Life near the airport
A new plat on the desert flats south of town.
White Canyon is a small, single-builder subdivision on the southeast edge of St. George. Washington County recorded the plat in 2023, and Ence Homes has been building out its 46 lots since. The streets sit on open desert flats a few miles from the St. George Regional Airport, in the newer growth corridor that has filled in south of the Southern Parkway over the past few years.
The land here is flat, and the sky takes over where hillside neighborhoods elsewhere in St. George would otherwise block the horizon. The airport is close enough to see arrivals on approach, but far enough that it registers as background rather than a constant presence. Less than a mile away sits the White Dome Nature Preserve, an 800-acre tract that has nothing to do with the subdivision's name but everything to do with why this corner of the desert still feels wild at the edges.
Because White Canyon is a single-builder plat rather than an older, resold neighborhood, almost everything you will read on this page is about new construction: one builder's floor plans, one recording date, and a small enough lot count that the comps stay honest.

Floor plans in the community have ranged from roughly 1,870 to over 3,300 square feet, with single-level and two-story designs and attached garages.
Because one builder developed every lot, the valuation conversation is simpler than in an older, mixed neighborhood. You are comparing the same foundation type, the same window packages, and a known set of elevations, not a custom home next to a decades-old spec build. White Canyon does not sit near a mountain trail system, but it sits closer to a genuinely rare piece of protected desert than almost any other subdivision in St. George. Here is the honest tiering, from the closest trailhead out.
White Dome Nature Preserve (easy)
An 800-acre Nature Conservancy preserve under a mile from White Canyon. The White Dome Biotic Trail is an easy loop through the habitat of the dwarf bearclaw poppy, an endangered plant found in only five places on earth, all in Washington County.
Bearclaw Poppy Trail, ~14 min
The larger Bearclaw Poppy trail network near Bloomington is a popular hiking and mountain-biking system on the west side of town, a short drive north and west of White Canyon.

The honest answer to "how far is everything from White Canyon": the Southern Parkway is your fastest route to I-15, and the closest full grocery run is the SunRiver-area Smith's near Exit 2, not a store across town. White Canyon is in the Washington County School District, in the boundary served by Desert Canyons Elementary (grades K-5), a few miles north on Rimrunner Drive. From there the area feeds Sunrise Ridge Intermediate (grades 6-7), then Desert Hills Middle School (grades 8-9) and Desert Hills High School (grades 10-12).
Southeast St. George has grown quickly, and district boundaries can shift as new schools open to keep pace. Confirm the current assignment for any specific address directly with the district before you rely on it. Living next to the preserve
The neighbor that will never get developed.
Most new subdivisions in southeast St. George eventually get another subdivision as a neighbor. White Canyon is different in one specific way: less than a mile away sits the White Dome Nature Preserve, 800 acres that The Nature Conservancy has permanently protected as habitat for the dwarf bearclaw poppy, a plant listed as federally endangered since 1979. It grows in only five places in the world, and all five are in Washington County.
That protection is not a marketing amenity, it is a conservation easement, and it means that specific stretch of desert stays open. For a buyer, that translates to a real, durable piece of open space on one edge of the neighborhood that cannot be platted into more rooftops later. The preserve has its own trail, the White Dome Biotic Trail, open to hikers.
The trade-off is honest: this is desert-flat land, not a hillside view lot, and the preserve's landscape is exactly what it sounds like, sparse and dry rather than shaded. But for anyone who wants a genuinely wild edge on a new-construction street, it is a real one.

The Southern Parkway is the route, not Bluff Street. From White Canyon, I-15 Exit 2 is the fast way out, not the Bluff Street corridor most of St. George uses. It skips the busiest retail traffic in town.

Every home shares one builder. Because Ence developed the whole 46-lot plat, you will not find a custom home or an older resale mixed in. That makes comps cleaner but also means less variety in style.

The preserve next door will not get built out. Unlike most open desert around a growing subdivision, the White Dome Nature Preserve is permanently protected. That is a genuinely rare guarantee in this part of St. George.

It is a young, active plat. White Canyon was recorded in 2023, so the resale history is thin. Comparable sales inside the community itself are the most reliable read you will get, more than a citywide average.
