later sections differ in age and lot layout.
What sets it apart from a typical St. George subdivision is lot size. County plat records show roughly 90 residential lots across the four phases, plus dedicated common-area and open-space parcels. Lots in Phases 2 to 4 run from about a quarter acre up past half an acre, and Phase 1 lots are about 0.04 acre. That is noticeably larger than the lots in the big-builder neighborhoods on much of the west side.
Tonaquint Park is close, under a mile away in a straight line. It has a playground, sports fields, a nature center, and a way onto the river trail. Dixie Drive runs straight north to Sunset Boulevard, and Walmart on Pioneer Road is a short drive south. That keeps your daily errands off the busiest parts of town.

What sets Tuscan Hills apart
Larger lots than most of town
County plat data show lots from roughly a quarter acre to past half an acre in Phases 2 to 4, and about 0.04 acre in Phase 1. That is well above the typical lot in a St. George neighborhood built by big builders.
Tonaquint Park, under a mile
The park's playground, sports fields, nature center, and shaded paths along the Santa Clara River are a short trip from Province Way.
Dixie Drive access
Dixie Drive runs straight north toward Sunset Boulevard and south toward Pioneer Road, so you do not have to drive through the busiest parts of downtown.
Four phases, one plat
The phases were recorded in 2005, 2015, and 2019. The streets closer to Province Way tend to look older than the sections built most recently.

Homes & lots
Single-family homes, not townhomes
Tuscan Hills is a single-family subdivision. Washington County recorded the plat in four phases: Phases 1 and 2 in December 2005, Phase 3 in January 2015, and Phase 4 in April 2019. Together they cover roughly 90 residential lots plus dedicated common-area and open-space parcels. The homes are detached construction (each home stands on its own) on individually owned lots, not attached townhomes.
Lot sizes run larger than most of St. George. One address I reviewed on the MLS sat on a 0.66-acre lot. The home has 2,529 square feet, a four-car garage, and a private pool, and it was built in 2014. Other addresses on Province Way built in 2015 show lots between about 0.23 and 0.28 acres with four to six bedrooms. That range tells you this subdivision mixes sizes instead of repeating one floor plan. It also means the earlier and later phases will not always compare directly.
I do not have enough independently verified recent sales to publish a reliable price range for this page, and I would rather leave that blank than guess. Still, I can tell you this much. The lot sizes and finishes on the sales I have reviewed put this neighborhood toward the higher end of St. George's single-family market, not the lowest-priced end.
A quarter-acre-plus lot off Province Way is a different kind of property than the big-builder neighborhoods that surround it, and I price it that way.
Trails & outdoors
Tonaquint Park is closest to home
Tonaquint Park sits under a mile from Province Way and is the closest place to get outside. The Santa Clara River trail and Sunbrook's public golf courses are each a short drive farther out.
Tonaquint Park & Nature Center
The park has a playground, sports fields, an arboretum, and a nature center along the Santa Clara River, all under a mile from Province Way.
Santa Clara River trail
The paved river trail runs through the Tonaquint area and links Tonaquint Park to other trailheads along the river across town.
Sunbrook Golf Club, ~7 min
This public course is a few minutes from Province Way, and it is one of several places to golf in this part of St. George.
Snow Canyon State Park, day trip
The park has red-rock hiking and slot canyons northwest of town, a short drive from anywhere along Dixie Drive.
Trail and park details come from St. George City's parks pages. The wider outdoor picture for St. George is in the St. George guide.

Schools & education
Schools, by the facts
Tuscan Hills falls in the Arrowhead Elementary boundary within the Washington County School District. Arrowhead students do not all go on to the same middle and high schools. The district's boundary maps put all of Tuscan Hills on the Dixie path. One home sale in this subdivision that I reviewed on the MLS listed Dixie Middle School and Dixie High School as the assigned middle and high schools. Before middle school, 6th and 7th graders on the Dixie path go to Dixie Intermediate (once called Tonaquint Intermediate). On the Snow Canyon path, they go to Lava Ridge Intermediate.
Boundaries can change, so do not assume every address in Tuscan Hills goes to the same middle and high schools. Check the current assignment for any specific address with the district. For outside school data, GreatSchools and Niche both publish numbers you can weigh yourself.
I cover the bigger education picture in the St. George guide.
One plat, two names
Why the same streets show up twice
This is the detail that trips up an online search of this neighborhood. Washington County's official subdivision plat records this land as Tuscan Hills across all four phases. Its parcel IDs (the county's number for each piece of land) follow the pattern SG-TUNH, and Tuscan Hills is the name on record. But the Washington County MLS has also listed individual homes on these same streets under the name Tuscany Hills. One sale I reviewed on Province Way was listed in the MLS as "Tuscany Hills". Its county parcel ID read SG-TUNH, which ties it straight back to the same recorded plat.
I do not treat that as two different neighborhoods. It is one recorded subdivision listed under two spellings over the years, likely a typing habit that stuck. When you search or pull recent sales, check both names. Then check the parcel ID or plat on any specific home before you assume it belongs to one or the other.
One more thing to watch for: a builder has marketed a separate "Coming Soon" community using the Tuscan Hills name elsewhere in St. George. That project is not the recorded Province Way plat this page covers. If a listing or ad uses the name, check the actual address and parcel before assuming it is this neighborhood.
What locals know
Notes from Province Way
No listing photo tells you this part. Here is what I would tell a friend before they compare Tuscan Hills to anywhere else on Dixie Drive.
Check the phase, not just the address
A Phase 1 lot from 2005 and a Phase 4 lot from 2019 sit on the same plat. But they were recorded 14 years apart, in very different housing markets. Compare homes from the same phase when you can.
Search both names
Some search tools return different results for Tuscan Hills versus Tuscany Hills. Run both, or ask me to pull recent sales under both names at once.
Check the schools for the exact address
Arrowhead Elementary students go on to either the Dixie or the Snow Canyon middle and high schools. Do not assume every street here lands on the same ones.
Do not confuse this with the newer project of the same name
A builder has marketed an unrelated "Coming Soon" community elsewhere in town under the Tuscan Hills name. Check the parcel before assuming it is this neighborhood.

Buying in Tuscan Hills
Tuscan Hills sits off Province Way in the Tonaquint area of south-central St. George, roughly 1780 South and 1310 West. This single-family subdivision was built in four recorded phases since 2005. Tonaquint Park is about half a mile away, and Dixie Drive and Sunset Boulevard are the nearest main roads.
Tuscan Hills has detached single-family homes on lots of a quarter acre or more, not townhomes. County plat records show four phases recorded between 2005 and 2019. Individual sales I have reviewed show lots from roughly a quarter acre up past half an acre. The homes are in the mid-2,000 to mid-3,000 square foot range.
Both names point to the same recorded plat. Washington County records the subdivision as Tuscan Hills across all four phases. But the Washington County MLS has listed individual homes here under Tuscany Hills as well. I treat them as the same neighborhood on this page and confirm the recorded name on the plat before closing.
Tuscan Hills falls in the Arrowhead Elementary boundary. Arrowhead students do not all go on to the same middle and high schools. Depending on the address, they go to either the Dixie schools or the Snow Canyon schools. For 6th and 7th grade, the Dixie path goes to Dixie Intermediate and the Snow Canyon path goes to Lava Ridge Intermediate. One home sale in this subdivision that I reviewed on the MLS listed Dixie Middle and Dixie High as the assigned schools. Check the current assignment for any specific address with the Washington County School District.
Few homes sell here, so there is no reliable price range to publish. The larger lots put this neighborhood in the upper end of the market, well above the St. George median. Ask me for a comparison against recent Tuscan Hills sales. For a citywide benchmark, my 2025 market report puts the St. George median sale price at $589,990.

Selling in Tuscan Hills
When you list with me, your home is featured on MovingUtah where it fits best. It shows first on the St. George listings and on this Tuscan Hills page, where buyers are already looking. The get featured page explains how it works. If you are thinking about selling, I would be glad to talk it through with you.
Pull recent sales under both the Tuscan Hills and Tuscany Hills names, then separate them by phase and lot size before you trust any number. A quarter-acre Phase 1 lot and a larger Phase 4 lot are not the same kind of property. Pricing them off the same small group of sales will mislead you in either direction.
I start with recent sales and live listings from the MLS under both recorded names. Then I adjust for phase, lot size, garage count, and any pool or view that adds value. This subdivision varies more on those features than a typical neighborhood built by big builders from a few plans.
Yes, but on a purchase I take one role only, never both. I can work as your real estate agent or as your lender, and the role is disclosed before we move forward.
